Protect Your Katy Home While On Vacation

keys in lockIs it just me, or does summer fly by after the Fourth of July? It’s time to plan a summer trip! As your Katy real estate agent, I’d like to share some tips with you on how to protect your Katy home while you’re away. Whether you’re gone for a weekend, week or month, you should always prepare your home, so that it’s secure and clean when you get back.

Before you leave on your vacation, here’s how to prep your Katy home:

  • Clean – You don’t want to come home to a smelly or dirty house. Ideally, you want to come home to a clean home! At the least, empty your fridge of perishable items that will go bad while you’re away, empty the trash and recycle bins, wipe down counters and run garbage disposal. If you have more time, do and put away laundry, clean clutter, wash sheets and towels, make beds, etc.
  • Close – Make sure your Katy home is in safe condition while you’re away. Unplug small appliances to save power and eliminate electrical dangers while you’re away. Check smoke detectors. If you’re leaving for a while, turn off your water at the main shut-off valve. Keep bathroom and closet doors ajar to prevent mold or musty smells. Do a quick maintenance check on your cooling system, roof, windows, etc.
  • Secure – This is what is on most homeowners’ minds when it comes to traveling. You want to find your home secure when you get back! You’ve got options. Set up remote monitoring, either with your own wireless security camera, or through a professional monitoring service. Collect spare keys around your house, under doormats and so on. Give a pair to a trusted friend or neighbor. Hold your mail and newspapers so it’s not obvious you’re gone. Set up motion lighting outside. Consider investing in a new security system if you don’t have one. Ask a friend or family member to water plants and check up on your home while you’re away.

Home Value Tips for Katy Homeowners

As a Katy homeowner, do you have home improvement plans for the New Year? Do you want to upgrade your home, but aren’t sure where to start? As your Katy real estate agent, I would like to offer you some suggestions!

When you go to sell your Katy home, you want to impress as many potential buyers as you can. Therefore, if your home has certain features that Realtor.com said drag down a home’s value, you might want to consider updating them first.

  • Match your paint colors. This is true for the exterior and interior. Most buyers don’t want to buy the only pink house in town, especially if all the others are neutral colors, so take note at how your home blends into the neighborhood. Inside, paint over a bright orange with a neutral color, so buyers can imagine their own design ideas.
  • Have an inviting front door. When a buyer or a guest comes to visit your Katy home, the front door is one of the first features they’ll notice. An upgraded front door is also the best upgrade for return on investment, so don’t feel bad about investing your money into an updated, sturdier option. Make sure the doorbell works while you’re at it.
  • Update windows and screens. Buyers and guests will notice screens that look more like cat scratchers. You might be able to get away with using screen repair patches to fill in the holes, rather than replacing the whole set. Check your window frames and windows too, and make sure they all slide properly and are insulating well.
  • Work on your landscaping. Since the exterior of your Katy home is the first thing buyers and guests see, you want them to notice quality landscaping rather than a bare yard, or landscaping that has been forgotten. Be sure to trim your trees and cut your grass. Having some fresh flowers in pots outside your front door is a nice bonus.
  • Take note of smells. We get used to the smell of our own Katy homes, so it’d be a good idea to ask a trusted friend, family member, neighbor or Katy real estate agent if they notice any weird smells in your house. If they do, work toward finding the culprit of the odor and cleaning it in a way that will remove the smell for good.

Other features that Realtor.com mentioned include eerie dripping noises, poor lighting, squeaky doors/hinges and an outdated kitchen. As a Katy homeowner, it’s up to you to determine which of these features you have, and which need to be upgraded most!

Katy is a city located in Harris, Fort Bend and Waller Counties in the U.S. state of Texas, within the Houston–Sugar Land–Baytown metropolitan area. The population was 11,775 at the 2000 census.

Katy, suburb of Houston, Texas, is named for the Missouri-Kansas-Texas Railroad (commonly referred to as the "K-T Railroad", now a part of Union Pacific) that ran through Katy in the 19th century. Katy was once known as Cane Island. The name is derived from Cane Island Creek which runs just west of downtown. Cane Creek is a branch of Buffalo Bayou. The origins of the name Cane Island are believed to be from the fact that Katy was once a major sugar cane producer and rice producer. To commermorate the importance of rice to the Katy community, the Chamber of Commerce holds the Rice Harvest Festival every second weekend of October.

Katy was recently the location of one of the ten large red balloons in the DARPA Network Challenge on December 5, 2009. The balloon was stationed in Katy Park.

In 2009 the Gadberry Group named Katy as one of nine "9 from 2009" most notable high growth areas in the United States.
After a low income apartment complex was proposed for development in an adjacent unincorporated area, in 2010 the Katy City Council passed a resolution stating that the development would decrease property values.[5] The plans for the complex were canceled.
