Tax Benefits for Katy Homeowners

If you’re a new Katy homeowner, make sure you’re aware of all the tax benefits you can enjoy when filing your taxes for 2017! When it comes to taxes, it pays to be a homeowner, literally. As your Katy real estate agent, I am here to fill you in on some of the best tax benefits to know about, and what to know for tax season next year, due to changes in the new tax plan that went through.

Mortgage Interest

This is probably the best tax break of owning a home! You can deduct the interest on a mortgage up to $1 million. The more recent your mortgage, the bigger your savings, because you pay more interest in the beginning. Nothing is changing when you file taxes for 2017. Next year, homeowners with a mortgage before Dec. 15, 2017 can still deduct interest on loans up to $1 million. Homeowners with a mortgage after that can deduct interest up to $750,000.

Property Taxes

Most of the time, you can deduct property taxes on your 2017 tax return. If you have a mortgage, your taxes are usually built into your monthly payment. Use a tax professional to help you calculate your property taxes. The average household property tax is over $2,000, so this could mean big savings!

Private Mortgage Insurance

If you put less than 20 percent down on your home, you may be paying private mortgage insurance. The tax deduction for this expired, but the new tax bill made it available for the 2017 tax year. This deduction is for itemizers only. For 2018 taxes, the standard deduction nearly doubles, so it’s expected that very few taxpayers will itemize deductions starting next year.

Energy-Efficient Upgrades

While many of these tax credits have expired, there are still two available. That is for solar electric and solar water heating equipment. These credits are available through Dec. 31, 2021. The percentage of the credit varies based on date of installation, but from now until Dec. 31, 2019, 30 percent of the expenditures are eligible for the credit.

Home Office

If you work from home, you can take $5 per square foot for up to 300 square feet of office space. This allows for a maximum deduction of $1,500. There are strict rules about what counts as a home office, so be sure to look into it. Next year, this deduction will only count for self-employed people who don’t have an office they could go to.

Other tax benefits that may be available for Katy homeowners includes home improvements to age in place, andinterest on a home equity line of credit. For more information on all of this, check out this realtor.com article.

Valentine’s Day & Beyond in Katy, TX

vday cookiesHappy Valentine’s Day! As your Katy real estate agent, I am here to fill you in on how to celebrate this romantic holiday today in Katy, and to let you know of other events and activities coming up in the area this month.

  • Tonight, Drix Restaurant & Lounge is offering a Four-Course Valentine’s Day Dinner! Menu options will include crab cakes Valentino, bruschetta, filet mignon and a decadent chocolate dessert. Make sure to call and see if they have any openings left!
  • Another four-course Valentine’s Dinner option in Katy is from Antonia’s Cucina Italiana. This will be served at Cane Island’s Amenity Village tomorrow, Feb. 15, and will include a bottle of wine. Reservations are required.
  • If you’re all about the desserts on Valentine’s Day, head to Ooh La La dessert boutique! They’ve got shortbreads, red velvet cheesecake, strawberry amaretto cupcakes and more. Visit their website and check out all of their beautifully decorated Valentine’s Day options.
  • If you’d like help finding a restaurant to celebrate Valentine’s Day at in Katy tonight, here are Katy’s top-rated romantic restaurants, according to Yelp. Check out the list and then call to make a reservation. Any excuse is a good one for a night out!
  • Celebrate Valentine’s Day this Saturday, Feb. 17, with Romance of the French Quarter Annual Date Night. At Central Green Park at LaCenterra at Cinco Ranch, you can enjoy music from the Platinum Players Zydeco Band and a special picnic menu from Peli Peli. First 25 couples will score a free dessert!
  • The next Chick-fil-A event in Katy is on Feb. 20 at the Cinco Ranch location and Feb. 21 at the Mason Road location. Enjoy Family Night: Core Essentials Value – Kindness from 5:30 to 7:30 p.m. at each location. Kids can make a kindness chain and find ways to make a friend’s day better.
  • If you’ve got a new pet, you may be interested in Level One Obedience Training at Camp Bow Wow, which is a six-week course that meets from 10 to 11 a.m. for six consecutive Saturdays. Also on Feb. 24, from 12:30 to 2 p.m., Katy pets can get vaccinated for a great price.

Katy is a city located in Harris, Fort Bend and Waller Counties in the U.S. state of Texas, within the Houston–Sugar Land–Baytown metropolitan area. The population was 11,775 at the 2000 census.

Katy, suburb of Houston, Texas, is named for the Missouri-Kansas-Texas Railroad (commonly referred to as the "K-T Railroad", now a part of Union Pacific) that ran through Katy in the 19th century. Katy was once known as Cane Island. The name is derived from Cane Island Creek which runs just west of downtown. Cane Creek is a branch of Buffalo Bayou. The origins of the name Cane Island are believed to be from the fact that Katy was once a major sugar cane producer and rice producer. To commermorate the importance of rice to the Katy community, the Chamber of Commerce holds the Rice Harvest Festival every second weekend of October.

Katy was recently the location of one of the ten large red balloons in the DARPA Network Challenge on December 5, 2009. The balloon was stationed in Katy Park.

In 2009 the Gadberry Group named Katy as one of nine "9 from 2009" most notable high growth areas in the United States.
After a low income apartment complex was proposed for development in an adjacent unincorporated area, in 2010 the Katy City Council passed a resolution stating that the development would decrease property values.[5] The plans for the complex were canceled.
