Katy TX Holiday Events this December

December is here, which means a whole slew of holiday events are coming your way in Katy, TX! If you don’t find yourself in the holiday spirit yet, these events will surely help you get there, and can give you a break from the stress that often comes with the holidays. As your Katy real estate agent, I’ve put together a list of upcoming events to get excited for!

1.  The Katy Christmas Tree Lighting will take place tomorrow, Dec. 5, at 6:30 p.m. in front of Katy City Hall. Enjoy a Christmas story, entertainment from a local choir and dance company, Santa sightings and photos, hot chocolate and cookies, and the lighting of the tree, of course!

2.  Holiday Home Tour takes place Dec. 5 from 5 to 9 p.m., and Dec. 6 from 10 a.m. to 2 p.m. and 5 to 9 p.m. These tours allow you to view local Katy homes filled with beautiful holiday décor! This is a great way to motivate you to decorate, or to give you some fresh decorating ideas. Proceeds go to a great cause, and there will also be silent auction baskets and decorated wreaths available.

3.  Katy’s Old Fashioned Christmas Festival is this Saturday, Dec. 7! Don’t miss this family-friendly tradition. It’s free to attend and runs from 10 a.m. to 5 p.m. in Downtown Katy. Get some holiday shopping done at the Christmas market, featuring produce, arts and crafts, antiques, jewelry and more. Enjoy carolers, food trucks, entertainment, and the main attraction, 50,000 pounds of snow! The kids can meet Santa, the adults can enjoy the beer garden, and everyone can get in the festive spirit.

4.  Messiah Singalong at St. Peter’s United Methodist Church will take place Dec. 8 at 7 p.m. For more than a decade, the Chancel Choir at St. Peter’s has been performing Part I and the Hallelujah Chorus of Handel’s Messiah! It’s free to attend, and sheet music will be available if you want to sing along!  They also have a Christmas Concert on Dec. 15, along with other Christmastime activities to check out.

5.  Santa is at Katy Mills all month long, through Dec. 24! On Dec. 8, children with special needs can visit Santa during a special sensory-friendly Caring Santa day. On Dec. 7, 14, 21 and 24, kids can enjoy Breakfast with Santa at Rainforest Café!

6.  Fantastical Christmas Concert at LaCenterra will take place Dec. 21 from 7 to 9 p.m. This will be a night of Christmas songs and classic rock mashups from Frank Hart & Friends on LaCenterra’s Central Green! Enjoy music, prizes, dancing, elves and more. You can get some shopping done while you’re there, too! Check out the website for items you can bring to donate to great causes.

I know what you’re thinking. Why on earth would anyone want to buy and/or sell real estate during the holiday season?! As your Katy real estate agent, I am here to fill you in on some unknown perks! If you’re hoping for less competition from other buyers and sellers, for example, or you’re on a tight moving schedule, now might be the ideal time for you to work toward your Katy real estate market goals.

1.  Less Competition. Whether you’re buying, selling or both, this rings true. In general, there are less people dealing with real estate right now. Most people just want to enjoy the holidays. But this is good news for sellers, because there will be fewer houses on the market, and more buyers will check out your house. This is good news for buyers, because there is less chance of a bidding war, and you might have more negotiating power.

2.  Faster Transactions. Because there are fewer real estate transactions during the holidays, the process tends to go faster for all those involved. It’s easier to set up mortgage loan appointments, showings, home inspections, appraisals, closings, etc., because all of these professionals have a less busy schedule than usual. If hoping to move by the time the kids go back to school after the holidays, it could be doable if you act fast!

3.  Tax Advantages. If you’d like to take advantage of tax benefits as soon as possible, accomplishing your real estate goals by year’s end will allow you to do so a year sooner than otherwise in some cases. Homeownership brings numerous tax perks, such as mortgage interest deduction, property tax deduction and others.

4.  Winter Staging. When selling, you can take advantage of the holiday season by incorporating it into your home staging. Everyone loves some holiday magic happening inside the home! While you should keep decorating to a minimum, some neutral lights and garland can really brighten up your home and make it feel more cheerful during this otherwise dark time of year.

5.  Realistic Picture. On the other hand, buying during the winter is smart, because buyers can view homes in their least appealing season. It’s easy to make a house and yard beautiful during bright summer days and flowery spring days, but you can notice more potential issues during the winter. Check for drafts, bad lighting and inconsistent heating. However, make sure your home inspector checks the heat and air conditioner, no matter what season it is.

Exciting November Events in Katy TX

How is it November already?! Time flies, and holiday season is upon us! As your Katy real estate agent, allow me to fill you in on exciting events coming up this month in Katy. Whether looking to start your holiday fun, or just looking for some live music or volunteering opportunities, I’ve got you covered:

1.  Volunteer to “Put Down Roots” during the Katy Prairie Conservancy’s largest restoration effort ever! On Nov. 9, from 9 to 11:30 a.m., volunteers will help transplant native prairie plants. Snacks and water will be provided, bring a reusable water bottle! Free to join.

2.  Head to Historic Downtown Katy for Ladies Night on Nov. 7! Businesses will stay open late, so grab your friends and enjoy shopping special sales, door prizes, snacks, beverages and more from 3 to 8 p.m. Also, Katy Market Day is Nov. 16 this month, from 10 a.m. to 4 p.m. in downtown Katy. Browse vendors, enjoy live music and grab food at a food trucks.

3.  Before the holiday season hits, head to No Label Brewery on Nov. 22 to sit back and enjoy some live music while sipping on local brews. From 5 to 8 p.m., Justin Kemp will perform your favorite classic rock songs from 70s, 80s, 90s and today.

4.  Get some holiday shopping done early by attending the Home for the Holidays Christmas Market at Leonard E. Merrell Center in Katy Nov. 22-24! Here you’ll find handmade items, such as candles, jewelry, gourmet foods, clothes, home décor, wreaths and more, from more than 200 vendors.

5.  If you’re ready to ring in the winter holidays, head to LaCenterra on Nov. 22 from 6 to 9 p.m. for their annual Tree Lighting Celebration! This is presented by Texas Children Hospital – West Campus. Enjoy Santa sightings, family activities, live entertainment, and the lighting of the tree of course!

6.  Start your Thanksgiving morning off healthy at the Katy Area YMCA Turkey Dash! There is something for everyone, including a 10K, 5K, 1 Mile Kids Race and 1 Mile Walk/Run. Afterward, enjoy food, giveaways, a photo booth and kids fun zone. There will be awards for best costume, so dress up and have fun with it! Proceeds go toward scholarships for various programs.

Whether buying, selling or both this fall in the Katy real estate market, it is wise to use the assistance of an experienced, reliable, highly reviewed Katy real estate agent!

2.  Agents play many roles in one. An agent’s main agenda is to get your house sold, or to help you find a home to purchase. However, we play many more roles than just that. We are expert problem-solvers. Problems arise in real estate. Whether buying or selling, home inspection issues are never fun. Appraisal issues are complicated. Price and contingency arguments occur. We know how to deal with problems. We also know how to deal with emotions that arise when you buy or sell, which can get in the way of making sound decisions. We offer neutrality and facts for helping you make important decisions.

3.  We are expert negotiators. When selling, what do you do when you receive a low offer? As a buyer, what should your first offer be, and if rejected, should you make a counteroffer? Many factors come into play, and your agent will know them and talk you through them. Plus, if the buyer or seller you’re negotiating with is working with a real estate agent, you are negotiating with a professional negotiator. Don’t you want a professional negotiator on your side as well?

The best agents will make sure your home is being seen by as many potential buyers as possible, through the best modern marketing methods available, social media, connections in the community and more. There is so much an agent does behind the scenes to ensure that your home sells, or to make sure that you are seeing all of the homes available to purchase, even if they aren’t live on the MLS.

October Fall Fun in Katy TX

Visit fall festivals in Katy TX

October has arrived in Katy TX, which is prime time for fall fun! If you love fall, you’ll love the lineup of local events this month. As your Katy real estate agent, I fill you in each month on what’s coming up around town. Pull out your calendars and jot these down!

1.  The Katy Rice Festival is an annual family-friendly event every fall. This year’s fest runs Oct. 11-13 in downtown Katy. Friday night, enjoy “Octoberfest” with live music, a carnival, food trucks and beer garden. Saturday, enjoy a free parade. Saturday and Sunday, there will be arts and crafts, carnival fun, live music, food and drinks and more. Tickets cost $5 for adults Saturday and Sunday, kids 12 and under are free.

2.  Bring the family out to one of the Willowfork Fire Department’s three fire stations this Saturday, Oct. 12, in honor of National Fire Safety Week! From 1 to 4 p.m., you can meet your local firefighters while the kids enjoy a Junior Firefighter Obstacle Course and fun fire safety giveaways. There will also be a blood drive if interested in donating blood.

3.  Katy Market Day will be hosting a free British Car Show & Beer Garden on Oct. 19 from 10 a.m. to 4 p.m. Enjoy viewing and admiring British cars while sipping beer. What could be better for car enthusiasts? Plus, at Katy Market Day, you can browse and shop at more than 60 vendor booths while enjoying food trucks and a beer garden from No Label Brewery.

4.  Halloween is at the end of the month, so time for kids to stock up on candy! Trunk or Treat will take place at Living Word Lutheran Church on Oct. 27 from 5 to 7:30 p.m. Kids from preschool to 5th grade can put on their costumes and head to the parking lot to trick-or-treat from car trunks, play carnival games, and enjoy snacks and refreshments.

5.  Another Trunk or Treat will also take place Oct. 27, this one from 4 to 6:30 p.m. at Tays Junior High. It’s free and open to the public. Kids can enjoy trick-or-treating in the parking lot from car trunks decked out to look like Halloween-themed front porches. There will also be bounce houses, games, a photo booth, and free popcorn and lemonade.

6.  Though not in October, mark your calendar for No Label Brewery’s Chili Cook-Off on Nov. 2! This takes place from 12 to 4 p.m. Proceeds go to the National Law Enforcement Officers Memorial Fund. Show up hungry for chili! Kids 12 and under are free with adult admission.

Time to decorate with pumpkins, plan your Halloween costume, and enjoy these upcoming activities in Katy! 6 Upcoming Fall Events in Katy, TX

We’re midway through September, I guess we can say it’s fall now! With the changing of the seasons comes a plethora of new, exciting events and activities to look forward to throughout Katy, TX. As your Katy real estate agent, allow me to fill you in, so you can plan accordingly!

1.  Oktoberfest is taking place this Friday, Sept. 13, at No Label Brewing. From 6 to 10 p.m., enjoy live music from Auf Geht’s Musik, food by Sauerkraut, an Oktoberfest beer release, a limited edition stein and more. Can you think of a better way to celebrate Friday the 13th than with lederhosen and steins? Prost!

2.  Live Music & Lawn Games take place at LaCenterra on Thursday, Sept. 19, from 6 to 8 p.m. Head to the courtyard for music from Klockwork, which ranges from jazz and blues to Motown and funk. Bring lawn chairs or blankets, or just plan to dance. You can purchase wine or beer from Sweet Paris.

3.  The Katy Alzheimer’s Walk is coming up Saturday, Sept. 28 at 8 a.m. at LaCenterra. Whether you are affected by Alzheimer’s, you know someone who is, or you just want to offer your support, this annual Walk to End Alzheimer’s raises awareness and funds for care, support and research. Enjoy an opening ceremony, an entertaining warmup and the two-mile walk with others in the community. Sign up!

4.  Taste of LaCenterra is coming up on Oct. 3! From 6 to 9 p.m., you can enjoy small bites from new and established local restaurants, a variety of beer, wine and cocktails, live music, silent auction, photo booth, sketch artist and more. Buy tickets in advance! One hundred percent of ticket sales and silent auction proceeds benefit Katy-based charity Hope Impacts.

5.  The annual Pet Blessing will take place at the Living Word Lutheran Church in Katy on Oct. 6 at 4 p.m. on the church lawn. Bring your pets, furry, scaled or feathered, for a short service, pet parade and blessing. There will be look-alike and costume contests as well!

6.  Pinot’s Palette has all sorts of fall painting opportunities coming up! Check out your options on their calendar and register for a fun night out, painting fall trees, pumpkins, sunflowers, Halloween themes and more. This makes for a great date night or friends night!

With Labor Day weekend upon us, this upcoming fall season might be the perfect time for you to consider selling your Katy home. As things settle down after the busy summer, fall can be a more peaceful time to sell, and you’ll be dealing with serious buyers. As your Katy real estate agent, I am here to answer all of your questions and to guide you through the home-selling process!

If you’re not sure if now is the right time to sell, ask yourself these questions to help you decide:

1.  Are you outgrowing your home? This is the number one reason why Katy homeowners decide to sell. They need to upgrade to a bigger home! If you’re growing the size of your family and need more bedrooms and living space, now is the time to sell and move up, while mortgage rates are low.

2.  Is your home too big for you? On the other hand, if you’re soon retiring, or your kids have grown up and moved out, you may be feeling like your Katy home is just too big for what you need. If you feel like all you do is clean, or that the yard work is getting hard to keep up with, it may be time to downsize.

3.  Did your job situation change? If your job changed, your financial situation may have changed as well. If you were recently promoted or got a better paying job, you may be ready to move up to your dream home. If you got laid off, you may be wanting to downsize. Or perhaps you’d just like to move so that you have a shorter commute to work, or you’re closer to public transportation.

4.  Is your market suitable for sellers? If you’ve been thinking about selling your Katy home for a while, but have put it off, it’s wise to do it while the Katy real estate market is in prime condition for sellers. Fortunately, it is now! Home prices have been on the rise for years, but the increase has slowed and steadied. Home equity is looking good for sellers. Mortgage rates are low if you want to move up. 5.  Are you emotionally ready to sell? One of the hardest parts of selling is the emotional attachment you have to your home and the memories that took place there. However, if you’re thinking about selling, you must have a reason. Sometimes it helps to sit on the idea for a bit, but you may never feel completely ready. Get excited for the move by browsing listings, spending time in locations you’d like to live, talking with a professional agent, and decluttering a little at a time.

Upcoming Katy Events & Activities

Many Katy, TX kids are starting school today! As a Katy real estate agent, I wish them all a happy and successful school year! If you’re feeling down about summer feeling like it’s over, have no fear. There are still plenty of fun events and activities to partake in around town in the coming weeks.

Here’s a schedule of upcoming activities to help you plan ahead:

1.  Head to LaCenterra at Cinco Ranch for Live Music & Lawn Games tomorrow, Aug. 15, from 6 to 8 p.m. The Bryan Shane Band will be performing country hits, so bring lawn chairs or blankets to enjoy the music. Wine and beer will be available for purchase from The Cheese Bar Katy or See Paris.

2.  Katy Market Day is Aug. 17 this month, from 10 a.m. to 4 p.m. Head to Historic Downtown Katy to shop boutiques, gift shops, antique stores and more, while also enjoying live music and food trucks.

3.  It’s time to start planning your fall gardens! Attend a free Green Thumb Gardening Lecture this Saturday, Aug. 17, from 10:30 a.m. to 12:30 p.m. at the Maude Smith Marks Library. These are presented by the Texas A&M AgriLife Extension Service and the Harris County Master Gardeners. No reservations are needed, just show up! If you can’t make this one, other lectures on this same topic are available.

4.  If you’ve been wanting to start sewing, or to get better at your craft, check out the workshops at Quilt ‘n Sew in Katy. You can sign up for a special quilt making class, or sign up for their regular classes, such as Sit & Stitch, Bits & Pieces Sew-In, Just Plain Fun Thursday Sensation and others.

5.  Do you have an idea of how to make the world a better place, but you don’t know where to start? Head to Cinco Ranch Library for a workshop on Aug. 17 at 10:30 a.m. titled, Starting and Running Your Own Nonprofit Organization. Could make for a great project this fall!

6.  Pinot’s Palette is a great place to check out when looking for a girl’s night out, a child’s activity or a date night. Their calendar shows the paintings that will be offered each day of the month. There is a special date night Aug. 17, a Paint Your Pet event Aug. 31, kids’ painting opportunities and more. Painting isn’t all they do, there is also a DIY chunky throw blanket workshop Aug. 20.

Simple Staging Tips for Katy Home Sellers

Staging Tips for Katy Home Sellers

When it comes time for you to sell your Katy home, give me a call, your Katy real estate agent! I can answer any questions you may have and can guide you through the entire home-selling process.

One of the easiest ways to attract potential buyers to your Katy home is to stage your home to sell. How much you stage is up to you, but there are some really simple steps you could take to improve the look of your home in photos and in person. These tried-and-true techniques help potential buyers imagine themselves living there.

1.  Make the first impression count. Most buyers see a photo of the front of the house first, and that is obviously what they will see first when visiting in person. Take some time to spruce up the front exterior and front entryway. Paint the front door, power wash the siding, and flank the entry with flowers pots.

2.  Swap out decorations. If you’ve got family photos or children’s artwork hanging on your walls, remove these personal items and swap them out for some neutral artwork. Ask your agent how much she recommends you hang on your wall. Landscaping prints are always a safe bet!

3.  Improve the furniture. If your rooms are overcrowded with furniture, remove some so your rooms are portrayed in the best light. Rearrange furniture so that they face each other and create social settings. If your furniture is really worn out, trade it in for newer items, or consider new pillows or slipcovers.

4.  Neutralize. If you’ve got any bold, out-of-the-ordinary design styles going on in your Katy home, consider neutralizing them, in order to appeal to the largest number of buyers. This may mean repainting some of your rooms a more neutral color, and removing any bold home accessories.

5.  Spend time on the kitchen. Buyers love their kitchens, so spend time making this room look spotless and attractive. Remove all clutter from counters and cabinets. Deep clean everything, from floors to grout lines. Display a few key items, such as a bowl of fruit or a vase of fresh flowers.

6.  Clean the bathrooms. Buyers also pay close attention to bathrooms. This is another area where you’ll want to remove as much clutter as possible, and really give it a deep cleaning. Once that is done, display a few items, such as clean white towels in a basket on your sink.

7.  Improve the backyard. Buyers love their outdoor space, so be sure to make your backyard look as inviting as possible. Wash your deck or patio, and stain or paint if necessary. Arrange patio furniture in an inviting way. Mow and water your lawn so it’s nice and lush. Store away lawn toys or tools.

1.  LaCenterra at Cinco Ranch presents Third Thursday with live music and lawn games from 6 to 8 p.m. this Thursday, July 18. This takes place in the courtyard. Fidelity Maxx will perform a range of funk, classic, R&B, rock ‘n’ roll and pop. Bring lawn chairs and blankets!

2.  Drum Corp International’s Tour of Champions will be performing at Legacy Stadium in Katy on July 19. Lineup includes Phantom Regiment, The Cadets, Blue Stars, The Cavaliers an many others. Event begins at 7:30 p.m. and tickets cost $33-$58.

3.  The Katy Branch Library and Serene Beans Coffee Shop will co-host a 50th anniversary Moon Party from 6:30 to 7:30 p.m. this Friday, July 19. Celebrate man landing on the moon at Serene Beans with crafts, food and fun for the whole family.

4.  Sunday, July 21 is the seventh birthday of Central Green Park. To honor this, they are hosting a British Invasion Birthday Bash from 6:30 to 9 p.m.! This will feature live music, jugglers, comedy, stilt characters, games, face painting, art, British dancers, giveaways and more.

5.  Catch Cirque Italia on July 21 at 7:30 p.m. and marvel as performers from all over the world gather under the big top and merge their skills with the element of water. Performers include jugglers, roller skaters, acrobats and many more artists. There will even be a prehistoric dinosaur making an appearance. It’s not a show your family will soon forget!

6.  Chick-fil-A locations in Katy host numerous family-friendly events all summer long for kids of all different ages. From Toddler Time to Preschool Storytime, there is something for everyone. Activities are free and usually include complimentary face painting and balloon animals, along with different themes. On Mondays, moms can take a community walk with their strollers!

7.  Sign up for a Ukulele 101 Class at Element Houston Katy. These take place Tuesday evenings, with the next one coming up June 23. In the class, you’ll learn how to play 10 songs in 10 minutes with no prior musical training! Bring your own ukulele or borrow one.

8.  The next Cinema Under the Stars will take place at LaCenterra on Saturday, Aug. 10. The movie shown will be ‘The Incredibles!’ Bring lawn chairs or blankets and enjoy a family-friendly film outdoors.

Along with these upcoming events, the community pools are open, the beach is a daycation away, and there are plenty of parks, restaurants, ice cream shops and stores to explore and keep you busy in Katy! Katy is a city located in Harris, Fort Bend and Waller Counties in the U.S. state of Texas, within the Houston–Sugar Land–Baytown metropolitan area. The population was 11,775 at the 2000 census.

Katy, suburb of Houston, Texas, is named for the Missouri-Kansas-Texas Railroad (commonly referred to as the "K-T Railroad", now a part of Union Pacific) that ran through Katy in the 19th century. Katy was once known as Cane Island. The name is derived from Cane Island Creek which runs just west of downtown. Cane Creek is a branch of Buffalo Bayou. The origins of the name Cane Island are believed to be from the fact that Katy was once a major sugar cane producer and rice producer. To commermorate the importance of rice to the Katy community, the Chamber of Commerce holds the Rice Harvest Festival every second weekend of October.

Katy was recently the location of one of the ten large red balloons in the DARPA Network Challenge on December 5, 2009. The balloon was stationed in Katy Park.

In 2009 the Gadberry Group named Katy as one of nine "9 from 2009" most notable high growth areas in the United States.
After a low income apartment complex was proposed for development in an adjacent unincorporated area, in 2010 the Katy City Council passed a resolution stating that the development would decrease property values.[5] The plans for the complex were canceled.
