Don’t ignore closing costs
Did you know many buyers are unaware of closing costs? Don’t let yourself be surprised at the closing table, learning that you owe more money, but ask your lender how much closing costs may be when you meet with them. You can typically estimate two to seven percent of the home’s purchase price.

Kick Off 2021 with These Katy TX Activities

Happy New Year! With a new year comes new events, activities and traditions to experience and create in Katy TX. Though many events are still on pause, there are some fun activities you can enjoy in the coming weeks. As your Katy real estate agent, I’m here to offer a few suggestions, so you can get out of the house this winter and have some fun, as a family, couple, group of friends, or solo!

1.  Painting with a Twist has a whole new lineup of paintings for you to explore this year. A few upcoming options include a tranquil spring morning, date night celestial moon, beach scene, northern lights, raccoons for kids ages six and up, elephant, sunset and more. There are tons to choose from, pick your favorite and sign up for a painting night!

2.  Learn a new craft this year. Cane Island has a few workshops coming up. On Jan. 16 is a Photography Workshop. Learn basic camera settings, shooting in manual mode, lighting tips and more. Sign up in advance and take these new skills with you when you explore nature or capture family moments in 2021! Also on Jan. 16 is a Sushi 101 Class. If you love sushi, learn to make it at home!

3.  Wino Events hosts virtual and in-person events around the area. It looks like the Katy tours are sold out this month, but check their lineup for future outings. On Jan. 16 is a North Houston trip to Chappell Hill Winery Tour with BBQ Lunch. Virtually, they have a Virtual Wine Tasting Class & Murder Mystery coming up tomorrow, Jan. 14. On Jan. 20 is a Virtual Wine Tasting Class & Trivia Contest.

4.  Get out on Katy’s trails this month! If you have a resolution to get fit, get outside more, spend more time as a family, etc., Katy’s hiking and biking trails are a great way to achieve those goals. There are so many to choose from. Bear Creek Park has 2.01 miles of walking trails. Cullen Park has 5 miles. George Bush Hike and Bike Trail has 11.36 miles. Check out this full list to choose your next destination!

5.  Central Green Park at LaCenterra at Cinco Ranch is hosting numerous events throughout the month. This includes Laughter Yoga on Jan. 14, Tai Chi on Jan. 16, Story Time on the Green on Jan. 18 and more. They also sometimes host Movie Nights, so check their schedule for February to see what else they will have available.

2021 Design Trends for Your Katy TX Home

Home design experts have shared some of the trends they are seeing now, and some they predict will become big in 2021. As your Katy real estate agent, I’m here to share some of these with you today. Happy renovation!

1.  Luxury pantries. Luxury walk-in closets have been trendy in bedrooms for awhile, but now, walk-in pantries are catching up. Buyers want a bigger space for storing food, and lots of space to browse.

2.  Outdoor oasis. Homeowners are seeking more time outdoors, especially after 2020. Any updates to the backyard space are desirable, but this time of year, especially fire pits and patio heaters.

3.  Home offices. Also a trend due to 2020, more homeowners are converting spare bedrooms or spare corners of a room into a home office, or a desk space for kids schooling at home.

4.  Warmer palettes. Homeowners are switching to warmer, cleaner, brighter palettes, and softer, more plush materials, for more upbeat and cozier settings. Whites, natural wood finishes, soft green and blush undertones are all gaining popularity.

5.  Grander staircases. Entryways have been in the spotlight for years, but now homeowners desire a grand staircase to show off upon entering. Upgrade a current staircase with new treads, risers, handrails, etc.

6.  Resilient landscaping. Homeowners want landscaping that is more native to their location and therefore less work and more resilient to extreme weather conditions.

Wondering which home design trends are on their way out? This can be determined by which trends appeal to buyers, and which turn them off. Here are some trends that designers say are on their way out:

1.  Modern farmhouse style décor has been in for years now, but it seems to be on its way out, such as barn doors and shiplap. Other elements of this style are sticking around, like light, airy styles and neutrals.

2.  White-on-white kitchens have seen their day in the spotlight, but perhaps due to homes being more lived in this year, buyers are more interested in grays and accent colors.

3.  Glass block bathrooms walls were popular for a time, because they let more light through them. Now buyers would prefer skylights and LED lights for better bathroom lighting.

4.  Granite has been the go-to for kitchen countertops for a long time now, but this trend is starting to move more toward quartz. This is good news, as quartz is harder and more durable.

How to Celebrate the Holidays in Katy TX

The holiday season is a little different this year, but there is still time and plenty of ways to feel festive in Katy TX. Whether you head out or stay home, as your Katy real estate agent, I’m here to fill you in on some great holiday happenings:

1.  Today is the last day to catch Santa as part of the 2020 Santa Tours with the Katy Fire Department! Santa has traveled to numerous Katy neighborhoods and today is in Firethorne. Santa and his elves will be accepting canned goods for the local food pantry and new toys for the Lions Club and Toys for Tots programs.

2.  Saturday, Dec. 19, is the last Storytime with Santa at LaCenterra Heritage Square. Tickets cost $25 for up to four people and include a LaCenterra blanket and a Nestle Toll House cookie pack! Ticket proceeds benefit Children’s Miracle Network. Purchase tickets in advance, wear face coverings and practice social distancing.

3.  Kids can meet Santa at Santa’s Wonderland at Bass Pro Shops. Free advanced reservations are required. Lots of safety measures are in place. Same is true for Santa at Katy Mills Mall. Make a free reservation in advance. You can choose to include the holiday photo package when reserving.

4.  Help Stuff the Sleigh make the holidays better this year for kids coping with childhood cancer. This locally based nonprofit aims to help families experience a better Christmas season. Because of events getting canceled due to the pandemic, they need help more than ever. Donate on their website to help ensure that families receive the help they deserve.

5.  Have fun shopping locally in Katy TX this year! Businesses need help now more than ever, and most of them are open for business. Some great local shops around Katy include Alku Modern Jewelers, The Cottage Door Boutique, Dovetail Antiques & Collectibles, Beau Kisses, Hippie Princess Boutique, Katy Budget Books and many others. What is your favorite shop?

There are lots of ways to have fun at home this holiday season as well! Katy Magazine came up with some great ones – Bake cookies or have a holiday bake-off among family members, watch ‘Polar Express’ in your pajamas while drinking hot chocolate and eating cookies, drive around Katy and check out holiday light displays while listening to Christmas music, or check our Dewberry Farm’s drive-thru light display. If you are buying a Katy home this holiday season, you need to be prepared to make a competitive offer. It’s a seller’s market, as the inventory of homes for sale is below average, and buyers are out and eager to buy, putting sellers in the driver’s seat. However, it is a great time to buy, because mortgage rates are at record lows! Home prices have been increasing but are projected to continue going up into 2021. The sooner you buy, the more you might save.

As your Katy real estate agent, I am here to help guide you through the entire home-buying process, and to help you make a competitive offer on the home you want to buy. Here are some tips to help prepare you for the process:

1.  Trust your real estate agent. Your agent is there to guide you through the process, and to help you make informed decisions, based on their expertise in the field and their knowledge of the market. Listen to them! It’s an emotional time for buyers, but you don’t want to sacrifice your must-haves or your future financial stability. Your agent can help keep you on track and help you decide on the right offer amount.

2.  Know your financial situation. Make sure to get preapproved for a mortgage loan before beginning your home search. Many buyers are having to act fast once they view a home they want to make an offer on, because homes are flying off the market. Getting preapproved allows you to know exactly what you can afford, so you don’t search over your price range, and a seller will take your offer more seriously, which makes your offer more likely to be accepted.

3.  Make an offer quickly. Like I mentioned, listings are sometimes off the market in weeks or even days, and sometimes with multiple offers. This is the time to be vigilant and ready to make a quick offer. Know what you want and how much you can afford ahead of time, so when you find a home that meets your criteria, you can make an offer immediately.

4.  Make an offer that stands out. Your agent will know how competitive the market is. They can find out if this house has gotten other offers. They will know what other houses like this have sold for. This will all help you determine how much to offer. To stand out, you can go over asking price, or add an escalation clause, where you’ll pay more than the highest bidder, with a maximum in place. You can offer cash, fewer contingencies, or flexible move-in dates. You could write a letter to the seller explaining why this is your dream home.

Where to Order Thanksgiving Dinner in Katy 2020

katy tx thanksgivingDon’t feel like cooking a Thanksgiving meal next week? This is the perfect week to order food from a local business! Local restaurants and businesses need our support more than ever, and plenty of them are offering take-home Thanksgiving meals this year. As your Katy real estate agent, I’ve put together this list for you, so you can plan ahead and put in your order!

1.  Perry’s Steakhouse & Grille has a to-go menu featuring family-style soup or salad with sliced smoked turkey breast, mashed potatoes, gravy, green beans almondine, cranberry relish and homemade bread. Cost is $45 per person, or $139 for a family-style Thanksgiving dinner for four or more people. Desserts are also available for extra.

2.  Landry’s Seafood is offering a feast-to-go for 4-6 people. This includes sliced turkey, mashed potatoes and gravy, cornbread stuffing, cranberry relish, vegetables, bread and pumpkin pie. Order by Nov. 22, pick up on Nov. 26. Cost is $125 and serves 4-6 people.

3.  Dickey’s Barbecue Pit has a ready-to-eat Holiday Big Yellow Box for 8-12, which includes sliced turkey breast, cornbread dressing, gravy, baked potato casserole, green beans with bacon, and a dozen buttery rolls. Heat-and-eat options include smoked turkey, prime rib and more, with all the trimmings.

4.  Tobiuo Sushi & Bar is offering a take-home meal of maki and Japanese small plates. Not exactly what you’d think of for Thanksgiving, but they have a feast prepared for you, with things like Texas wagyu maki roll, king crab mac ‘n cheese and much more. Cost is $140 for six, or a feast for 12 is $320. Order by Nov. 24, pick up during regular business hours.

5.  The annual Katy Community Thanksgiving Feast can’t happen this year like normal, so instead, participating Katy Feast churches are partnering with Katy Christian Ministries to provide side dishes for families who would like to prepare their own Thanksgiving feasts. KCM will distribute boxes of feast fixings and a donated turkey to families in need.

6.  Thinking about how much weight you’ll gain from your delicious Thanksgiving feast? The YMCA of Greater Houston is hosting a Katy Area Virtual Turkey Dash. You can complete your run anytime between now and Nov. 29. Choose between a 10K, a 5K or a 1 Mile Walk/Run. There will also be a new Katy YMCA Turkey Hunt, a scavenger hunt, this year! There will still be costume contests and medals. Sign up!

Why to Sell Your Katy TX Home This Fall/Winter

Now that the holiday season is upon us, typical real estate advice is to “wait until spring to buy/sell.” This is because, in a typical year, the winter market slows down, especially during the holidays. Well, as your Katy real estate agent, let me remind you that 2020 is no normal year! This year, the real estate ‘rules’ go out the window, and this winter is predicted to be a hot housing market.

Here are just some of the reasons that you should still gear up to sell now:

1. The pandemic has created a pent-up demand of homebuyers. When everything shut down in the spring, real estate transactions were delayed. Showings weren’t happening. Because of this, everything this year has been pushed back. Normally at this time of year, the slowdown has already started to happen. Not this year! Buyers are out and eager to buy.

2. Buyers needs are changing. Why the eagerness to buy? Well, record low mortgage rates are a huge part of it. The other part is that needs have changed since the pandemic began. With more family members working or schooling from home, buyers are looking for more space. Buyers also want bigger backyards. If they aren’t commuting to work anymore, this opens the door to where they can live, so buyers are moving closer to family or out of cities. Buyer demand means it’s a great time to sell!

3. Housing inventory is low. Even with this onslaught of eager buyers, inventory is still low, so when sellers do put their house on the market, they typically sell very fast and receive multiple offers! This also means that home prices have kept increasing. If you haven’t checked what your home is worth, you should, you will probably be pleasantly surprised. Plus, you may receive over asking price if you receive multiple competitive offers. The ball is in your court as a home seller!

4. Listing prices are skyrocketing. Like I mentioned, with low supply and high demand, home prices are driven up. Across the country, median home listing prices jumped 11.1 percent in September compared to a year ago. Price per square foot increased by 13.9 percent. Plus, if you receive multiple offers, that could shoot the price up even more. Sellers are also calling the shots on contract terms and repairs.

As you can see, it’s a great time to sell your Katy home, but if you want to sell so that you can buy a house that better suits your ever-changing needs, it’s a great time to do that as well! Mortgage rates are low, and if you sell your current home for a great price, you’ll be set up for success when putting offers down on other homes.

Fall & Halloween Activities in Katy TX

Katy TX HalloweenWe’re more than halfway through October, which means Halloween is just around the corner! It will look different this year, but that doesn’t mean there aren’t still great ways to get out of the house and enjoy the fall season in and around Katy TX. As your Katy real estate agent, I came up with this list so you can choose the activities that sound best to you!

1.  Central Green at LaCenterra still has activities for you to sign up for and enjoy this season. Upcoming classes include Tai Chi in the Park, Yoga on the Green, and Laughter Yoga. These three activities repeat weekly. Sign up in advance!

2.  Friday, Oct. 23, head to a free Trunk or Treat event, hosted by Will Pezzi P.A. and Associates. This will take place in the parking lot at 714 South Peek Road in Katy from 6 to 9 p.m. Stop by in costume and grab treats from the trunks of cars!

3.  Schedule a painting class with Pinot’s Palette and paint a beautiful fall photo! There are numerous pumpkin paintings, a jack-o-lantern with a black cat, a haunted house, and numerous Halloween day and night options! Check out the calendar and book your favorite.

4.  The NFF Texas 5K is happening virtually this year in Katy TX. Support NFF, Necrotizing Fasciitis Foundation, by registering and running the race virtually. You will still receive a runners bag with a shirt, bib, medal and more when you sign up. Post pictures with the event hashtag!

5.  Cane Island has multiple ways for its residents to celebrate Halloween this year. Oct. 24 is a Fall Festival and Trunk or Treat event from 3-6 p.m., and Oct. 28 is a Virtual Toddler Halloween Jam. Kids can wear their costumes and meet characters over Zoom, with games, stories and songs.

6.  Drive by a creepily decorated house to get in the spirit of Halloween this year! A couple in Katy turned their home into ‘Island of the Dolls’ for Halloween, with more than 200 spooky dolls on display in the Settler’s Village neighborhood.

7.  Tickets are on sale for Halloween Town in Sugar Land on Oct. 31. This event includes a costume parade, vendors, games, a Halloween movie and more at Constellation Field. Masks are required and temperature checks will take place upon entry.

Katy is a city located in Harris, Fort Bend and Waller Counties in the U.S. state of Texas, within the Houston–Sugar Land–Baytown metropolitan area. The population was 11,775 at the 2000 census.

Katy, suburb of Houston, Texas, is named for the Missouri-Kansas-Texas Railroad (commonly referred to as the "K-T Railroad", now a part of Union Pacific) that ran through Katy in the 19th century. Katy was once known as Cane Island. The name is derived from Cane Island Creek which runs just west of downtown. Cane Creek is a branch of Buffalo Bayou. The origins of the name Cane Island are believed to be from the fact that Katy was once a major sugar cane producer and rice producer. To commermorate the importance of rice to the Katy community, the Chamber of Commerce holds the Rice Harvest Festival every second weekend of October.

Katy was recently the location of one of the ten large red balloons in the DARPA Network Challenge on December 5, 2009. The balloon was stationed in Katy Park.

In 2009 the Gadberry Group named Katy as one of nine "9 from 2009" most notable high growth areas in the United States.
After a low income apartment complex was proposed for development in an adjacent unincorporated area, in 2010 the Katy City Council passed a resolution stating that the development would decrease property values.[5] The plans for the complex were canceled.
