Home decor trends for Katy TX homeowners

With each new year and decade, home design trends come and go! If you’re wondering what’s in and what’s out as a Katy homeowner, allow me to fill you in on what industry experts are saying. As your Katy real estate agent, I find it fun to keep up with, but also not imperative to follow. Trends change quickly and vary among regions, so take with a grain of salt and always first do what you love! If gearing up to sell your Katy home, contact your local agent to find out what’s trendy among local homebuyers.

What’s on its way out in 2020:

Accent walls – Painting one wall is losing interest. If you want to incorporate color into your home décor, go bold and paint all the walls, or use accessories to add bursts of color that are easy to swap out.

Rose gold – Rose gold may be reaching an expiration date, but designers say that pinks are still in, such as bold magentas and corals. Brass and nickel are also still in, but rose gold not so much.

Farmhouse style – This was huge for a while, but mass-produced farmhouse features have taken the unique personality out of it. Heirloom and vintage items are making a comeback for one-of-a-kind looks.

Gray neutrals – Gray has come and gone, and in place are warmer neutrals, such as light browns, beiges, creamy whites, champagne, mushroom, ochre, amber and jade.

Open floor plans – Believe it or not, younger buyers entering the market are starting to prefer more walls and privacy to the open floor plans that have been huge for the past decade.

What’s coming into style in 2020:

Simplicity – “Less is more” is becoming a popular mantra when it comes to home design. Less clutter and stuff, more impact from the stuff that is there. In are clean lines in furniture, natural elements, greenery and heirlooms or local souvenirs that tell a story.

Earth tones – Bringing the outside in is a great way to bring balance and serenity to interior space. Cool tones are transitioning into warm earth tones, like chocolate brown, yellow ochre, wine and olive green. This is true for walls and furnishings, but also for trim and ceilings.

Unique lighting – There are all sorts of cool, modern lighting fixtures available, which are beginning to take the spotlight in rooms! From chandeliers to pendant lighting, you can find anything from natural cut crystal to recycled glass or metals in freeform shapes.

Mixed metals – You don’t have to stick with only one metal for each space. Mixing brushed brass, silver and copper is becoming trendy. Just don’t mix too many in one space.

Conversational spaces – Thanks to smartphones and technology, we’re becoming more distracted and disconnected. Conversational spaces are a way to combat that, with spacious seating and lounging areas. Furniture arrangement encourages conversation and interaction.

Start Your Year Off With These Katy Activities

Winter activities to enjoy in Katy TX

Happy New Year! Now that the hectic holidays are behind us, we can get on with our 2020 goals! If you have Katy real estate goals you’d like to accomplish this year, give me a call, your Katy real estate agent! There are also plenty of events and activities to enjoy around town. Just because holiday events are ending, that doesn’t mean you have to sit around the house the rest of winter. Here’s a list of fun events to enjoy in the Katy TX area this January:

1.  Hike it Baby is a nonprofit that encourages families and children to get outside and walk, from birth to school age. From trail hikes to toddler crawls, there is something for everyone! A Hike it Baby: Toddler Parade is coming up Jan. 8 at Nottinham Park in Katy. This consists of toddlers leading the hike with push toys, followed by a picnic. You can find out more about this group, and how to sign up, on their website.

2.  January is a great month to try Painting with a Twist in Katy! Painting supplies and instruction are provided with ticket purchase, all you have to do is check out the calendar and choose which painting you want to create! There are adult and family-themed options. From almond tree blossoms to colorful dragons, you’re sure to find a painting you’d like to hang up in your house.

3.  Katy area libraries have lots of fun events this time of year as well. For example, Cinco Ranch Library has story times, family movie nights, toddler time, homework help and more for kids. For adults, they’ve got everything from Computers 101 classes to Tai Chi for Beginners, Merengue dance lessons, book clubs, chess days, digital photography classes, teen art workshops and so much more.

4.  Bring the kids to blow off some steam at Giggles and Fun in Katy! Every Thursday from 1 to 4 p.m., you can enjoy buy one get one half off admission. They’ve got jungle gyms, slides, blocks, soft toys, kid villages and more to keep kids of all ages busy for hours.

5.  The Katy Home & Garden Show is coming up Jan. 25-26 at Leonard E. Merrell Center! Want to complete some upgrades or renovations to your Katy home before selling, or just because? Check out the latest home design trends and meet experts who can help your renovation dreams become a reality.

Prepare Your Katy TX Home for Holiday Hosting

Holiday Hosting Tips for Katy TX Homeowners

Are you hosting the holidays at your Katy home this year? As your Katy real estate agent, I’m here to help you prepare! Here is a list to guide you along. You’ve still got a week, you can do this! The more you can prepare ahead of time, the more quality time you can spend with your guests.

1.  Declutter. Time is limited, so this isn’t like decluttering before a home sale. Leave the closets and inside of cabinets alone, just declutter the public areas and guest rooms. Make room in the foyer closet for coats or shoes, remove clutter from guest bedrooms, organize toys in bins, etc.

2.  Add lighting. It’s wise to invest in some nightlights for the bathroom, kitchen, guest rooms, or anywhere your guests might wander during the night. Motion-activated lighting outside is smart as well, as guests will come or go after the sun has set.

3.  Prepare bathrooms and sleeping spaces. Bathrooms will need to be cleaned whether guests are just visiting or staying overnight. Give them a good cleaning, remove clutter from counters, fill a basket with items a guest may need and place on countertop, and have extra toilet paper visible. Clean and prepare towels. Clean and prepare sheets, blankets and pillows. Have extra blankets available if guests get cold.

4.  Set up a breakfast station. If you have overnight guests staying, and you’re cooking a meal for the holidays, you won’t want to worry about breakfast as well! Set up a coffee station and cereal, pastries or whatever is easy to grab and eat. Have bowls, plates, mugs and silverware out so guests don’t have to go through all of your cabinets to find these items.

5.  Clean the kitchen. Every house guest will be making a trip into the kitchen at some point. Clean, clear away clutter on counters and tables, clean inside the refrigerator and microwave, and remove any old food or condiments in the fridge to make more space. Run the dishwasher so you have all of your dishware available and ready. Buy and prepare any food ahead of time that you can, so you’ll have less to do on the actual day.

6.  Hand out jobs. Don’t try to do everything on your own! Get the family involved, giving each person a job. (Some could be fun, like picking out a holiday playlist, or wrapping gifts.) Let your guests bring food dishes, beverages or desserts. Cookies, for example, are easy to transport and one less thing for you to worry about.

This season is all about spending time with loved ones and being grateful. Don’t stress too much, your guests know it’s a lot of work to host and will just be grateful that you are! Katy TX Holiday Events this December

December is here, which means a whole slew of holiday events are coming your way in Katy, TX! If you don’t find yourself in the holiday spirit yet, these events will surely help you get there, and can give you a break from the stress that often comes with the holidays. As your Katy real estate agent, I’ve put together a list of upcoming events to get excited for!

1.  The Katy Christmas Tree Lighting will take place tomorrow, Dec. 5, at 6:30 p.m. in front of Katy City Hall. Enjoy a Christmas story, entertainment from a local choir and dance company, Santa sightings and photos, hot chocolate and cookies, and the lighting of the tree, of course!

2.  Holiday Home Tour takes place Dec. 5 from 5 to 9 p.m., and Dec. 6 from 10 a.m. to 2 p.m. and 5 to 9 p.m. These tours allow you to view local Katy homes filled with beautiful holiday décor! This is a great way to motivate you to decorate, or to give you some fresh decorating ideas. Proceeds go to a great cause, and there will also be silent auction baskets and decorated wreaths available.

3.  Katy’s Old Fashioned Christmas Festival is this Saturday, Dec. 7! Don’t miss this family-friendly tradition. It’s free to attend and runs from 10 a.m. to 5 p.m. in Downtown Katy. Get some holiday shopping done at the Christmas market, featuring produce, arts and crafts, antiques, jewelry and more. Enjoy carolers, food trucks, entertainment, and the main attraction, 50,000 pounds of snow! The kids can meet Santa, the adults can enjoy the beer garden, and everyone can get in the festive spirit.

4.  Messiah Singalong at St. Peter’s United Methodist Church will take place Dec. 8 at 7 p.m. For more than a decade, the Chancel Choir at St. Peter’s has been performing Part I and the Hallelujah Chorus of Handel’s Messiah! It’s free to attend, and sheet music will be available if you want to sing along!  They also have a Christmas Concert on Dec. 15, along with other Christmastime activities to check out.

5.  Santa is at Katy Mills all month long, through Dec. 24! On Dec. 8, children with special needs can visit Santa during a special sensory-friendly Caring Santa day. On Dec. 7, 14, 21 and 24, kids can enjoy Breakfast with Santa at Rainforest Café!

6.  Fantastical Christmas Concert at LaCenterra will take place Dec. 21 from 7 to 9 p.m. This will be a night of Christmas songs and classic rock mashups from Frank Hart & Friends on LaCenterra’s Central Green! Enjoy music, prizes, dancing, elves and more. You can get some shopping done while you’re there, too! Check out the website for items you can bring to donate to great causes.

I know what you’re thinking. Why on earth would anyone want to buy and/or sell real estate during the holiday season?! As your Katy real estate agent, I am here to fill you in on some unknown perks! If you’re hoping for less competition from other buyers and sellers, for example, or you’re on a tight moving schedule, now might be the ideal time for you to work toward your Katy real estate market goals.

1.  Less Competition. Whether you’re buying, selling or both, this rings true. In general, there are less people dealing with real estate right now. Most people just want to enjoy the holidays. But this is good news for sellers, because there will be fewer houses on the market, and more buyers will check out your house. This is good news for buyers, because there is less chance of a bidding war, and you might have more negotiating power.

2.  Faster Transactions. Because there are fewer real estate transactions during the holidays, the process tends to go faster for all those involved. It’s easier to set up mortgage loan appointments, showings, home inspections, appraisals, closings, etc., because all of these professionals have a less busy schedule than usual. If hoping to move by the time the kids go back to school after the holidays, it could be doable if you act fast!

3.  Tax Advantages. If you’d like to take advantage of tax benefits as soon as possible, accomplishing your real estate goals by year’s end will allow you to do so a year sooner than otherwise in some cases. Homeownership brings numerous tax perks, such as mortgage interest deduction, property tax deduction and others.

4.  Winter Staging. When selling, you can take advantage of the holiday season by incorporating it into your home staging. Everyone loves some holiday magic happening inside the home! While you should keep decorating to a minimum, some neutral lights and garland can really brighten up your home and make it feel more cheerful during this otherwise dark time of year.

5.  Realistic Picture. On the other hand, buying during the winter is smart, because buyers can view homes in their least appealing season. It’s easy to make a house and yard beautiful during bright summer days and flowery spring days, but you can notice more potential issues during the winter. Check for drafts, bad lighting and inconsistent heating. However, make sure your home inspector checks the heat and air conditioner, no matter what season it is.

Exciting November Events in Katy TX

How is it November already?! Time flies, and holiday season is upon us! As your Katy real estate agent, allow me to fill you in on exciting events coming up this month in Katy. Whether looking to start your holiday fun, or just looking for some live music or volunteering opportunities, I’ve got you covered:

1.  Volunteer to “Put Down Roots” during the Katy Prairie Conservancy’s largest restoration effort ever! On Nov. 9, from 9 to 11:30 a.m., volunteers will help transplant native prairie plants. Snacks and water will be provided, bring a reusable water bottle! Free to join.

2.  Head to Historic Downtown Katy for Ladies Night on Nov. 7! Businesses will stay open late, so grab your friends and enjoy shopping special sales, door prizes, snacks, beverages and more from 3 to 8 p.m. Also, Katy Market Day is Nov. 16 this month, from 10 a.m. to 4 p.m. in downtown Katy. Browse vendors, enjoy live music and grab food at a food trucks.

3.  Before the holiday season hits, head to No Label Brewery on Nov. 22 to sit back and enjoy some live music while sipping on local brews. From 5 to 8 p.m., Justin Kemp will perform your favorite classic rock songs from 70s, 80s, 90s and today.

4.  Get some holiday shopping done early by attending the Home for the Holidays Christmas Market at Leonard E. Merrell Center in Katy Nov. 22-24! Here you’ll find handmade items, such as candles, jewelry, gourmet foods, clothes, home décor, wreaths and more, from more than 200 vendors.

5.  If you’re ready to ring in the winter holidays, head to LaCenterra on Nov. 22 from 6 to 9 p.m. for their annual Tree Lighting Celebration! This is presented by Texas Children Hospital – West Campus. Enjoy Santa sightings, family activities, live entertainment, and the lighting of the tree of course!

6.  Start your Thanksgiving morning off healthy at the Katy Area YMCA Turkey Dash! There is something for everyone, including a 10K, 5K, 1 Mile Kids Race and 1 Mile Walk/Run. Afterward, enjoy food, giveaways, a photo booth and kids fun zone. There will be awards for best costume, so dress up and have fun with it! Proceeds go toward scholarships for various programs.

Roles of a Katy Real Estate Agent

Whether buying, selling or both this fall in the Katy real estate market, it is wise to use the assistance of an experienced, reliable, highly reviewed Katy real estate agent!

We are expert problem-solvers. Problems arise in real estate. Whether buying or selling, home inspection issues are never fun. Appraisal issues are complicated. Price and contingency arguments occur. We know how to deal with problems. We also know how to deal with emotions that arise when you buy or sell, which can get in the way of making sound decisions. We offer neutrality and facts for helping you make important decisions.

3.  We are expert negotiators. When selling, what do you do when you receive a low offer? As a buyer, what should your first offer be, and if rejected, should you make a counteroffer? Many factors come into play, and your agent will know them and talk you through them. Plus, if the buyer or seller you’re negotiating with is working with a real estate agent, you are negotiating with a professional negotiator. Don’t you want a professional negotiator on your side as well?

The best agents will make sure your home is being seen by as many potential buyers as possible, through the best modern marketing methods available, social media, connections in the community and more. There is so much an agent does behind the scenes to ensure that your home sells, or to make sure that you are seeing all of the homes available to purchase, even if they aren’t live on the MLS.

October Fall Fun in Katy TX

Visit fall festivals in Katy TX

October has arrived in Katy TX, which is prime time for fall fun! If you love fall, you’ll love the lineup of local events this month. As your Katy real estate agent, I fill you in each month on what’s coming up around town. Pull out your calendars and jot these down!

1.  The Katy Rice Festival is an annual family-friendly event every fall. This year’s fest runs Oct. 11-13 in downtown Katy. Friday night, enjoy “Octoberfest” with live music, a carnival, food trucks and beer garden. Saturday, enjoy a free parade. Saturday and Sunday, there will be arts and crafts, carnival fun, live music, food and drinks and more. Tickets cost $5 for adults Saturday and Sunday, kids 12 and under are free.

2.  Bring the family out to one of the Willowfork Fire Department’s three fire stations this Saturday, Oct. 12, in honor of National Fire Safety Week! From 1 to 4 p.m., you can meet your local firefighters while the kids enjoy a Junior Firefighter Obstacle Course and fun fire safety giveaways. There will also be a blood drive if interested in donating blood.

3.  Katy Market Day will be hosting a free British Car Show & Beer Garden on Oct. 19 from 10 a.m. to 4 p.m. Enjoy viewing and admiring British cars while sipping beer. What could be better for car enthusiasts? Plus, at Katy Market Day, you can browse and shop at more than 60 vendor booths while enjoying food trucks and a beer garden from No Label Brewery.

4.  Halloween is at the end of the month, so time for kids to stock up on candy! Trunk or Treat will take place at Living Word Lutheran Church on Oct. 27 from 5 to 7:30 p.m. Kids from preschool to 5th grade can put on their costumes and head to the parking lot to trick-or-treat from car trunks, play carnival games, and enjoy snacks and refreshments.

5.  Another Trunk or Treat will also take place Oct. 27, this one from 4 to 6:30 p.m. at Tays Junior High. It’s free and open to the public. Kids can enjoy trick-or-treating in the parking lot from car trunks decked out to look like Halloween-themed front porches. There will also be bounce houses, games, a photo booth, and free popcorn and lemonade.

6.  Though not in October, mark your calendar for No Label Brewery’s Chili Cook-Off on Nov. 2! This takes place from 12 to 4 p.m. Proceeds go to the National Law Enforcement Officers Memorial Fund. Show up hungry for chili! Kids 12 and under are free with adult admission.

Time to decorate with pumpkins, plan your Halloween costume, and enjoy these upcoming activities in Katy! Moving Tips for Katy Families with Kids

Buying/Selling Tips for Katy Families

Whether selling, buying or both, the process of finding a home and moving is always a significant one, but it can be even more complex when kids are involved. There is more to pay attention to, and more to plan for. As your Katy real estate agent, I am here to offer you some tips, so you feel confident when working toward your Katy real estate goals as a family!

1.  Consider the future. No matter how old your kids are now, it’s wise to think about how old they will be in the coming years, in your new living space. How many kids do you plan on having, and at what age will they no longer want to share rooms? How many rooms will you need? How much living space will make your family comfortable? Is a yard a must? Consider your needs vs. wants.

2.  Focus on location. The location of the home is just as important as the house itself, if not more important, when moving with kids. You can renovate a home, but you can’t change a location! Research how safe the area is. Pay attention to whether other families and kids live in the area. Find the closest parks, schools, daycares, etc.

3.  Find good schools. In a study done of buyers with kids, 53 percent said the quality of the school district is an important factor when buying, and 50 percent look for neighborhoods close to the schools. When moving with kids, it’s important to look into the school districts in which listings reside.

4.  Plan for showings. If selling at home with kids, it’s important to plan ahead for showings and open houses. Get your kids involved in the cleaning process, so toys can be put away in an organized manner. Have a plan for showings at a moment’s notice. Keep toys packed in the trunk, have snacks ready, and have a few ideas planned for where to go during this time. Make it fun so the kids don’t wear out from the process quickly.

5.  Prepare for a move. When you have kids, you tend to collect a lot of clutter. Start going through the kids’ items early, donating or selling any clothes or toys that they’ve grown out of. Pack up anything you can that you won’t need before the move.

6.  Talk to your kids. Sit your kids down and explain the process of moving, buying and/or selling to them. No matter how old they are, preparing them ahead of time, however much you can, will help the process go more smoothly. Help them cope with the physical process of moving as well as the emotional.

We’re midway through September, I guess we can say it’s fall now! With the changing of the seasons comes a plethora of new, exciting events and activities to look forward to throughout Katy, TX. As your Katy real estate agent, allow me to fill you in, so you can plan accordingly!

1.  Oktoberfest is taking place this Friday, Sept. 13, at No Label Brewing. From 6 to 10 p.m., enjoy live music from Auf Geht’s Musik, food by Sauerkraut, an Oktoberfest beer release, a limited edition stein and more. 3.  The Katy Alzheimer’s Walk is coming up Saturday, Sept. 28 at 8 a.m. at LaCenterra. Whether you are affected by Alzheimer’s, you know someone who is, or you just want to offer your support, this annual Walk to End Alzheimer’s raises awareness and funds for care, support and research. Enjoy an opening ceremony, an entertaining warmup and the two-mile walk with others in the community. Sign up!

4.  Taste of LaCenterra is coming up on Oct. 3! From 6 to 9 p.m., you can enjoy small bites from new and established local restaurants, a variety of beer, wine and cocktails, live music, silent auction, photo booth, sketch artist and more. Buy tickets in advance! One hundred percent of ticket sales and silent auction proceeds benefit Katy-based charity Hope Impacts.

5.  The annual Pet Blessing will take place at the Living Word Lutheran Church in Katy on Oct. 6 at 4 p.m. on the church lawn. Bring your pets, furry, scaled or feathered, for a short service, pet parade and blessing. There will be look-alike and costume contests as well!

6.  Pinot’s Palette has all sorts of fall painting opportunities coming up! Check out your options on their calendar and register for a fun night out, painting fall trees, pumpkins, sunflowers, Halloween themes and more. This makes for a great date night or friends night!

Katy is a city located in Harris, Fort Bend and Waller Counties in the U.S. state of Texas, within the Houston–Sugar Land–Baytown metropolitan area. The population was 11,775 at the 2000 census.

Katy, suburb of Houston, Texas, is named for the Missouri-Kansas-Texas Railroad (commonly referred to as the "K-T Railroad", now a part of Union Pacific) that ran through Katy in the 19th century. Katy was once known as Cane Island. The name is derived from Cane Island Creek which runs just west of downtown. Cane Creek is a branch of Buffalo Bayou. The origins of the name Cane Island are believed to be from the fact that Katy was once a major sugar cane producer and rice producer. To commermorate the importance of rice to the Katy community, the Chamber of Commerce holds the Rice Harvest Festival every second weekend of October.

Katy was recently the location of one of the ten large red balloons in the DARPA Network Challenge on December 5, 2009. The balloon was stationed in Katy Park.

In 2009 the Gadberry Group named Katy as one of nine "9 from 2009" most notable high growth areas in the United States.
After a low income apartment complex was proposed for development in an adjacent unincorporated area, in 2010 the Katy City Council passed a resolution stating that the development would decrease property values.[5] The plans for the complex were canceled.
