Upcoming Katy TX Fall Events

The fun continues this fall season in Katy, TX! As your Katy real estate agent, allow me to fill you in on fun, upcoming family-friendly festivals and events to mark in your calendar!

  • Kids Night at CAP is coming up this Friday, Sept. 28, from 6:30 to 9:30 p.m. CAP Animal Shelter & Pet Adoption Center hosts a Kids Night every last Friday of the month, to celebrate the bond between kids and animals. Kids can enjoy a dinner, go to a movie, or hang out at CAP and make fun animal-themed crafts or play games. Kids six and up are welcome for a donation of $15 per child. Then you can go enjoy a date night!
  • Head to Brookshire to attend Fall Festival at Dewberry Farm! This begins this Saturday, Sept. 29, and runs until Nov. 11. Enjoy all the things that make the fall season so wonderful, such as a corn maze, a pumpkin patch, wine and beer in the Cantina, seasonal food for the whole family and so much more. Pick out some pumpkins to bring home for decoration or for carving or painting!
  • Support local artists and crafters at the Real Craftwives of Katy Fall Market on Oct. 7! This will take place at No Label Brewing Co. and will feature over 60 local vendors. There will also be live music, food trucks, kids activities and more, so make a day of it! Entry is free.
  • The Katy Rice Festival takes place Oct. 12-14 in Downtown Historic Katy. Enjoy a full weekend of art and craft vendors, live music, food, a beer garden and a carnival. There is, of course, also a rice cooking competition, and a student arts competition. A parade will take place Saturday morning. All proceeds from the event go toward student scholarships and to local charities through the Rotary Club of Katy.
  • Halloween events begin with a “Howl-o-ween” Dog Walk, Costume Contest & Pet Expo at Central Green Park in LaCenterra on Oct. 13. Take a walk with your dogs to benefit thousands of needy pets helped by Citizens for Animal Protection, hunt for treats for people and pooches in the Pet Expo, and show off your pet’s best costume for the Canine Costume contest.
  • Cinema Under the Stars is back on Oct. 20 from 7 to 10 p.m. Enjoy the movie ‘Coco’ outside in the courtyard of LaCenterra, in front of Las Alamedas. There will be food and fun before the movie begins. Bring blankets or lawn chairs for sitting in during the movie!

Signs That It’s Time to Sell Your Katy, TX Home

Is it time to sell your Katy home?

Have you been thinking about selling your Katy home this fall? Perhaps you’ve heard that it’s a seller’s market and that inventory is low and buyer demand is high. Or perhaps you’d just like to live better in your means, or grow into a home that fits your future’s needs. No matter what your reason, as your Katy real estate agent, I am here to help!

If you’re still not sure if now is the time for you to sell, here are some signs that it may be:

1.  You want in on a seller’s market. If you know you want to sell sometime in the near future, now is the time to list in the Katy real estate market and take advantage of the low inventory and high buyer demand. As prices and mortgage rates rise, buyer demand might decrease. As baby boomers age, inventory may increase. New home development is on the rise as well. The conditions are ideal for selling now, so if you want to take advantage, now is the time to do so!

2.  Comparable homes are selling for a lot. When thinking about selling, it’s wise to do some research, or to contact an agent, and find out what homes similar to yours are selling for in the Katy real estate market. If these listings are selling at a price that you’d be more than happy with, this is a good sign that you can expect a similar price for your home, as long as there are no major issues with the inspection or appraisal.

3.  You need a larger home. If your family has grown in size, but your house hasn’t, this is a sure sign that it’s time to move. Whether you need more bedrooms for your little ones, you need a large yard for your pets, or you need an in-law suite for your aging parents, there are plenty of reasons to move up from your starter home to your dream home! Now is the time to do so, before prices and mortgage rates increase any more.

4.  You’re financially stressed. On the other side of the coin, perhaps it’s time for you to downsize. Whether you are retired and your kids have moved out, leaving you with a home larger than you need, or you bought too high the first time and are feeling the financial burden, now is a great time to sell and get a great price for your home. Then, you can buy smaller and save.

5.  You’re tired of the maintenance. As homeowners age, or become parents, or get high-stress jobs, they may find that the maintenance of landscaping, a pool, a large home, etc. may be too much for them. Or perhaps the long drive to work is stressing you out. Whether you need a new home, or a new location, drop the stress and maintenance tasks and find a home with less stress!

Labor Day & Beyond in Katy, TX

Katy TX Labor Day weekend fun

Now that school is back in session in Katy, TX, who’s ready for a holiday weekend?! As your Katy real estate agent, I’m here to fill you in on what you can do with your long Labor Day weekend, and what Katy events you have to look forward to after that.

What are your plans for Labor Day? If you’re traveling this weekend, check out my last blog post about how to keep your Katy home secure while you’re away. If you’re staying home, you could host a pool party or barbecue, or just chill with a good book and glass of wine! This weekend is a great chance to sleep in and relax, or to get home maintenance or landscaping tasks completed that you’ve been putting off.

If you’d like to accomplish real estate goals this fall, spend some time this weekend browsing listings in the Katy real estate market, coming up with your needs vs. wants list, and gathering paperwork together for a mortgage application. If you’d like to sell, spend time decluttering, cleaning and staging your home!

You can find some great shopping deals Labor Day weekend. Head to Katy Mills or LaCenterra at Cinco Ranch for a day of shopping and dining with family and friends, or enjoy some solo shopping time!

Cool off at Typhoon Texas or a community pool and enjoy swimming or sliding down water slides as a way to celebrate the end of summer. Typhoon Texas is open until Sept. 23 for the season, but only on weekends and with shorter hours.

After Labor Day weekend, the fun doesn’t end in Katy. September events to look forward to:

1.  Fifth Street Frenzy will take place Sept. 8 from 5 to 9 p.m. Enjoy an evening out admiring vintage and classic cars, live music, BBQ and great vendors. If you’d like to adopt a pet, local animal rescues will be there as well. This event is free to the public!

2.  Cinema Under the Stars will take place in the courtyard in front of Las Alamedas at Cinco Ranch on Sept. 20. Enjoy food, fun and a showing of ‘Selena,’ beginning at dusk. Bring blankets or lawn chairs!

3.  The Katy Triathlon will take place at Cane Island on Sept. 23 and proceeds will benefit the Katy Rotary Fund. Get singed up and practicing for the big event!

Back to School Events & More This Month in Katy!

Back to school activities in Katy, TX

August has arrived in Katy TX, which means that we get half a month of summer, and half a month of back-to-school activities! As your Katy real estate agent, allow me to fill you in on upcoming events and activities, so you can enjoy what is left of summer and prepare your family for the school season.

1.  Chick-fil-A always hosts family-friendly events for the Katy community! Start the month off by making tent crafts, listening to campfire songs and enjoying a cookie s’more from 5:30 to 7:30 p.m. tonight at the Mason Road location. Then they’ll have a last sleepover of summer later in the month, along with back to school activities.

2.  New Katy High School freshman can get acquainted with the school at Fish Camp on Aug. 3. It includes motivational sessions, campus tours, pep rallies, school song, Class of 2022 shirts, lunch, staff member meet-and-greets and more. A dance will take place that night. At CRHS, sophomores and juniors can get textbooks, course lists, parking permits and more Aug. 6. Seniors and Fish Camp can head to the school on Aug. 8.

3.  Get into the back-to-school spirit by learning how to spin and toss a flag like the Katy High School Color Guard! On Aug. 9, all participants will learn two routines and then perform them with the Color Guard and the Katy Tiger Band at the Tiger Band Showcase performance. Clinics are available for 1st through 4th grade from 10 a.m. to 1 p.m., then 5th to 8th grade 12 to 3 p.m. The Showcase will take place Aug. 9 at 7 p.m. at the Tiger Stadium.

4.  Aug. 8, get decked out in your best 80’s gear and head to No Label Brewing Co. for the 2018 Katy Summer Tailgate! This back-to-school bash will benefit YMCA Operation Backpack and other outreach programs, so it’s the perfect chance to support a great cause while having a blast! Admission is $20, kids 12 and under are free. There will be sno cones, food trucks, live music, and of course, beer for adults.

5.  LaCenterra is hosting Cinema Under the Stars all month long! Coming up Aug. 18 from 7 to 10 p.m., head to the courtyard for a showing of ‘The Greatest Showman.’ Arrive early to enjoy a petting zoo of baby animals from Wild Things Zoofari. Grab food or bring your own, along with chairs or a blanket.

6.  Aug. 20, from 7 to 9 p.m., join others from the Katy community at the Katy High School Town Pep Rally! Head to Rhodes Stadium for the opening of the fall 2018 football season. There will be band and cheer performances, player introductions and more.

7.  On Aug. 27, bring kids anywhere from one month to eight years old to Story Time at Central Green Park at LaCenterra. Award-winning children’s author Maria Ashworth will be there to read to kids and teach them all sorts of skills through music, finger play, art and storytelling. It’s free and all supplies are included.

Most Affordable Housing in U.S. & Where Katy Fits In

Katy TX Real Estate Market Statistics

If you’re wondering where the most affordable housing is in the U.S. right now, HomeArea.com shared recent rankings from the Census Bureau’s American Community Survey on housing affordability. As your Katy real estate agent, allow me to fill you in on the details, and to narrow in on how the Katy real estate market compares.

The most affordable housing is in West Virginia, followed by Arkansas and Mississippi. The median monthly housing cost in West Virginia is $591, which is half of the national median monthly housing cost of $1,022. This national average has risen 1.3 percent from $1,009 last year.

This median monthly housing cost takes into account the major costs paid by homeowners each month, including mortgage payments, real estate taxes, insurance, utilities and condo fees. On average, housing costs make up the largest expense for households at around 33 percent, followed by transportation, food, etc.

Texas came in as the 29th most affordable housing market, so almost right in the middle! The average monthly housing cost in Texas is $980, up from $968 last year, and below the national average of $1,022.

Taking a closer look at Texas, the median home value is $128,900, the median household income is $52,000. In Katy, TX specifically, the median home value is $150,200, the median monthly owner costs are $1,644 with a mortgage, the median monthly rent is $991 and the median household income is $69,000.

When looking at the population of Katy, 26 percent is middle-aged and married, between ages 40 and 64. Children make up 28 percent of the population, under the age of 18. Young adult singles between 18 and 39 make up 13 percent, and seniors above age 65 make up 12 percent.

As you can see, Katy TX is a great place to raise a family, with a high population of kids and a solid average income! Mother’s Day & More Spring Events in Katy, TX

Events in Katy, TX this May and Mother’s Day

Do you know how you’re celebrating mom this weekend in Katy, TX? Do you know about the fun events and activities that are coming up in Katy this spring? As your Katy real estate agent, I am here to fill you in! Katy is a wonderful community for families, and as such, I love being able to fill you in on the fun things to do around town.

Here’s a list to keep handy when looking for something to do in Katy:

1.  Tomorrow, from 6 to 9 p.m., you can head to Taste of LaCenterra at Cinco Ranch! There you can taste a little bit of everything being offered by local businesses, from wine and cheese, to burgers and shakes. Enjoy small bites from some of LaCenterra’s newest restaurants, a wine garden, live music, a silent auction and giveaways. Check out the full list of participating restaurants, your mouth will water!

2.  Bring your family to Central Green Park at LaCenterra this Saturday, May 12, to help celebrate Will Fork Drainage District’s birthday! Themed after the “Magic of the French Quarter,” you can expect live music by The Sugarland Brass Company, a magician, street dancers, face painting, caricatures, puppet shows, crafts, a bike and wagon parade and more. Sign up your kids if they want to participate in the parade!

3.  This Sunday, May 13, bring mom to a special Mother’s Day Brunch! The Golf Club at Cinco Ranch is hosting a special brunch from 11 a.m. to 2 p.m. Cost is $27 for adults and $9.95 for kids. Mo’s Irish Pub is hosting a special brunch buffet from 10:30 a.m. to 2 p.m. Cost is $10.95 for moms and children, $19.95 for all others, $3 mimosas and $5 Bloody Mary’s. Check out the menus and make reservations, or make reservations at mom’s favorite restaurant for a special dinner!

4.  Bring mom and the whole family to LaCenterra at Cinco Ranch on May 17 for am empowering female movie! ‘Wonder Woman’ will take place as this month’s Cinema Under the Stars. Pack chairs or a blanket and enjoy food and fun before the movie begins at dusk.

5.  Chick-fil-A consistently hosts family-friendly events. May 15 and 16 are Mother’s Day celebrations, where participants can enter to win free passes to Hotworx. May 22 and 23 are events to celebrate summer and Memorial Day, with red, white and blue sun catcher crafts or a summer slime craft. Upcoming Katy, TX Events!

runningKaty, TX is getting warmer and greener as spring is in its prime and Earth Day is upon us! Whether looking for an outdoor run, a fun kid’s craft, or a relaxing movie or theatrical production, you’ve come to the right place. As your Katy real estate agent, I’ve put together this list of upcoming events for you to enjoy in and around Katy, TX this month:

  • Today, LIFE Church and the A.D. Players will present the classic tale of ‘The Lion, Witch and the Wardrobe,’ a beloved story about Narnia, a world beyond ours with the age-old conflict between good and evil. This is free and open to the public, but tickets needed to be reserved ahead of time!
  • This Saturday, April 14, head to Tompkins High School bright and early for the Cow Patty Classic 5K/10K! Wear your best bovine attire and enjoy a run, jog or walk that will benefit the OTHS FFA Student Chapter. Packet pickup is this Thursday. Adult registration is $25 and $15 for students 18 and under.
  • Chick-fil-A has their monthly events coming up mid-month! Preschoolers can enjoy Earth Day Planting April 17 at Cinco Ranch and April 18 at Mason Road, both from 9:30 to 11 a.m. Kids will plant their own herbs. On April 16-18, Caterpillar Garden will take place for kids of any age, where they can adopt their own caterpillar and watch it turn into a butterfly! First 100 kids get caterpillars.
  • April 19, head to LaCenterra at Cinco Ranch for a free Cinema Under the Stars evening from 7 to 10 p.m. Enjoy food and fun, and then at dusk, ‘Ferris Bueller’s Day Off’ will show. Bring lawn chairs or blankets. This is free and open to the public!
  • Another running opportunity is coming up on April 21 at Cinco Ranch High School. Color for a Cause 5K will benefit The Arc of Katy, helping them rebuild their facility after Hurricane Harvey. The run will take place from 8 to 11 a.m. During the race, participants can throw and toss non-toxic colored corn starch in the air, so by the end of the race, everyone is all colorful!

This is quite the array of activities taking place in Katy, TX during the rest of April. Get out and enjoy yourself as a single, couple, family or group of friends. These are also great ways to meet others in the area if you recently relocated to Katy!

Make This Spring When You Buy or Move Up in Katy!

Buy a Katy, TX home this spring!

Have you been either wanting to buy your first home in Katy, or wanting to move up to a bigger or better home? As your Katy real estate agent, I am here to tell you that now is the time to do it! Believe or not, once you sift through all of the fear-based opinions on the internet, you’ll find that now is still one of the most affordable times to buy real estate.

If you look at real estate trends over the past 40 years, you’ll see what excellent conditions are available to you right now as a Katy homebuyer. A recent study found that the affordability of real estate now is at one of its highest levels. Here are some of the findings:

  • Right now, the median household can afford a home 1.5 times more expensive than the median home price.
  • Comparably, in 1980, the median household could only afford about 3/4 of the median home price, due to high mortgage rates.
  • Despite stagnant incomes, affordability has grown because of the drop in mortgage rates. While they’re hovering between 4 and 5 percent now, they were up to 16 percent in the 1980s!
  • Of the nation’s 100 largest metros, only one became unaffordable between 1990 and 2016. At the same time, 22 flipped from unaffordable to affordable.
  • The only time housing was more affordable than it is now is the past few years, especially after the housing crash, when there were lots of foreclosures and short sales available at major discounts. Mortgage rates were lower too, but they’ve begun to increase now.

This is proof that if you want to buy a Katy home, either as a first-time buyer or as a move-up buyer, your best chance is now! Home prices and mortgage rates are expected to continue increasing, which will cause housing affordability to go down.

Want some other reasons to buy a Katy home this spring?

1.  You’re paying a mortgage either way. If you currently rent, you’re already paying a mortgage. You’re paying your landlord’s mortgage! Your landlord will reap the rewards when they go to sell, but you are losing that money and will never see it again. Invest in your own future as a homeowner! If you want to move up, you too are already paying your own mortgage. You can use your funds from your current home to put a down payment on your next home.

2.  You have reasons for wanting to buy. If buying is on your mind, you must have some good reasons. If you’re buying for the first time, do you want to invest in your future and stop throwing your money away on rent? Do you want some privacy after living with parents or roommates? If you’re moving up, do you want more space to grow your family, or a bigger yard for your pets, or a better location? Keep these reasons in mind to give you motivation!

  • Tonight, Drix Restaurant & Lounge is offering a Four-Course Valentine’s Day Dinner! Menu options will include crab cakes Valentino, bruschetta, filet mignon and a decadent chocolate dessert. Make sure to call and see if they have any openings left!
  • Another four-course Valentine’s Dinner option in Katy is from Antonia’s Cucina Italiana. This will be served at Cane Island’s Amenity Village tomorrow, Feb. 15, and will include a bottle of wine. Reservations are required.

  • Celebrate Valentine’s Day this Saturday, Feb. 17, with Romance of the French Quarter Annual Date Night. At Central Green Park at LaCenterra at Cinco Ranch, you can enjoy music from the Platinum Players Zydeco Band and a special picnic menu from Peli Peli. First 25 couples will score a free dessert!
  • The next Chick-fil-A event in Katy is on Feb. 20 at the Cinco Ranch location and Feb. 21 at the Mason Road location. Enjoy Family Night: Core Essentials Value – Kindness from 5:30 to 7:30 p.m. at each location. Kids can make a kindness chain and find ways to make a friend’s day better.
  • If you’ve got a new pet, you may be interested in Level One Obedience Training at Camp Bow Wow, which is a six-week course that meets from 10 to 11 a.m. for six consecutive Saturdays. Also on Feb. 24, from 12:30 to 2 p.m., Katy pets can get vaccinated for a great price.

Any time is a good time to clean and organize your Katy TX home, especially if you plan on selling your Katy home this year! While it’s easy to organize some areas in the home, some items are just so hard to get under control. Luckily, this article from HouseLogic offers some very crafty ideas for organizing these types of items:

  • Put loose jewelry in ice cube trays. If you don’t have a large, classy jewelry case, the next best super affordable option is ice cube trays. This is a great way to separate pairs of earrings from bracelets and necklaces and avoid one giant knot when you’re ready to wear some of it.
  • Hang scarves with shower curtain rings. Hang a bunch of circular shower curtain rings from a sturdy hanger and then fold a scarf through each one. It takes up no more space that one shirt would in your closet, and it makes picking out a scarf so simple!
  • Organize the freezer with magazine organizers. If you often lose food items in your freezer because things stack up and you forget about them in the back, magazine organizers are a great way to organize boxed food, like pizza, popsicles and waffles. Plastic is the way to go in case anything leaks.
  • Control your hair pins with a magnetic strip. You can purchase and stick a magnetic strip anywhere near your bathroom sink or inside a vanity drawer, and then attach your pins to it. They magnetize to the strip and will no longer by scattered everywhere!
  • Use a CD holder to organize your Tupperware lids in the kitchen. They offer the perfect amount of space for your lids, and if you arrange from smallest to largest, you’ll be able to find the one that fits the container you’re using fast and easy.
  • Organize cords with toilet paper or paper towel rolls. All you have to do is coil each cable while it’s not being used, slip it into a cardboard roll, and write what the cable is on the roll with permanent marker. No more piles of tangled cords!

The HouseLogic article has all sorts of other great organizing ideas, such as how to hang measuring cups and spoons inside a cabinet door, how to hang shower supplies with suction cups and hairbands, or how to create a drawer with an egg carton. Best part is, all of the materials needed are either super cheap, or you already have them in your home.

Katy is a city located in Harris, Fort Bend and Waller Counties in the U.S. state of Texas, within the Houston–Sugar Land–Baytown metropolitan area. The population was 11,775 at the 2000 census.

Katy, suburb of Houston, Texas, is named for the Missouri-Kansas-Texas Railroad (commonly referred to as the "K-T Railroad", now a part of Union Pacific) that ran through Katy in the 19th century. Katy was once known as Cane Island. The name is derived from Cane Island Creek which runs just west of downtown. Cane Creek is a branch of Buffalo Bayou. The origins of the name Cane Island are believed to be from the fact that Katy was once a major sugar cane producer and rice producer. To commermorate the importance of rice to the Katy community, the Chamber of Commerce holds the Rice Harvest Festival every second weekend of October.

Katy was recently the location of one of the ten large red balloons in the DARPA Network Challenge on December 5, 2009. The balloon was stationed in Katy Park.

In 2009 the Gadberry Group named Katy as one of nine "9 from 2009" most notable high growth areas in the United States.
After a low income apartment complex was proposed for development in an adjacent unincorporated area, in 2010 the Katy City Council passed a resolution stating that the development would decrease property values.[5] The plans for the complex were canceled.
