As summer transitions into fall, many of us look forward to cooler temperatures here in Katy TX, especially at night! Now is a great time to consider how to make your outdoor space more enjoyable year-round, even on cold and dark nights. As your Katy real estate agent, I’m here to offer you some suggestions.

During a year when we’re spending more time at home than ever, it’s important to keep your outdoor space cozy and comfortable well into fall, and even winter, to have that escape into fresh air. Here are some ways to keep your space warm, literally and aesthetically:

1.  Add warming features. To literally warm up your space, consider adding a fire pit, a hot tub, or heating lamps. These are all great features for keeping your body temperature warm while enjoying time outdoors. A fire pit is a family-friendly option, especially when s’mores are involved! A hot tub is more of an adult-friendly option. Heating lamps can go anywhere and can allow for dinners outside, along with time with family and friends well after the sun has set, as they add heat and a bit of lighting.

2.  Light up the space. Speaking of lighting, the hours of darkness are longer in the winter, so it’s important to light up your space. Choose a variety of lighting options, so you can change up the ambiance, depending on the mood and occasion. Hanging fairy lights and strands of lights are a great way to create a social atmosphere around a patio or in a gazebo. Lamps, tiki torches and mason jars with tea lights create a more personally lit space.

3.  Add coziness to your space. Whether it’s keeping you warm, or it just looks cozier for fall and winter, add some plush cushions to your outdoor furniture, along with throw pillows and blankets. Add all-weather rugs to a deck or patio. Make the space softer and more pleasant to spend time in. If it gets chilly, you can grab one of those blankets to warm up under!

4.  Add walls. If the open air is just too chilly or windy for you to enjoy, consider some wind blockage options. If you have a gazebo or covered patio or front porch, consider hanging curtains to block the wind. A privacy screen is also a great way to not only add privacy, but keep the warmth near you. If you really want to go all out, add an exterior building, like a shed, and decorate it as you wish!

What to Do with Rest of Summer in Katy TX

It’s hard to believe, this year especially, that summer is already winding down. As your Katy real estate agent, I’m here to share some summer activity options here in Katy, so you can make the most of the summer weeks we still have left! As always, if you have Katy real estate market goals you’d like to achieve before summer’s end, give me a call. I’d love to help!

1.  Go fishing. There are lots of great places to go fishing in Katy, but if you’re looking for a family-friendly spot that won’t be too crowded, Katy Magazine shared some spots that are a little more hidden. These include fishing holes at Mary Jo Peckham Park, Mason Creek, Grand Lakes, Bear Creek and others. Choose a spot and make a day of it!

2.  Cool off with dessert. There is no better season to enjoy a delicious ice cream or gelato dessert! Katy has plenty of fun options. Creamistry prepares your dessert with liquid nitrogen and has 50 customizable flavors and toppings. Bubble Egg delivers a Hong Kong classic with numerous ice cream flavors and toppings paired with an egg waffle. Somi Somi has a Koren “Ah-Boong” dessert with goldfish-shaped waffle cones stuffed with a filling and soft serve. Freezy Frenzy has rolled ice cream. There are so many interesting varieties of frozen desserts to choose from!

3.  Go hiking or biking. Getting outside and getting exercise are both great ways to reduce stress and improve your health this summer. There are lots of places to walk or bike outdoors in Katy, within neighborhoods and at local parks. Bear Creek Park has a 2-mile walking trail. Eagle Ranch West Pocket Park has a 0.67-mile walking trail. George Bush Hike and Bike Trail has 11.36 miles of trail. Mason Creek Hike & Bike Trail is 2.35 miles with fishing access. Rick Rice Park has a 1-mile trail and a 20-mile trail. Check out the whole list to help you plan!

4.  Dine out. Support local restaurants and food trucks by giving yourself a night off from cooking! Whether you dine on a local patio, or grab food to go and eat it at home or in a park, you’ve got lots of options. Here’s a list of local food trucks, including Mingo’s Latin Kitchen, Bahama Mama’s, Daddy Duncan’s BBQ and more. Here’s a list of local restaurants with outdoor patios, including Antonia’s Italian Ristorante, Baker Street Pub & Grill, Black Walnut Cafe, Dish Society, Local Table, TaD’s Louisiana Cooking and many more.

If you’ve been thinking about selling your Katy home for a while now, the waiting game is over! The conditions of the Katy real estate market make 2020 the ideal year for selling. As your Katy real estate agent, here are four main reasons for this:

1.  New buyers are eager. Because mortgage rates are low and home price growth has become more gradual, homebuyers are out and eager to buy. It’s always smart to sell when buyers are entering the market, and especially when inventory is as low as it is right now! This means more buyers will look at your listing.

2.  Interest rates are still low. Mortgage rates are expected to remain low throughout most of 2020, which will help buyers obtain first-home purchases or move-up dream homes. If you are wanting to sell your Katy home so you can move up to your dream home, this is good news for you, too. You should be able to obtain a low mortgage rate for your future mortgage loan!

3.  You have high equity. Most Katy homeowners are surprised to learn how much equity they have in their home at this time, if they’ve been living there for at least a couple of years. The more equity you have, the more profit you’ll likely see when you sell. This could mean a large down payment on your next house, or it could mean a large sum of money to help you retire, travel, start a business, etc.

4.  The future is unpredictable. None of the 53 professional forecasters from the National Association for Business Economics expect a recession in 2020, which is great news for home sellers. However, GDP is expected to slow, so 2021 is an unknown. No one expects another housing crisis like the last one, but it’s smart to sell before a recession, because home prices might stall or start to decline.

As you can see, there are plenty of fantastic reasons to sell now! Katy TX Events this February 2020

The first month of the year and decade is almost over! Whether you’d like to celebrate Valentine’s Day, Mardi Gras or just an extra day this Leap Year, Katy TX has you set with fun February events. As your Katy real estate agent, I’m here to fill you in, so you can avoid cabin fever and enjoy your month!

1.  ‘Into the Light’ Masterworks Concert at Seven Lakes High School will take place this Saturday, Feb. 1! Enjoy uplifting music from contemporary American composers performed by the Varsity Choir, Band and Orchestra. Tickets cost $10 or $5 for students.

2.  This Sunday, Feb. 2 is a KCM Super Bowl Watch Party! Bring the whole family to the Waters Church for dinner, the game on big screens, and a giant inflatable obstacle course for the kids to enjoy. Tickets cost $15 for adults, $5 for teens, free for kids 12 and under.

3.  The Heart of Katy Spring Craft Show will take place Feb. 8-9 at Katy High School. Admission is free, so head out to browse arts and crafts made from local vendors and to purchase some original items!

4.  The Texas A&M Singing Cadets’ Spring Performance will take place Feb. 15 at St. Peter’s United Methodist Church at 2 p.m. Known as the “Voice of Aggieland,” the Signing Cadets are Texas A&M’s premier men’s chorus. Proceeds benefit the Katy A&M Club. Purchase a ticket for a great spring concert!

5.  Enjoy a date night at Painting with a Twist in February, a great Valentine’s Day activity! Many of their paintings for February are valentine-related. There is a hearts and unicorn painting for all ages, a moon with heart painting, lots of red-centric sunsets and scenery options, and even a heart pizza for all ages. However, if that’s not your thing, there are plenty of non-valentine options as well!

6.  MKT Distillery is hosting their second annual Cajun Festival on Feb. 22, starting at 12 p.m. Enjoy live music, crawfish, bounce houses and locally crafted cocktails. There will be a gumbo and cocktail contest as well! Proceeds benefit Katy Christian Ministries.

7.  The LaCenterra Farmers Market takes place monthly, even in the winter months! Next one takes place on Feb. 23 from 11 a.m. to 3 p.m. Upcoming dates include March 22, April 26 and May 24. Stop by to stock up on local goods!

Winter activities to enjoy in Katy TX

Happy New Year! Now that the hectic holidays are behind us, we can get on with our 2020 goals! There are also plenty of events and activities to enjoy around town. Just because holiday events are ending, that doesn’t mean you have to sit around the house the rest of winter. Here’s a list of fun events to enjoy in the Katy TX area this January:

1.  Hike it Baby is a nonprofit that encourages families and children to get outside and walk, from birth to school age. From trail hikes to toddler crawls, there is something for everyone! A Hike it Baby: Toddler Parade is coming up Jan. 8 at Nottinham Park in Katy. This consists of toddlers leading the hike with push toys, followed by a picnic. You can find out more about this group, and how to sign up, on their website.

2.  January is a great month to try Painting with a Twist in Katy! Painting supplies and instruction are provided with ticket purchase, all you have to do is check out the calendar and choose which painting you want to create! There are adult and family-themed options. From almond tree blossoms to colorful dragons, you’re sure to find a painting you’d like to hang up in your house.

3.  Katy area libraries have lots of fun events this time of year as well. For example, Cinco Ranch Library has story times, family movie nights, toddler time, homework help and more for kids. For adults, they’ve got everything from Computers 101 classes to Tai Chi for Beginners, Merengue dance lessons, book clubs, chess days, digital photography classes, teen art workshops and so much more.

4.  Bring the kids to blow off some steam at Giggles and Fun in Katy! Every Thursday from 1 to 4 p.m., you can enjoy buy one get one half off admission. They’ve got jungle gyms, slides, blocks, soft toys, kid villages and more to keep kids of all ages busy for hours.

5.  The Katy Home & Garden Show is coming up Jan. 25-26 at Leonard E. Merrell Center! Want to complete some upgrades or renovations to your Katy home before selling, or just because? Check out the latest home design trends and meet experts who can help your renovation dreams become a reality.

Katy TX Holiday Events this December

December is here, which means a whole slew of holiday events are coming your way in Katy, TX! If you don’t find yourself in the holiday spirit yet, these events will surely help you get there, and can give you a break from the stress that often comes with the holidays. As your Katy real estate agent, I’ve put together a list of upcoming events to get excited for!

1.  The Katy Christmas Tree Lighting will take place tomorrow, Dec. 5, at 6:30 p.m. in front of Katy City Hall. Enjoy a Christmas story, entertainment from a local choir and dance company, Santa sightings and photos, hot chocolate and cookies, and the lighting of the tree, of course!

2.  Holiday Home Tour takes place Dec. 5 from 5 to 9 p.m., and Dec. 6 from 10 a.m. to 2 p.m. and 5 to 9 p.m. These tours allow you to view local Katy homes filled with beautiful holiday décor! This is a great way to motivate you to decorate, or to give you some fresh decorating ideas. Proceeds go to a great cause, and there will also be silent auction baskets and decorated wreaths available.

3.  Katy’s Old Fashioned Christmas Festival is this Saturday, Dec. 7! Don’t miss this family-friendly tradition. It’s free to attend and runs from 10 a.m. to 5 p.m. in Downtown Katy. Get some holiday shopping done at the Christmas market, featuring produce, arts and crafts, antiques, jewelry and more. Enjoy carolers, food trucks, entertainment, and the main attraction, 50,000 pounds of snow! The kids can meet Santa, the adults can enjoy the beer garden, and everyone can get in the festive spirit.

4.  Messiah Singalong at St. Peter’s United Methodist Church will take place Dec. 8 at 7 p.m. For more than a decade, the Chancel Choir at St. Peter’s has been performing Part I and the Hallelujah Chorus of Handel’s Messiah! It’s free to attend, and sheet music will be available if you want to sing along!  They also have a Christmas Concert on Dec. 15, along with other Christmastime activities to check out.

5.  Santa is at Katy Mills all month long, through Dec. 24! On Dec. 8, children with special needs can visit Santa during a special sensory-friendly Caring Santa day. On Dec. 7, 14, 21 and 24, kids can enjoy Breakfast with Santa at Rainforest Café!

6.  Fantastical Christmas Concert at LaCenterra will take place Dec. 21 from 7 to 9 p.m. This will be a night of Christmas songs and classic rock mashups from Frank Hart & Friends on LaCenterra’s Central Green! Enjoy music, prizes, dancing, elves and more. You can get some shopping done while you’re there, too! Check out the website for items you can bring to donate to great causes.

1.  Less Competition. Whether you’re buying, selling or both, this rings true. In general, there are less people dealing with real estate right now. Most people just want to enjoy the holidays. But this is good news for sellers, because there will be fewer houses on the market, and more buyers will check out your house. This is good news for buyers, because there is less chance of a bidding war, and you might have more negotiating power.

2.  Faster Transactions. Because there are fewer real estate transactions during the holidays, the process tends to go faster for all those involved. It’s easier to set up mortgage loan appointments, showings, home inspections, appraisals, closings, etc., because all of these professionals have a less busy schedule than usual. If hoping to move by the time the kids go back to school after the holidays, it could be doable if you act fast!

3.  Tax Advantages. If you’d like to take advantage of tax benefits as soon as possible, accomplishing your real estate goals by year’s end will allow you to do so a year sooner than otherwise in some cases. Homeownership brings numerous tax perks, such as mortgage interest deduction, property tax deduction and others.

Katy is a city located in Harris, Fort Bend and Waller Counties in the U.S. state of Texas, within the Houston–Sugar Land–Baytown metropolitan area. The population was 11,775 at the 2000 census.

Katy, suburb of Houston, Texas, is named for the Missouri-Kansas-Texas Railroad (commonly referred to as the "K-T Railroad", now a part of Union Pacific) that ran through Katy in the 19th century. Katy was once known as Cane Island. The name is derived from Cane Island Creek which runs just west of downtown. Cane Creek is a branch of Buffalo Bayou. The origins of the name Cane Island are believed to be from the fact that Katy was once a major sugar cane producer and rice producer. To commermorate the importance of rice to the Katy community, the Chamber of Commerce holds the Rice Harvest Festival every second weekend of October.

Katy was recently the location of one of the ten large red balloons in the DARPA Network Challenge on December 5, 2009. The balloon was stationed in Katy Park.

In 2009 the Gadberry Group named Katy as one of nine "9 from 2009" most notable high growth areas in the United States.
After a low income apartment complex was proposed for development in an adjacent unincorporated area, in 2010 the Katy City Council passed a resolution stating that the development would decrease property values.[5] The plans for the complex were canceled.
