Visit fall festivals in Katy TX

October has arrived in Katy TX, which is prime time for fall fun! If you love fall, you’ll love the lineup of local events this month. As your Katy real estate agent, I fill you in each month on what’s coming up around town. Pull out your calendars and jot these down!

1.  The Katy Rice Festival is an annual family-friendly event every fall. This year’s fest runs Oct. 11-13 in downtown Katy. Friday night, enjoy “Octoberfest” with live music, a carnival, food trucks and beer garden. Saturday, enjoy a free parade. Saturday and Sunday, there will be arts and crafts, carnival fun, live music, food and drinks and more. Tickets cost $5 for adults Saturday and Sunday, kids 12 and under are free.

2.  Bring the family out to one of the Willowfork Fire Department’s three fire stations this Saturday, Oct. 12, in honor of National Fire Safety Week! From 1 to 4 p.m., you can meet your local firefighters while the kids enjoy a Junior Firefighter Obstacle Course and fun fire safety giveaways. There will also be a blood drive if interested in donating blood.

3.  Katy Market Day will be hosting a free British Car Show & Beer Garden on Oct. 19 from 10 a.m. to 4 p.m. Enjoy viewing and admiring British cars while sipping beer. What could be better for car enthusiasts? Plus, at Katy Market Day, you can browse and shop at more than 60 vendor booths while enjoying food trucks and a beer garden from No Label Brewery.

4.  Halloween is at the end of the month, so time for kids to stock up on candy! Trunk or Treat will take place at Living Word Lutheran Church on Oct. 27 from 5 to 7:30 p.m. Kids from preschool to 5th grade can put on their costumes and head to the parking lot to trick-or-treat from car trunks, play carnival games, and enjoy snacks and refreshments.

5.  Another Trunk or Treat will also take place Oct. 27, this one from 4 to 6:30 p.m. at Tays Junior High. It’s free and open to the public. Kids can enjoy trick-or-treating in the parking lot from car trunks decked out to look like Halloween-themed front porches. There will also be bounce houses, games, a photo booth, and free popcorn and lemonade.

6.  Though not in October, mark your calendar for No Label Brewery’s Chili Cook-Off on Nov. 2! This takes place from 12 to 4 p.m. Proceeds go to the National Law Enforcement Officers Memorial Fund. Show up hungry for chili! Kids 12 and under are free with adult admission.

Time to decorate with pumpkins, plan your Halloween costume, and enjoy these upcoming activities in Katy! 6 Upcoming Fall Events in Katy, TX

Katy TX Events this Fall

We’re midway through September, I guess we can say it’s fall now! With the changing of the seasons comes a plethora of new, exciting events and activities to look forward to throughout Katy, TX. As your Katy real estate agent, allow me to fill you in, so you can plan accordingly!

1.  Oktoberfest is taking place this Friday, Sept. 13, at No Label Brewing. From 6 to 10 p.m., enjoy live music from Auf Geht’s Musik, food by Sauerkraut, an Oktoberfest beer release, a limited edition stein and more. Can you think of a better way to celebrate Friday the 13th than with lederhosen and steins? Prost!

2.  Live Music & Lawn Games take place at LaCenterra on Thursday, Sept. 19, from 6 to 8 p.m. Head to the courtyard for music from Klockwork, which ranges from jazz and blues to Motown and funk. Bring lawn chairs or blankets, or just plan to dance. You can purchase wine or beer from Sweet Paris.

3.  The Katy Alzheimer’s Walk is coming up Saturday, Sept. 28 at 8 a.m. at LaCenterra. Whether you are affected by Alzheimer’s, you know someone who is, or you just want to offer your support, this annual Walk to End Alzheimer’s raises awareness and funds for care, support and research. Enjoy an opening ceremony, an entertaining warmup and the two-mile walk with others in the community. Sign up!

4.  Taste of LaCenterra is coming up on Oct. 3! From 6 to 9 p.m., you can enjoy small bites from new and established local restaurants, a variety of beer, wine and cocktails, live music, silent auction, photo booth, sketch artist and more. Buy tickets in advance! One hundred percent of ticket sales and silent auction proceeds benefit Katy-based charity Hope Impacts.

5.  The annual Pet Blessing will take place at the Living Word Lutheran Church in Katy on Oct. 6 at 4 p.m. on the church lawn. Bring your pets, furry, scaled or feathered, for a short service, pet parade and blessing. There will be look-alike and costume contests as well!

6.  Pinot’s Palette has all sorts of fall painting opportunities coming up! Check out your options on their calendar and register for a fun night out, painting fall trees, pumpkins, sunflowers, Halloween themes and more. This makes for a great date night or friends night!

Katy TX Home Sellers – Are You Ready?

With Labor Day weekend upon us, this upcoming fall season might be the perfect time for you to consider selling your Katy home. As things settle down after the busy summer, fall can be a more peaceful time to sell, and you’ll be dealing with serious buyers. As your Katy real estate agent, I am here to answer all of your questions and to guide you through the home-selling process!

If you’re not sure if now is the right time to sell, ask yourself these questions to help you decide:

1.  Are you outgrowing your home? This is the number one reason why Katy homeowners decide to sell. They need to upgrade to a bigger home! If you’re growing the size of your family and need more bedrooms and living space, now is the time to sell and move up, while mortgage rates are low.

2.  Is your home too big for you? On the other hand, if you’re soon retiring, or your kids have grown up and moved out, you may be feeling like your Katy home is just too big for what you need. If you feel like all you do is clean, or that the yard work is getting hard to keep up with, it may be time to downsize.

3.  Did your job situation change? If your job changed, your financial situation may have changed as well. If you were recently promoted or got a better paying job, you may be ready to move up to your dream home. If you got laid off, you may be wanting to downsize. Or perhaps you’d just like to move so that you have a shorter commute to work, or you’re closer to public transportation.

4.  Is your market suitable for sellers? If you’ve been thinking about selling your Katy home for a while, but have put it off, it’s wise to do it while the Katy real estate market is in prime condition for sellers. Fortunately, it is now! Home prices have been on the rise for years, but the increase has slowed and steadied. Home equity is looking good for sellers. Mortgage rates are low if you want to move up. Inventory is lower than average, so you have less competition from other sellers. It’s a great time to sell!

5.  Are you emotionally ready to sell? One of the hardest parts of selling is the emotional attachment you have to your home and the memories that took place there. However, if you’re thinking about selling, you must have a reason. Sometimes it helps to sit on the idea for a bit, but you may never feel completely ready. Get excited for the move by browsing listings, spending time in locations you’d like to live, talking with a professional agent, and decluttering a little at a time.

Upcoming Katy Events & Activities

Many Katy, TX kids are starting school today! As a Katy real estate agent, I wish them all a happy and successful school year! If you’re feeling down about summer feeling like it’s over, have no fear. There are still plenty of fun events and activities to partake in around town in the coming weeks.

Here’s a schedule of upcoming activities to help you plan ahead:

1.  Head to LaCenterra at Cinco Ranch for Live Music & Lawn Games tomorrow, Aug. 15, from 6 to 8 p.m. The Bryan Shane Band will be performing country hits, so bring lawn chairs or blankets to enjoy the music. Wine and beer will be available for purchase from The Cheese Bar Katy or See Paris.

2.  Katy Market Day is Aug. 17 this month, from 10 a.m. to 4 p.m. Head to Historic Downtown Katy to shop boutiques, gift shops, antique stores and more, while also enjoying live music and food trucks.

3.  It’s time to start planning your fall gardens! Attend a free Green Thumb Gardening Lecture this Saturday, Aug. 17, from 10:30 a.m. to 12:30 p.m. at the Maude Smith Marks Library. These are presented by the Texas A&M AgriLife Extension Service and the Harris County Master Gardeners. No reservations are needed, just show up! If you can’t make this one, other lectures on this same topic are available.

4.  If you’ve been wanting to start sewing, or to get better at your craft, check out the workshops at Quilt ‘n Sew in Katy. You can sign up for a special quilt making class, or sign up for their regular classes, such as Sit & Stitch, Bits & Pieces Sew-In, Just Plain Fun Thursday Sensation and others.

5.  Do you have an idea of how to make the world a better place, but you don’t know where to start? Head to Cinco Ranch Library for a workshop on Aug. 17 at 10:30 a.m. titled, Starting and Running Your Own Nonprofit Organization. Could make for a great project this fall!

6.  Pinot’s Palette is a great place to check out when looking for a girl’s night out, a child’s activity or a date night. Their calendar shows the paintings that will be offered each day of the month. There is a special date night Aug. 17, a Paint Your Pet event Aug. 31, kids’ painting opportunities and more. Painting isn’t all they do, there is also a DIY chunky throw blanket workshop Aug. 20.

Simple Staging Tips for Katy Home Sellers

Staging Tips for Katy Home Sellers

When it comes time for you to sell your Katy home, give me a call, your Katy real estate agent! I can answer any questions you may have and can guide you through the entire home-selling process.

One of the easiest ways to attract potential buyers to your Katy home is to stage your home to sell. How much you stage is up to you, but there are some really simple steps you could take to improve the look of your home in photos and in person. These tried-and-true techniques help potential buyers imagine themselves living there.

1.  Make the first impression count. Most buyers see a photo of the front of the house first, and that is obviously what they will see first when visiting in person. Take some time to spruce up the front exterior and front entryway. Paint the front door, power wash the siding, and flank the entry with flowers pots.

2.  Swap out decorations. If you’ve got family photos or children’s artwork hanging on your walls, remove these personal items and swap them out for some neutral artwork. Ask your agent how much she recommends you hang on your wall. Landscaping prints are always a safe bet!

3.  Improve the furniture. If your rooms are overcrowded with furniture, remove some so your rooms are portrayed in the best light. Rearrange furniture so that they face each other and create social settings. If your furniture is really worn out, trade it in for newer items, or consider new pillows or slipcovers.

4.  Neutralize. If you’ve got any bold, out-of-the-ordinary design styles going on in your Katy home, consider neutralizing them, in order to appeal to the largest number of buyers. This may mean repainting some of your rooms a more neutral color, and removing any bold home accessories.

5.  Spend time on the kitchen. Buyers love their kitchens, so spend time making this room look spotless and attractive. Remove all clutter from counters and cabinets. Deep clean everything, from floors to grout lines. Display a few key items, such as a bowl of fruit or a vase of fresh flowers.

6.  Clean the bathrooms. Buyers also pay close attention to bathrooms. This is another area where you’ll want to remove as much clutter as possible, and really give it a deep cleaning. Once that is done, display a few items, such as clean white towels in a basket on your sink.

7.  Improve the backyard. Buyers love their outdoor space, so be sure to make your backyard look as inviting as possible. Wash your deck or patio, and stain or paint if necessary. Arrange patio furniture in an inviting way. Mow and water your lawn so it’s nice and lush. Store away lawn toys or tools.

Mid-Summer Events in Katy, TX

We’re in the heart of summer, and with it comes a slew of fun events in Katy, TX! As your Katy real estate agent, allow me to fill you in on upcoming events and activities in the community. If your kids experience a moment of summer boredom, you’ll have fun ideas ready to go!

1.  LaCenterra at Cinco Ranch presents Third Thursday with live music and lawn games from 6 to 8 p.m. this Thursday, July 18. This takes place in the courtyard. Fidelity Maxx will perform a range of funk, classic, R&B, rock ‘n’ roll and pop. Bring lawn chairs and blankets!

2.  Drum Corp International’s Tour of Champions will be performing at Legacy Stadium in Katy on July 19. Lineup includes Phantom Regiment, The Cadets, Blue Stars, The Cavaliers an many others. Event begins at 7:30 p.m. and tickets cost $33-$58.

3.  The Katy Branch Library and Serene Beans Coffee Shop will co-host a 50th anniversary Moon Party from 6:30 to 7:30 p.m. this Friday, July 19. Celebrate man landing on the moon at Serene Beans with crafts, food and fun for the whole family.

4.  Sunday, July 21 is the seventh birthday of Central Green Park. To honor this, they are hosting a British Invasion Birthday Bash from 6:30 to 9 p.m.! This will feature live music, jugglers, comedy, stilt characters, games, face painting, art, British dancers, giveaways and more.

5.  Catch Cirque Italia on July 21 at 7:30 p.m. and marvel as performers from all over the world gather under the big top and merge their skills with the element of water. Performers include jugglers, roller skaters, acrobats and many more artists. There will even be a prehistoric dinosaur making an appearance. It’s not a show your family will soon forget!

6.  Chick-fil-A locations in Katy host numerous family-friendly events all summer long for kids of all different ages. From Toddler Time to Preschool Storytime, there is something for everyone. Activities are free and usually include complimentary face painting and balloon animals, along with different themes. On Mondays, moms can take a community walk with their strollers!

7.  Sign up for a Ukulele 101 Class at Element Houston Katy. These take place Tuesday evenings, with the next one coming up June 23. In the class, you’ll learn how to play 10 songs in 10 minutes with no prior musical training! Bring your own ukulele or borrow one.

8.  The next Cinema Under the Stars will take place at LaCenterra on Saturday, Aug. 10. The movie shown will be ‘The Incredibles!’ Bring lawn chairs or blankets and enjoy a family-friendly film outdoors.

Along with these upcoming events, the community pools are open, the beach is a daycation away, and there are plenty of parks, restaurants, ice cream shops and stores to explore and keep you busy in Katy! The Katy community is a family-friendly place to live, and a great place to spend your summer season.

Summer Events to Enjoy in Katy TX

Katy TX Summer & 4th of July Events

Summer officially starts this week in Katy, TX! This means fun in the sun, pool parties, backyard barbecues and plenty of community events happening all season long! To help you plan your summer, as your Katy real estate agent, I’ve put together a list of exciting upcoming events. Mark these in your calendar so you don’t miss a minute of the fun!

1.  The monthly LaCenterra Farmers Market takes place the fourth Sunday of each month from 11 a.m. to 3 p.m. at 23501 Cinco Ranch Boulevard. The next one is this coming Sunday, June 23, followed by July 28, Aug. 25 and Sept. 22. Stock up on local produce and treats for your next backyard barbecue!

2.  If looking for a good summer workout, the Jeff and Brede’s Triathlon is coming to Katy, TX this Sunday, June 23! It includes a 300 meter pool swim followed by a 10 mile bike ride and a 3 mile run through Mary Jo Peckham Park. You also have the option of a Duathlon, a 1 mile run, 10 mile bike ride, and 3 mile run, if you prefer not to swim.

3.  The Fourth of July will be here before you know it, which brings with it the Freedom Celebration in Katy! From 9 a.m. to 1 p.m. on July 4, head to Katy Heritage Park and Fire Station #1 to enjoy bounce houses, public safety demos, dunking booth, petting zoo, trackless train, snow cones and so much more. In the evening, there will be fireworks and music at 9 p.m. near Typhoon Texas and Katy Mills Mall!

4.  Cinco Ranch also hosts a July 4th Celebration from 5 to 9:30 p.m. Enjoy live music, an interactive kids zone, food and drink for purchase from local restaurants, and a 20-minute firework show that begins at 9:15 p.m. Bring lawn chairs or blankets to enjoy the show from!

5.  Katy Summer Nights take place monthly at VFW Park. The next one takes place on July 12, and then Aug. 8! These nights begin at 8 p.m. and include a movie in the park with popcorn. Bring blankets, chairs, food and drinks and bug spray, and enjoy a free outdoor movie with others in the community!

Spring Events Coming Up In Katy, TX

The spring season continues as a plethora of fun events and activities arrive in the Katy community! As your Katy real estate agent, allow me to fill you in on what to look forward to in the coming weeks in Katy, TX. There is always something!

1.  Katy Wild West Brew Fest 2019 is this Saturday, April 27, from 3 to 9 p.m. at Katy Mills! This is hosted by the Rotary Club of Katy, so proceeds go to great causes. There are numerous ticket options, but the main event gets you a sampling card good for 12 craft beer samples and live entertainment. VIP tickets feature early admission, specialty beers and complimentary food. You can purchase more sample cards as you go.

2.  Relay for Life takes place in Katy this weekend, beginning at 5 p.m. on Saturday at Katy City Park. Put together a group or join a group and join the fight toward finding a cure for cancer and walking with others. Choose your campsite for the night, dedicate a luminaria to a loved one, or donate to a team.

3.  Typhoon Texas Kids Triathlon will take place May 4 at Typhoon Texas in Katy! Kids ages 6-10 can sign up for the short course, which consists of a 100-meter swim, a two-mile bike ride and a one-mile run. Kids ages 11-15 can sign up for the long course, which consists of a 200-mile swim, a four-mile bike ride and a two-mile run. Participants can enjoy the park free of charge afterward!

4.  Taste of LaCenterra will take place May 9 at Cinco Ranch from 6 to 9 p.m. Enjoy small bites from new and favorite restaurants, a large selection of wine, beer and cocktails for purchase, live music by Danny Ray and the Acoustic Production, and a silent auction with items to bid on. Proceeds will benefit Katy-based charity Hope Impacts. You can view participating restaurants here!

5.  Other upcoming events at LaCenterra include the Farmers Market April 28 from 11 a.m. to 3 p.m., Mondays with Mommy on May 6 from 10 to 11 a.m., Camp Gladiator Bootcamp on May 25 from 8:30 to 9:30 a.m., and Cinema Under the Stars on May 16 from 6 to 10 p.m. The move this month will be “Instant Family,” rated PG-13.

Spring into fun in Katy, TX this March

As we transition to longer days during the month of March, there are plenty of ways to celebrate the transition from winter to spring in Katy, TX! As your Katy real estate agent, allow me to fill you in on upcoming events in the Katy community, so you can make the most of the month ahead:

1.  The Little Gym in Katy will host a Spring Break Camp from March 11 through March 15, from 1:15 to 4:15 p.m. each day. This is open to kids age three to eight who are bathroom independent. Titled ‘Warrior Pack,’ kids will make their way through obstacle courses fit for ninja warriors! They’ll build strength, agility and more while making new friends along the way.

2.  If you love ‘The Addams Family’ movie, then you’ll love The Addams Family: A Musical Comedy, coming to the British International School of Houston in Katy March 21-23 at 7 p.m. and March 24 at 2 p.m. Watch your favorite characters in this quirky family come alive with song and dance.

3.  The 2019 Katy Taste Fest will take place Saturday, March 23, from 11 a.m. to 2 p.m.! Head to Villagio Town Center for this family-friendly outdoor food fest. Make sure you arrive hungry, because some of Katy’s best restaurants will be serving up a variety of options for every taste bud. There will also be live music, cooking demos, beer and wine vendors for the adults, and a Kids Zone for the kids, complete with inflatables, face painting and more. Tickets are available to purchase ahead of time!

4.  Coming up at LaCenterra this month is Mondays with Mommy on March 4 from 10 to 11 a.m., Cinema Under the Stars – ‘Star Wars: The Force Awakens’ – on March 16 from 7 to 10 p.m., and the Farmers Market at LaCenterra on Sunday, March 24, from 11 a.m. to 3 p.m. More information is available for each of these events on the LaCenterra website, but they are all great ways to meet others in the community while having fun!

5.  Chick-fil-A locations in Katy have plenty of upcoming events to look forward to this March. Preschool Playhouse is March 5 and 6, with Paloma Trails Ponies, and Family Night is March 5, with Rodeo Night. Then March 19 and 20 is Preschool Playhouse again, with an Inflatable Carnival, and Family Night is March 19, also with an Inflatable Carnival.

How to Sell and Buy Simultaneously in Katy TX

Selling and Buying in Katy real estate market

If you are ready to sell your current Katy home so that you can move up to your dream home, downsize or relocate, the thought of selling and buying simultaneously might seem overwhelming. However, as your Katy real estate agent, I am here to help you get it done!

Here are a few strategies that can help the process go as smoothly as possible:

1.  Understand your local market. Contact an agent and discuss current market conditions. Find out if the market is more a seller’s market or a buyer’s market, and what homes like yours are selling for. This will help you determine when you should put your home on the market. If homes are selling fast, you might want to begin your home search first. If they’re taking a while, you might be safe to list and then search for a home, as other sellers will take you more seriously.

2.  Consider an inspection and appraisal before listing. Getting these out of the way early will help you determine if any issues will come up in the home-selling process. This way, you can make any repairs necessary, and price your home properly, so the sale of your home runs more smoothly. Also, knowing what you can get for your home will help you house hunt appropriately for your new home.

3.  Plan carefully. Determine which order of things will work best for your schedule. If you sell first, it’ll make getting a mortgage easier. You might have to do it this way. But if you sell first, you may also need to find temporary living until you buy, so plan accordingly for that. If you buy first, moving is easier, but then you’ll have two house payments to juggle and possibly a harder time getting a new mortgage loan.

4.  Have a backup plan. It’s important to plan, but it’s also important to realize that your plan might not go as you expect, as there are so many other people and things in the equation. No matter which way you hope things will go, plan for where you will live if you sell first unexpectedly, or come up with a financial plan if you buy first unexpectedly.

5.  Know your financial options.  If selling first, consider a rent-back agreement, where you can remain in your property in exchange for a lower selling price or rent paid to the buyers. If buying first, consider a contract contingency, which allows your new home purchase to be dependent on the sale of your old home, or a bridge loan, which allows you to own two homes simultaneously without a second down payment handy. Talk to your agent and lender about your options!

Katy is a city located in Harris, Fort Bend and Waller Counties in the U.S. state of Texas, within the Houston–Sugar Land–Baytown metropolitan area. The population was 11,775 at the 2000 census.

Katy, suburb of Houston, Texas, is named for the Missouri-Kansas-Texas Railroad (commonly referred to as the "K-T Railroad", now a part of Union Pacific) that ran through Katy in the 19th century. Katy was once known as Cane Island. The name is derived from Cane Island Creek which runs just west of downtown. Cane Creek is a branch of Buffalo Bayou. The origins of the name Cane Island are believed to be from the fact that Katy was once a major sugar cane producer and rice producer. To commermorate the importance of rice to the Katy community, the Chamber of Commerce holds the Rice Harvest Festival every second weekend of October.

Katy was recently the location of one of the ten large red balloons in the DARPA Network Challenge on December 5, 2009. The balloon was stationed in Katy Park.

In 2009 the Gadberry Group named Katy as one of nine "9 from 2009" most notable high growth areas in the United States.
After a low income apartment complex was proposed for development in an adjacent unincorporated area, in 2010 the Katy City Council passed a resolution stating that the development would decrease property values.[5] The plans for the complex were canceled.
