I hope you enjoyed a wonderful Thanksgiving holiday with family and friends!  It’s hard to believe we’ve entered December and are now in the midst of the Christmas season!  It’s a great time of year to celebrate with loved ones and take part in the vibrant community of Katy TX!

– Don’t miss the Annual Holiday on the Plaza taking place this Thursday in Historic Downtown Katy!  Santa will make his grand appearance by fire truck and the Mayor will perform the Christmas Tree Lighting at 6pm!  You’ll enjoy crafts for children, live music from our local choirs, live animals, food and drinks, and photo opportunities with Santa and his reindeer.  Gather friends and family and plan to attend this fun holiday event! Create an Eco Friendly Environment in Your Katy TX Home this Holiday Season!

Katy TX is a great place to live and many love the year round warmer temperatures and beautiful atmosphere that Katy has to offer.  Creating an eco-friendly environment is important to our community and there are many ways we can all take part in our own Katy TX homes!

Those of us who are current residents are feeling the cooler temperatures, especially at night.  We know that with the holiday festivities and continual cooling comes a desire to get cozy up in our Katy TX homes with friends and family.

So, how can we enjoy the cozier season while maintaining an eco-friendly atmosphere for Katy TX?  I’ve listed seven simple ways below!

1. Set the Timer– Set your thermostat to lower temperatures while you’re away from your Katy TX home or while you’re sleeping. This will automatically help reduce energy used as well as costs just by programming your thermostat.

2. Change Your Filter– Clogged filters can be the largest culprit for airflow inefficiency.  Clogged filters also hold onto dust, dander, mold and spores that are magnified when all the windows are closed and the heat is being used in the cooler months.

Generally, the fiberglass filters should be changed monthly, pleated filters every three months and HEPA style filters every 12 months. This depends upon how often you use your air conditioner and other factors such a pets or a smoker in the house. 3. Let the Sunshine In– During the day, be sure to leave blinds and curtains open to let in the sunlight and natural heat. At night, shut them to help “trap” the warmth.

4. Bundle Up– Feeling chilled? Instead of turning up the thermostat, throw on a pair of socks or an extra layer. These small choices to not turn up the heat can really add up in energy savings!

5. Switch our Your Lights– From lamps to the Christmas tree, all of your lights can be changed out for energy efficient LED lights! With the sun setting earlier, you’ll be using your indoor lights more often. Also, the festivity of the season’s decorations can spike energy bill. LED Christmas lights can cut back on costs and energy usage.

6. Stop Leaks– Check all doors and windows for drafts. You can easily seal windows and doors to prevent the warm air from your Katy TX home escaping while making sure the cool air doesn’t leak in!

7. Unplug– Not using an appliance? Unplug it! The Department of Energy notes that, even if appliances are not being used, they are still using energy. 40% of electricity used for your home electronics is used when they’re turned off, but still plugged in. Getting in the habit of unplugging will prove to be a smart habit in the long run!

5 Key Aspects to Consider When Buying a Katy TX Home!

Katy TX is on the move with new developments and businesses popping up all the time!  If you live in Katy TX, you’re probably just as excited as I am to hear about the growth and changes that continue to form our vibrant community.  As a Katy TX Real Estate agent, it’s an exciting time to live here and see the real estate market echo the activity.

If you’re thinking of moving to Katy before the end of the year, I wanted to highlight some key aspects that you’ll want to hone in on in your home search!  There are a lot of factors that go into buying a home, and beginning the process can seem overwhelming.  However, if you focus in on a few of the major characteristics of a home, oftentimes this will help you narrow down your search faster and be in your new home sooner!

Take a look at these five key aspects you’ll want to look at in your Katy home search!

1. Layout and Space–  Know your goals for the home, whether it’s a long term home or a home that you’ll use for hosting family and friends. Floor plan, along with the number of bedrooms and bathrooms, play a role in how comfortable and efficient your home is for you.  Although you want the most space for your money, buying a home that’s too large may not be in your best interest.

2. Location– It’s often said that location is key, and that’s very true!  You can always make changes to the interior and exterior of your home, making it look exactly as you would like, but you cannot move your home to a new location. Be sure that the location you choose matches your desires for things such schools, work, daily errands and community.  A home that’s a good price, but is not in the community that fits you best may not be the home for you.

3. Kitchen– For many, the kitchen is the “heart of the home” so you want to know you enjoy the space! Remodeling is always an option, but is a huge undertaking and can become very costly.  Determine what projects you’re willing to undertake and the costs associated with the remodel.

4. Closets and Storage– Not having enough closets and storage can be a huge point of frustration in a home.  Be sure to check closets and storage options in a potential home.  It will make life much easier in the long run.

5. Finishes– Look at those special details that make the home stand out. While this is minor, it is still what makes a home feel pulled together. If you absolutely love the home, but aren’t keen on the finishes; buy it. You can always make additional updates later!

Delicious Developments Coming to Katy TX!

If you’ve visited my blog in the past, you know how much I enjoy highlighting what’s taking place in Katy TX, along with new developments that we in the Katy community will be sure to love!

– This well-loved Burritos and Tacos restaurant will be coming to Katy in the near future near Katy Mills Mall!   While there are three Bullritos in Houston, this will be the first installment in Katy.  Bullritos is known for it’s fresh and delicious burritos, tacos and tex mex options as well as its easy and unique ordering process!  To learn more about Bullritos, please visit their website.

Trader Joe’s
LaCenterra at Cinco Ranch

– Trader Joe’s is a quickly growing national chain that provides some of the best in fresh, domestic and imported foods at a fraction of the cost.  This specialty store will be opening at LaCenterra at Cinco Ranch, although the exact date and number of jobs this will provide hasn’t yet been announced.  One of the reasons Trader Joe’s is able to cut costs is by purchasing many items from manufacturers instead of distributors.

Trader Joe’s also provides their own line of Trader Joe’s products that are often free from preservatives and other artificial ingredients.  You’ll be able to find everything from your basics like milk and bread to unique, imported items that you can’t find anywhere else!  If Trader Joe’s is new to you, you can always check out their locations in Houston and get excited about the Katy store opening!

As you can see, Katy TX keeps growing and adding great features for its residents!

– Don’t miss the annual Katy Rice Harvest Festival this weekend!  This two day festival is filled with fun for the whole family and is a highlight for the Katy community each year.  Throughout the weekend you’ll find carnival rides, live music, games, local food vendors, over 300 craft booths and more!  The highlight of the weekend, however, falls on Saturday with the annual Parade which will begin at 10am.  Admission is $8 per ticket, but free for those ages ten and under!  For more information on the festival, please visit the Katy Rice Harvest Festival website.

New Developments Continue Across Katy TX!

Katy TX is constantly on the move and expanding with businesses and new homes all the time!  If you’re searching for a place to live that has it all, Katy TX is a great choice.  In working as a Katy TX Real Estate agent, I’ve had the privilege of seeing Katy blossom into a vibrant city and one that buyers are anxious to call “home.”

Residents of Katy are also enthusiastic about the continual growth of their city and the new restaurants, shops, expanding roads and ways to get involved in their community.

Speaking of which, have you been wondering what’s being built on Cinco Ranch Boulevard?  It’s been announced that in December of this year, they’ll be opening a Fuddrucker’s-Luby’s restaurant!

Now, you may be wondering why these two are being combined into one restaurant space, but this growing trend is taking off and customers are loving this combination!  The idea is that family’s will no longer have to choose between the two dining destinations.  It’s a win-win!  Parents can enjoy their finer dining dishes from Luby’s and kids can feast on delicious Fuddruckers’ burgers all on the same patio!  Or, some are opting to dine at Luby’s and head over to Fuddrucker’s for their mouth-watering shakes for dessert!

Luby’s owns and operates 93 cafeterias, mostly in Texas, with 33 in the Houston area. The company has 58 company-operated Fuddruckers restaurants and 125 franchised units nationally, including 15 in the local area.  If you’re looking to support local businesses and enjoy dining at either of these restaurants, you’ll enjoy this new development!

Of course, there are a number of other exciting changes and additions taking place throughout Katy, and my goal is to give you an idea of what’s happening throughout our great city.

The Cost of Waiting- Why You Don’t Want to Delay in Buying Your Katy TX Home

Over the past few years, the nation has been wishing for the recovery of the housing market, and 2013 has been an exciting year for this much anticipated comeback.  Here in Katy TX, we’ve seen continued growth in businesses, schools and people relocating to this vibrant area.

As a Katy TX Real Estate agent, it’s an exciting time to be a part of the Katy TX Real Estate market and, if you’re reading this blog, chances are you’re considering jumping into the market yourself!

You really can’t enter the Katy TX Real Estate market at a better time.  There are a number of beautiful homes on the market from which to choose and listing prices are still relatively low.  The only mistake in buying a Katy TX home would be to wait.

While we’re all celebrating the continuing upswing of the housing market, the strong market translates into rising mortgage rates.  Which means, waiting can be costly!

A recent report from a Freddie Mac Primary Mortgage Market Survey noted interest rates on 30 year fixed rate loans were at record lows at 3.5 percent at this time last year and even went as low as 3.31 percent last November.

These historic lows, however, have recently started to climb and have jumped up to more than 4.5 percent, which hasn’t been seen in over two years!  The survey went on to point out that at the end of June of this year, rates jumped almost .5 percent which posed the largest week-over-week increase in more than a quarter century.

As a Katy TX Real Estate agent, I put together a few charts to show this trend over the past year.  Hopefully these will give you even more insight into the upward trend of mortgage rates and how they can impact your costs.

5 Tips for Buying a Katy TX Home in the Summer

Summer is a great time to buy a home in Katy TX.  The surge of homes coming on the Katy TX Real Estate market in the spring, along with the freedom families face for moving when children are out of school, are a few reasons why many who are moving to a new home in Katy pick the summer months to do so!

If you’ve been searching for a new home in Katy TX, or are relocating to the area and are planning to visit for a weekend of house hunting; there are a few tips you’ll want to have in mind.  Take a look!

1. Look past curb appeal– Summer is a great time for sellers as their home is being shown in the best light possible.  Budding flowers, lush trees and green grass set the stage for a home to show well.  Buyers see beautiful curb appeal and can instantly fall in love with the appearance of the home and its charming setting.  Yet, it’s important to look past curb appeal and focus on what’s going on inside the home.  Take note of any major updates or repairs you’ll have to do to make the home move in ready and take those factors into serious consideration.

2. Start your search early– If you have children that will be starting school in the fall, you’ll want to find and be settled into your new Katy home before the school year starts.  Moving early to mid summer will allow your children to meet others in the neighborhood and feel less nervous about starting at a new school in the fall.

3. Act quickly– On average, 30-40% of homes sell in the summer months.  This means that competition is tight.  If there’s a great home that fits your style, budget and your wants; move quickly or someone else will!  Of course you still want to weigh the decision carefully and talk with your Katy TX Real Estate agent, but delays can lead to bidding wars or someone snatching up the home first.

4. Have your financials in order– Because you’ll need to act quickly on a Katy TX home in the summer, you’ll want to be sure to have your financials in order. This means being pre approved and making sure you’re prepared with a down payment.

5. Don’t be fooled by nice weather– A dry summer can hide a moisture problem in a home.  Look for clues of excessive moisture by checking the ceiling and walls for water marks.  Mildew is also another sign of moisture issues and will need to be dealt with immediately. You’ll naturally want a home inspection before purchasing the home, but these are a few clues to look for when viewing the home for the first time as they can tip you off to potential issues.

Katy is a city located in Harris, Fort Bend and Waller Counties in the U.S. state of Texas, within the Houston–Sugar Land–Baytown metropolitan area. The population was 11,775 at the 2000 census.

Katy, suburb of Houston, Texas, is named for the Missouri-Kansas-Texas Railroad (commonly referred to as the "K-T Railroad", now a part of Union Pacific) that ran through Katy in the 19th century. Katy was once known as Cane Island. The name is derived from Cane Island Creek which runs just west of downtown. Cane Creek is a branch of Buffalo Bayou. The origins of the name Cane Island are believed to be from the fact that Katy was once a major sugar cane producer and rice producer. To commermorate the importance of rice to the Katy community, the Chamber of Commerce holds the Rice Harvest Festival every second weekend of October.

Katy was recently the location of one of the ten large red balloons in the DARPA Network Challenge on December 5, 2009. The balloon was stationed in Katy Park.

In 2009 the Gadberry Group named Katy as one of nine "9 from 2009" most notable high growth areas in the United States.
After a low income apartment complex was proposed for development in an adjacent unincorporated area, in 2010 the Katy City Council passed a resolution stating that the development would decrease property values.[5] The plans for the complex were canceled.
