Try Katy, TX Food at Katy Taste Test

Happy March! As your Katy real estate agent, allow me to fill you in on some of the upcoming events and activities you can enjoy this month in Katy, TX. As the seasons shift into spring, fun happenings around the Katy community never cease. If you are new to the area, these events are a great way to meet others in the community!

1.  On March 4, head to Katy Taste Test at Villagio Town Center from 11 a.m. to 4 p.m. This family-friendly event is a great place to try all sorts of delicious food available in Katy! It will feature live entertainment, beverage tents, cooking demonstrations, a kids zone and tons of delicious cuisine. Tickets cost $25 in advance, $30 at the door, and $8 for kids. The children’s ticket also includes a meal from Chick-fil-A and unlimited access to the kids zone.

2.  Bring the kids to the Up, Up and Away Inflatable Fun Day at the Elyson by Newland Communities in Katy on March 4. From 2 to 6 p.m., kids can enjoy bounce houses, a giant slide, an inflatable obstacle course, balloon artists, face painters, arts and crafts. After 6 p.m., enjoy s’mores on the patio and sit down to watch an outdoor screening of ‘Up’ under the stars. If hungry, Rorick Kitchen will be open for dinner orders.

3.  Head to the Multicultural Fair at Seven Lakes Junior High on March 7 from 6 to 8 p.m. Bring the whole family and learn about the diverse cultural background of Katy’s school and community. Volunteers will be present to represent numerous countries. Students that attend will receive a passport that they can have stamped at each country’s booth. Try food from each country, view clothing, souvenirs and more, and enjoy live entertainment and performances.

4.  On March 11, head to LaCenterra at Cinco Ranch for their 10th Anniversary Celebration! From 2 to 4 p.m., enjoy a live musical performance by Chris Boss, a photo booth, face painting, balloon artists and more. You can also participate in a scavenger hunt that will span through 20 stores at LaCenterra. The winner will receive tickets to see Ariana Grande. The event is free, and there will be food and beverages to purchase on site.

5.  Catch a performance of ‘Beauty and the Beast’ at the British International School of Houston between March 23 and 25! Check out this new state-of-the-art theater while enjoying a performance of one of Disney’s most beloved fairy tales. Tickets only cost $15 for adults and $10 for students and kids. Seating is general admission, so arrive early for the performances!

Are you ready to sell your Katy home? Your timing couldn’t be better! Home prices are up, buyers are eager and inventory is low, which means conditions are ideal for Katy home sellers. As your Katy real estate agent, I’d like to offer you a rundown of the home-selling process, so that you can feel confident and educated going into the process!

1.  Find a real estate agent. It’s a seller’s market, but that doesn’t mean you don’t need a Katy real estate agent to help you out. As an agent, I will make sure that your listing is seen by as many buyers and buyer’s agents as possible, I’ll host open houses and showings, and I’ll help you negotiate with buyers so that you get the best possible price for your home!

2.  Sign the agreement. Once you choose an agent, you’ll have a formal listing agreement to sign. This is a contract that lays out the specifics of the arrangement, including how long the agent will represent your home and what the compensation will be. This is a great opportunity for you to mention any terms you’d like in the contract, as well.

3.  Investigate the local housing market. As your Katy real estate agent, I can tell you that homes are selling fast right now, and for prices that Katy home sellers are satisfied with. Still, it’d be a good idea for you to do some research on what homes like yours, in your area, are selling for, and how quickly. This will help you get an idea of what your home might sell for. I can help provide that information for you!

4.  Settle on asking price. Together, we can come up with the most suitable asking price for your Katy home! As CNN Money points out, it doesn’t matter what you bought the house for, or how much money you put into renovations. What matters most is what homes are selling for in your neighborhood right now. The critical selling time is within the first month on the market.

5.  Get ready for showings. Potential buyers will be walking through your Katy home during showings and open houses, so make sure it’s presentable! This means clearing out clutter, deep cleaning, neutralizing the décor and then maintaining your hard work. Once the home is spotless, keep the lawn mowed, the flower pots watered, the garbage cans emptied, etc., so that your home is ready to go at all times.

6.  Negotiate. Working with a Katy real estate agent really comes in handy here! Use your agent for guidance on how to respond to each individual bid, if you happen to receive more than one. Make sure your agent or lawyer reviews the contingency clauses, and make sure the buyer’s contingencies include time limits for completing an inspection and closing on the house.

Credit Card Tips for Katy Homebuyers

When you apply for a mortgage, as a Katy homebuyer, the mortgage lender will check your credit score, your credit reports, your credit card balances and your spending activity. As your Katy real estate agent, I want to share some mistakes that people often make when it comes to credit cards. If you make these mistakes, you could be lowering your credit score without even realizing it.

The higher your credit score, the better! If you’re about to apply for a mortgage as a Katy homebuyer, make sure to stop and/or avoid making these credit mistakes:

1.  You avoid credit cards. You would think that avoiding credit card use altogether would solve the problem of making mistakes, but not using credit cards at all is actually a mistake in itself. Credit cards allow you to build credit without long-term commitment. The credit history will help mortgage lenders trust your spending habits. Just make sure to pay off the cards after you use them!

2.  You don’t know your credit score. It’s hard to keep track of your credit if you don’t know your credit score! According to the 2015 Chase Slate Credit Survey, 39 percent of Americans don’t know their current score. By knowing your score, you can see where your credit stands before applying for a mortgage. If your score is low, you could look for mistakes on your credit report, or start focusing on paying down debt.

3.  You hoard credit cards. Having one or two active credit cards is a smart idea, but don’t go overboard. Having too many cards can leave you in debt, or can lower your score, because you lose track of what you spend on each card and when the next bill is due. The smarter option is to keep one or two cards in your wallet, use them, and then pay them off. It’s all about how you use credit.

4.  You close out credit cards. You might think it sounds wise to close credit cards before applying for a mortgage, to prevent you from using them, but this actually hurts your credit. It hurts your utilization rate, which is your credit card balance divided by your credit card limit, and it hurts the average age of your credit accounts. If you don’t use some of your cards, place them in a safe place where you won’t be tempted to use them.

Katy, TX has some restaurants coming soon to the area!

ice cream dishKaty, TX is a great place to raise a family and has a variety of restaurants already…but there are a list of new places that have recently come to the area!

BB’s Café
Just opening in late January, the Katy, TX BB’s Cafe is the first one located outside of Houston and its fifth total. The food is considered to be “Tex-Orleans” which is traditional Louisiana-style cooking with a slight Texas flare. Located at 406 W. Grand Parkway, this restaurant offers dine-in and takeout as well as catering services.

Pie Five Pizza Co.
This restaurant just opened in late January and is the 15th Pie Five Pizza Co. site in Texas, but is a national chain with locations in 14 states. Located at 1473 Mason Road, this restaurant has the option of four made-from-scratch crusts, 28 toppings and seven sauces to choose from.

Snap Kitchen
Also recently opened is Snap Kitchen, located at 23501 Cinco Ranch Blvd. The food-to-go menu boats fresh and nutritious options and items are changed regularly. Some of the menu favorites include soups, salads, wraps, desserts and baked goods.

Mom’s Eats and Sweet Things
Mom’s Eats and Sweet Things is no new ice cream shop to the Katy, TX area. It opened in 2009 as Sweet Things Ice Cream Shoppe, but since then relocated and changed its name. This restaurant now offers a full lunch and dinner menu with menu favorites including chicken-fried steak and meatloaf.

Considerations for Katy, TX homebuyers

Katy, TX House for Sale PicHard to believe as it may be, spring is not too far away. And you may be considering buying a first home or selling your current home to buy a new Katy, TX home. With the holidays past, now is a great time to start looking for new Katy, TX real estate but there are a number of questions you should first ask yourself first.

What kind of house can I afford?
Whether you are getting ready to buy your first home, or selling your current home and buying a new home in the Katy, TX real estate market, it is important to know up front what kind of house you can afford. A good rule of thumb is to buy a home no more than two and a half times your annual salary. However, don’t let the fact that you don’t have 20 percent to put as a down payment on a home deter you from purchasing it.  There are many public and private lenders that require smaller down payments.

How long do you intend on staying?
If you are thinking you may be staying in a new Katy, TX home for less than two years, you may want to rethink your plan. Staying in a home for less than two years means a lot of transaction costs that just may not be worth it in the end.

What is the community like?
Make sure to research the communities you are interested in or rely on me, a seasoned Katy, TX real estate agent who has over 20 years of experience, to take this off your plate and do all the research for you. I have a great deal of experience in this community and can help you navigate the safest neighborhoods and top-rated school districts.

When financing a new Katy, TX home, which is more important, interest rates or points?
The answer to this question depends on how long you plan to stay in your home. If you are planning on staying in your home more than three years, it is typically worth it to pay down points in order to have a lower interest rate because over the long run this will save you money.

Fort Bend County Expanding Due to Growth!

Fort Bend County is on the move with continuing growth in its’ communities.  As Katy TX and the surrounding cities experience an ever growing population, new businesses and an increasingly attractive quality of life; Fort Bend County is seeking to keep up!

While this is great news, it also means that expansion is necessary in many areas, which includes our roads and highways.  The county is finding that in order to handle the increased traffic and keep our roads safe, construction is vital.

In fact, an expansion of the Westpark Tollway has been in the works for a few years with  behind the scenes with surveys, engineering, mapping reports and other TXDot requirements.  Widening this road from two to four lanes where the tollway becomes FM 1093 will help with the congestion and the possibility of stopping the growth of the county.

In 2004, when the tollway opened, it did its job in taking some of the traffic off of I-10.  Yet, the Westpark Tollway was quickly at capacity and has been needing an expansion for some time now.  Fulshear Mayor Tommy Kuykendall noted that, “Between growth in the subdivisions and communities west of Fulshear, expasion of FM 1093 has become a priority for the city.”

The project is expected to cost around $60 million with the county contributing $10 million and the Fort Bend County Toll Road Authority taking car of $40-50 million.  The Fort Bend County Commissioner Any Meyers said that “the county will eventually recoup their share of the costs through property taxes from development that occurs from more territory being opened up with the expanded road.”  To learn more about the project, construction estimates and more; please visit the Fort Bend County Toll Road Authority website.

As someone who has lived and worked in Katy, TX for many years, I think that it’s safe to say that I’m in love with my community. I really have enjoyed being an active member of the town, and I always make it a point to keep up with the latest happenings in the area. A large part of my responsibility as a Katy, TX real estate agent is to sell my community to people who are looking to relocate here. We’re home to several world-class business leaders, particularly in the energy sector. We also have a high employment productivity rate, and our unemployment rate is much lower than the national average.
3.    There is a variety of outstanding neighborhoods. Whether you prefer a large, open floor plan or a smaller, more efficient home, there is definitely a property to fit your lifestyle needs in Katy, TX. There is a mixture of older neighborhoods and brand new subdivisions still under development. Our homes are also moderately priced, making them more affordable for the average homebuyer.

When this community is completed it will be home to about 1,500 families. Katy is a city located in Harris, Fort Bend and Waller Counties in the U.S. state of Texas, within the Houston–Sugar Land–Baytown metropolitan area. The population was 11,775 at the 2000 census.

Katy, suburb of Houston, Texas, is named for the Missouri-Kansas-Texas Railroad (commonly referred to as the "K-T Railroad", now a part of Union Pacific) that ran through Katy in the 19th century. Katy was once known as Cane Island. The name is derived from Cane Island Creek which runs just west of downtown. Cane Creek is a branch of Buffalo Bayou. The origins of the name Cane Island are believed to be from the fact that Katy was once a major sugar cane producer and rice producer. To commermorate the importance of rice to the Katy community, the Chamber of Commerce holds the Rice Harvest Festival every second weekend of October.

Katy was recently the location of one of the ten large red balloons in the DARPA Network Challenge on December 5, 2009. The balloon was stationed in Katy Park.

In 2009 the Gadberry Group named Katy as one of nine "9 from 2009" most notable high growth areas in the United States.
After a low income apartment complex was proposed for development in an adjacent unincorporated area, in 2010 the Katy City Council passed a resolution stating that the development would decrease property values.[5] The plans for the complex were canceled.
