Keep Katy Home Secure During Vacation

Katy home safety and security tips

If you’re planning a Labor Day or fall vacation, make sure you prep your Katy home so that it’s safe and secure while you’re gone! As your Katy real estate agent, I’m here to offer you some steps to take before you take off. Keep these handy:

1.  Get rid of odors. Empty all of your trash cans, wipe them down with a cleanser spray and then let them dry. Run your garbage disposal. Get rid of any food in the fridge that will go bad before you return. Keep your air conditioner running at high 70’s to prevent moisture buildup.

2.  Pause your mail. If your mailbox is exploding with mail, that’s an obvious sign that no one is home. You can temporarily shut off your mail online. Do this with any newspapers you have delivered as well, and UPS boxes if you’re expecting any online purchases to arrive.

3.  Unplug. Save on your electricity bill, and prevent any sort of electrical issue or fire, by unplugging all unused appliances while you’re away. That includes TV, internet, microwave, coffeemakers, clocks, etc.

4.  Secure your home. There are many ways of doing this. On the high end, purchase and install a security system, set up cameras in and around the house for you to check on, invest in smart technology that lets you turn off and on lights and close curtains remotely. You could also just make sure everything is locked and get a timer for your outdoor lights. (Choose one that allows for randomization.)

5.  Watch what you share. If posting on social media about going out of town, make sure you’re only sharing with friends and not with the general public. Let a trusted neighbor know you’re leaving, so they can check up on your house, but don’t let the whole neighborhood know.

6.  Plan ahead with landscaping. Mow the lawn right before you leave, and water plants, so your yard isn’t a giveaway. If you’ll be gone for longer than this is possible, have someone come over to mow or water. If planting new landscaping anytime soon, opt for thorny shrubs below your windows.

7.  Move your spare key! If you leave a spare key under your flowerpot, time to take it away while you’re gone. Even if it’s in a less obvious place, being gone for an extended period of time could give a burglar more time to look. Instead, give it to a trusted friend or neighbor in case of an emergency.

Back to School Events & More This Month in Katy!

Back to school activities in Katy, TX

August has arrived in Katy TX, which means that we get half a month of summer, and half a month of back-to-school activities! As your Katy real estate agent, allow me to fill you in on upcoming events and activities, so you can enjoy what is left of summer and prepare your family for the school season.

1.  Chick-fil-A always hosts family-friendly events for the Katy community! Start the month off by making tent crafts, listening to campfire songs and enjoying a cookie s’more from 5:30 to 7:30 p.m. tonight at the Mason Road location. Then they’ll have a last sleepover of summer later in the month, along with back to school activities.

2.  New Katy High School freshman can get acquainted with the school at Fish Camp on Aug. 3. It includes motivational sessions, campus tours, pep rallies, school song, Class of 2022 shirts, lunch, staff member meet-and-greets and more. A dance will take place that night. At CRHS, sophomores and juniors can get textbooks, course lists, parking permits and more Aug. 6. Seniors and Fish Camp can head to the school on Aug. 8.

3.  Get into the back-to-school spirit by learning how to spin and toss a flag like the Katy High School Color Guard! On Aug. 9, all participants will learn two routines and then perform them with the Color Guard and the Katy Tiger Band at the Tiger Band Showcase performance. Clinics are available for 1st through 4th grade from 10 a.m. to 1 p.m., then 5th to 8th grade 12 to 3 p.m. The Showcase will take place Aug. 9 at 7 p.m. at the Tiger Stadium.

4.  Aug. 8, get decked out in your best 80’s gear and head to No Label Brewing Co. for the 2018 Katy Summer Tailgate! This back-to-school bash will benefit YMCA Operation Backpack and other outreach programs, so it’s the perfect chance to support a great cause while having a blast! Admission is $20, kids 12 and under are free. There will be sno cones, food trucks, live music, and of course, beer for adults.

5.  LaCenterra is hosting Cinema Under the Stars all month long! Coming up Aug. 18 from 7 to 10 p.m., head to the courtyard for a showing of ‘The Greatest Showman.’ Arrive early to enjoy a petting zoo of baby animals from Wild Things Zoofari. Grab food or bring your own, along with chairs or a blanket.

6.  Aug. 20, from 7 to 9 p.m., join others from the Katy community at the Katy High School Town Pep Rally! Head to Rhodes Stadium for the opening of the fall 2018 football season. There will be band and cheer performances, player introductions and more.

7.  On Aug. 27, bring kids anywhere from one month to eight years old to Story Time at Central Green Park at LaCenterra. Award-winning children’s author Maria Ashworth will be there to read to kids and teach them all sorts of skills through music, finger play, art and storytelling. It’s free and all supplies are included.

Most Affordable Housing in U.S. & Where Katy Fits In

Katy TX Real Estate Market Statistics

If you’re wondering where the most affordable housing is in the U.S. right now, HomeArea.com shared recent rankings from the Census Bureau’s American Community Survey on housing affordability. As your Katy real estate agent, allow me to fill you in on the details, and to narrow in on how the Katy real estate market compares.

The most affordable housing is in West Virginia, followed by Arkansas and Mississippi. The median monthly housing cost in West Virginia is $591, which is half of the national median monthly housing cost of $1,022. This national average has risen 1.3 percent from $1,009 last year.

This median monthly housing cost takes into account the major costs paid by homeowners each month, including mortgage payments, real estate taxes, insurance, utilities and condo fees. On average, housing costs make up the largest expense for households at around 33 percent, followed by transportation, food, etc.

Texas came in as the 29th most affordable housing market, so almost right in the middle! The average monthly housing cost in Texas is $980, up from $968 last year, and below the national average of $1,022.

Taking a closer look at Texas, the median home value is $128,900, the median household income is $52,000. In Katy, TX specifically, the median home value is $150,200, the median monthly owner costs are $1,644 with a mortgage, the median monthly rent is $991 and the median household income is $69,000.

When looking at the population of Katy, 26 percent is middle-aged and married, between ages 40 and 64. Children make up 28 percent of the population, under the age of 18. Young adult singles between 18 and 39 make up 13 percent, and seniors above age 65 make up 12 percent.

As you can see, Katy TX is a great place to raise a family, with a high population of kids and a solid average income! Fourth of July Events in Katy TX

Tomorrow is the 4th of July in Katy, TX! Do you know how you’re celebrating? As your Katy real estate agent, allow me to fill you in, especially if you are new to the Katy community! You’ve got a couple different Independence Day celebrations to choose from in Katy this year, with something for every age.

Freedom Celebration in Katy

From 9 a.m. to 1 p.m. on July 4th, you can find fun activities at the Katy Fire Station, Katy Heritage Park and VFW Hall, all part of the Freedom Celebration in Katy this year! At the Katy Fire Station, enjoy a dunking booth (you can dunk a Fire Chief!), extrication demos, lifeflight landing, hose spraying, DJ music, truck tours and more. They’ll have free snow cones, hot dogs and bottled water. At Katy Heritage Park, enjoy a petting zoo, a trackless train, bounce houses and more. At VFW Post 9182, there will be a fundraiser lunch and silent and live auctions.

Then at 9 p.m. tomorrow evening, enjoy a fireworks show over Katy, which takes place from Katy Mills Mall and Typhoon Texas. Find yourself a great place in town to watch them!

July 4th Bash at LaCenterra

LaCenterra at Cinco Ranch hosts a July 4th Bash presented by Texas Children’s Hospital West Campus on July 4th. From 5 to 10 p.m., you can enjoy live music performances by Velvet Touch, Buck Yeager Band and Level One Band. Kids can enjoy an interactive kids’ zone, with all sorts of fun activities for them. Food and drink will be available for purchase. Then find a great place to watch the fireworks show, beginning at 9:15 p.m.

4th of July Jamboree

Smith Ranch is hosting their annual 4th of July Jamboree on July 4th, from 2 to 9 p.m. Admission is $10, which includes food, music, paddle boats, a petting zoo, water slides, moonwalks and more. The night will end with a fireworks show!

After July 4th, the fun doesn’t end in Katy. Here are a few more upcoming events to mark in your calendar:

1.  No Label Brewing is hosting a Cornhole Tournament on July 7. This is open to the public and benefits Pour into Houston. Along with cornhole, there will be food trucks, a special performance and kid-friendly activities.

2.  July 11, from 6 to 8 p.m., head to The Courts at Central Campus to watch a free showing of ‘Toy Story’ for Family Fun Movie Night! Wear your pajamas if you wish, bring a blanket and pillow, and enjoy popcorn, candy and bottled water during the film.

3.  Cane Island will host a Dive-In Movie & Bite Night on July 13. From 6 to 9 p.m., Cane Island residents can relax on a pool float while watching ‘Find Dory’ on a big screen. Papa Murphy’s will serve pizza by the slice for when participants get hungry.

4.  Chick-fil-A always offers great activities for families each month, and this month, that includes an inflatable water slide! Get the scoop and schedule from Katy Magazine.

Five Questions for Your Katy Moving Company

moving boxes2If you are buying or selling in the Katy real estate market this spring or summer, you’ve got a move ahead of you! Reports have shown that moving can be as stressful as or more stressful than planning a wedding or getting a divorce. That’s a lot of stress! You can avoid much of it, though, by planning ahead. As your Katy real estate agent, I am here to help!

First, check out my Moving Checklist, which gives you a guideline to follow eight weeks before, six weeks before, four weeks before, three weeks, two weeks, one week and 2-3 days before. Follow that, and you won’t miss a step or have to backtrack steps!

I’ve also got 14-foot moving trucks available for my clients to use for FREE! The trucks come fully loaded with a ramp, three dollies, and a bin full of furniture pads. Whether you’re buying, selling or both with us, these trucks are offered to our clients based on availability.

If you decide to hire a moving company, here are some questions to ask, according to RISMedia:

1.  Do you have references? This day in age, it’s easy to look a company up on Google and find reviews from past clients. However, if you can’t find any reviews, or even if you can, it’s still a good idea to ask the company for references so you may contact past clients and ask them questions about the quality of service.

2.  What specific services do you offer? This varies greatly from company to company, so determine what your needs are, and then see if each company you contact can provide them. Will they move a grand piano or four-post bed? Will they load a truck you rented yourself? Ask what their minimum and maximum workloads are.

3.  Do you offer in-home estimates? There’s no better way to find out what a moving company will cost than to have them actually come to your house and give you an estimate. Have a few do this and you have a great way to compare. Make sure to get the estimates in writing!

4.  Will you draw up an inventory of my items? When using a moving company, you risk the chance of losing items. It’s helpful if a company is willing to create a detailed and organized list of your items. This can save you a lot of time from having to do this yourself as well.

5.  What happens if something is lost or damaged? Find out what each company’s policy is on this. Most will offer optional coverage for repairs or replacements, which will cost more, so it’s up to you to decide if this is important to you.

Summer Camps for Kids in Katy, TX

kids craftThere’s still time to sign your kids up for summer camps in Katy, TX! There are camps for kids of all ages and interests, so you shouldn’t have a problem finding one that interests your kids. The Katy community is a family-friendly one, always with kids in mind. As your Katy real estate agent, allow me to help you find a summer camp that will thrill your children!

  • If they love acting: Spotlight Acting Academy offers camps, classes and workshops for kids’ ages 3-18. Depending what you choose, your kid could perform in the Disney’s My Son Pinocchio Jr. performance or the Once Upon a Mattress G2K performance!
  • If your kids love art: Katy Art School offers three different classes each week of summer. They can learn how to make art from reusable items, learn about different cultures through art, make paper collages, make under the sea art and so much more. They are weeklong camps for a variety of ages.
  • If your kids love dance: Becky’s Academy of Art offers day camps for kids kindergarten through sixth grade, along with dance and drill camps for junior high and high school students.
  • If your kids love horses: Paloma Trails offers full-day camps for ages 7 to 15, half-day camps for ages 5 to 15, 75-minute camps for ages 18 months to 5 years, and more. These range anywhere from young kids learning how to be safe around horses, to learning how to walk and trot with no assistance.
  • If your kids love martial arts: Black Dragon has camps for kids in grades kindergarten to fifth grade, with martial arts, guest speakers, field trips and more. Vortexic Martial Arts offers camps that focus on different themes each week, helping kids to grow mentally and physically.
  • If your kids love music: The Conservatory of Music offers guitar and piano camps for either ages 8 to 12 or ages 13 to 15. Each camp runs two hours daily. School of Rock offers a variety of camps all summer long for all ages and levels. Each camp runs for one week.
  • If your kids love science: Club SciKidz has 48 weekly camps to choose from in all sorts of fields of science, such as robotics and engineering, video game design, film making and more. These are for ages 4 to 15.

If your kid isn’t sure what they’re into yet, there are also a variety of field trip and day camps available. Kids R Kids camps offer 10-week camp series that explore all types of activities, ranging from cooking to engineering. These are available for kids 5 through 12. Create an Outdoor Oasis at Your Katy Home

Tips for your Katy home’s outdoor space

With Memorial Day coming up this weekend, you might be in the mood to improve the outdoor space at your Katy home. Perhaps you’re even hoping to host a barbecue this weekend, or entertain guests in the months to come. If you’d like to sell your Katy home, maybe you’re thinking about how you could increase the value of your home and improve your home’s curb appeal.

As your Katy real estate agent, I am here to offer you suggestions for summer! Here’s where the experts recommend you focus your attention outdoors:

1.  Inspect and update decks and patios. Inspect to see if your deck or wooden patio is structurally sound. Repair or replace any wooden boards as needed. Then sand, stain and seal your deck so it remains in great shape all season. With a stone patio, check for missing pieces and fill them in as needed.

2.  Fill with furniture. What good is a beautiful outdoor space without a place to sit and enjoy it? If updating, choose weatherproof furniture that is both durable and comfortable. Some basics include a table with an umbrella and chairs, and some lounge chairs. Go all out with a hammock and fire pit.

3.  Add color and accessories. For a visually appealing outdoor spaces, consider investing in some bright colored cushions and pillows to accommodate your patio furniture. An outdoor rug is another great way to add vibrancy and comfort to your space, and it can help protect your deck or patio.

4.  Update your landscaping. Whether you love gardening or you’re more hands-off, there are landscaping options for you. Keep your lawn mowed, bushed trimmed and weeds pulled. Then decide whether you want extravagant gardens, just some mulch around trees, or pre-bought hanging baskets for color. Planting trees or shrubbery around the borders of your yard can provide extra privacy.

5.  Install outdoor lighting. Lighting is key for entertaining on summer nights! Strands of tea lights or bistro lights across your patio make for a great ambiance, while sensor or smart lights add extra security. Mother’s Day & More Spring Events in Katy, TX

Events in Katy, TX this May and Mother’s Day

Do you know how you’re celebrating mom this weekend in Katy, TX? Do you know about the fun events and activities that are coming up in Katy this spring? As your Katy real estate agent, I am here to fill you in! Katy is a wonderful community for families, and as such, I love being able to fill you in on the fun things to do around town.

Here’s a list to keep handy when looking for something to do in Katy:

1.  Tomorrow, from 6 to 9 p.m., you can head to Taste of LaCenterra at Cinco Ranch! There you can taste a little bit of everything being offered by local businesses, from wine and cheese, to burgers and shakes. Enjoy small bites from some of LaCenterra’s newest restaurants, a wine garden, live music, a silent auction and giveaways. Check out the full list of participating restaurants, your mouth will water!

2.  Bring your family to Central Green Park at LaCenterra this Saturday, May 12, to help celebrate Will Fork Drainage District’s birthday! Themed after the “Magic of the French Quarter,” you can expect live music by The Sugarland Brass Company, a magician, street dancers, face painting, caricatures, puppet shows, crafts, a bike and wagon parade and more. Sign up your kids if they want to participate in the parade!

3.  This Sunday, May 13, bring mom to a special Mother’s Day Brunch! The Golf Club at Cinco Ranch is hosting a special brunch from 11 a.m. to 2 p.m. Cost is $27 for adults and $9.95 for kids. Mo’s Irish Pub is hosting a special brunch buffet from 10:30 a.m. to 2 p.m. Cost is $10.95 for moms and children, $19.95 for all others, $3 mimosas and $5 Bloody Mary’s. Check out the menus and make reservations, or make reservations at mom’s favorite restaurant for a special dinner!

4.  Bring mom and the whole family to LaCenterra at Cinco Ranch on May 17 for am empowering female movie! ‘Wonder Woman’ will take place as this month’s Cinema Under the Stars. Pack chairs or a blanket and enjoy food and fun before the movie begins at dusk.

5.  Chick-fil-A consistently hosts family-friendly events. May 15 and 16 are Mother’s Day celebrations, where participants can enter to win free passes to Hotworx. May 22 and 23 are events to celebrate summer and Memorial Day, with red, white and blue sun catcher crafts or a summer slime craft. Improve the Outdoor Space of Your Katy Home

patio furnitureDoes the warm weather have you eager to spend more time outdoors this spring and summer? If so, you’re not alone! More homeowners are choosing to spend money on upgrading their outdoor spaces at their Katy homes. Now only does this allow for more enjoyable time outside, and better ways to entertain guests, but it also increases curb appeal and your Katy’s home value!

As your Katy real estate agent, allow me to share some of the results of a recent Houzz survey, where they surveyed more than 750 homeowners who are currently or who recently upgraded their outdoor space. Here are the results of what is trending right now!

  • Most major outdoor projects occur in the backyard at 70 percent, but 30 percent are updating their front yards and 30 percent their side yards.
  • Front yard upgrades mostly consisted of curb appeal projects. This broke down to 41 percent flower beds and borders, 34 percent shrubs, 25 percent perennials, 17 percent trees and 12 percent porches and verandas.
  • Backyard upgrades mostly consisted of outdoor living element upgrades, which made up 88 percent of the upgrades. These consisted of 43 percent lounge furniture upgrades, 38 percent fire pits, 35 percent string lights for improved ambiance, 34 percent dining furniture, and 27 percent added benches.
  • Technology and entertainment systems are growing more popular outside. Of the 18 percent of surveyors that are adding entertainment elements, 59 percent are adding televisions, 48 percent wired speakers, 42 percent wireless speakers, 14 percent wired charging hubs for electronics, and 11 percent wireless charging hubs.
  • The costs varied significantly in this particular study, with more than half of the homeowners spending more than $10,000 on their upgrades, but one-third of respondents spending less than $5,000. Of course, these are surveyors from Houzz, a home-improvement website, so these particular respondents may be prone to spending more on renovations.
  • Post-project, most respondents said they are spending more time outdoors, and enjoying that time more. Sixty-seven percent said they’re spending more time outdoors, 63 percent said their relaxing/resting more, 52 percent are gardening more, 51 percent are entertaining more, and 26 percent are enjoying more family time.

While major outdoor upgrades aren’t for everyone, there are simple ways to improve your outdoor space as well. You could add a patio or deck if you don’t have one, or re-stain the one you do have, and upgrade or add patio furniture. Add some annual flowers to pots if you’re not into gardening, or add mulch around trees and walkways for a burst of color. Repaint your front door or garage door, and power wash your siding. Keep your lawn green and mowed.

Upcoming Katy, TX Events!

runningKaty, TX is getting warmer and greener as spring is in its prime and Earth Day is upon us! Whether looking for an outdoor run, a fun kid’s craft, or a relaxing movie or theatrical production, you’ve come to the right place. As your Katy real estate agent, I’ve put together this list of upcoming events for you to enjoy in and around Katy, TX this month:

  • Today, LIFE Church and the A.D. Players will present the classic tale of ‘The Lion, Witch and the Wardrobe,’ a beloved story about Narnia, a world beyond ours with the age-old conflict between good and evil. This is free and open to the public, but tickets needed to be reserved ahead of time!
  • This Saturday, April 14, head to Tompkins High School bright and early for the Cow Patty Classic 5K/10K! Wear your best bovine attire and enjoy a run, jog or walk that will benefit the OTHS FFA Student Chapter. Packet pickup is this Thursday. Adult registration is $25 and $15 for students 18 and under.
  • Chick-fil-A has their monthly events coming up mid-month! Preschoolers can enjoy Earth Day Planting April 17 at Cinco Ranch and April 18 at Mason Road, both from 9:30 to 11 a.m. Kids will plant their own herbs. On April 16-18, Caterpillar Garden will take place for kids of any age, where they can adopt their own caterpillar and watch it turn into a butterfly! First 100 kids get caterpillars.
  • April 19, head to LaCenterra at Cinco Ranch for a free Cinema Under the Stars evening from 7 to 10 p.m. Enjoy food and fun, and then at dusk, ‘Ferris Bueller’s Day Off’ will show. Bring lawn chairs or blankets. This is free and open to the public!
  • Another running opportunity is coming up on April 21 at Cinco Ranch High School. Color for a Cause 5K will benefit The Arc of Katy, helping them rebuild their facility after Hurricane Harvey. The run will take place from 8 to 11 a.m. During the race, participants can throw and toss non-toxic colored corn starch in the air, so by the end of the race, everyone is all colorful!

This is quite the array of activities taking place in Katy, TX during the rest of April. Get out and enjoy yourself as a single, couple, family or group of friends. These are also great ways to meet others in the area if you recently relocated to Katy!

Katy is a city located in Harris, Fort Bend and Waller Counties in the U.S. state of Texas, within the Houston–Sugar Land–Baytown metropolitan area. The population was 11,775 at the 2000 census.

Katy, suburb of Houston, Texas, is named for the Missouri-Kansas-Texas Railroad (commonly referred to as the "K-T Railroad", now a part of Union Pacific) that ran through Katy in the 19th century. Katy was once known as Cane Island. The name is derived from Cane Island Creek which runs just west of downtown. Cane Creek is a branch of Buffalo Bayou. The origins of the name Cane Island are believed to be from the fact that Katy was once a major sugar cane producer and rice producer. To commermorate the importance of rice to the Katy community, the Chamber of Commerce holds the Rice Harvest Festival every second weekend of October.

Katy was recently the location of one of the ten large red balloons in the DARPA Network Challenge on December 5, 2009. The balloon was stationed in Katy Park.

In 2009 the Gadberry Group named Katy as one of nine "9 from 2009" most notable high growth areas in the United States.
After a low income apartment complex was proposed for development in an adjacent unincorporated area, in 2010 the Katy City Council passed a resolution stating that the development would decrease property values.[5] The plans for the complex were canceled.
