Happy Holidays! With Thanksgiving tomorrow, and holiday events pouring in after, it’s safe to say that we’re officially into the holiday season. In the next couple of weeks, you’ve got some great opportunities to get in the festive spirit with family or friends. Head out to some of these events coming up in the Katy, TX area! As your Katy real estate agent, I’m here to fill you in on all the holiday fun this season.

1.  They YMCA Turkey Dash takes place tomorrow morning, Thanksgiving, at the Monty Ballard YMCA at Cinco Ranch! From 7 to 10 a.m., you can choose a race that fits your fitness level and burn some calories before your big meal! Choose from a 10k, 5k, 1 Mile Kids Fun Run and 1 Mile Walk/Run. Then enjoy a post-race party, games, costume contest and prizes.

2.  Head to Chick-fil-A as they partner with Dewberry Farm to light their Christmas trees! This will take place Nov. 28 at Cinco Ranch and Nov. 29 at Mason Road location, both from 5:30 to 7:30 p.m. Kids can help make ornaments for the tree!

3.  Bring the whole family to Cane Island Candy Cane Market on Dec. 2 from 10 a.m. to 5 p.m. You can enjoy browsing and shopping from over 60 local vendors while sipping on local wine or beer and listening to live music. Kids can visit with Santa!

4.  A Katy Old-Fashioned Christmas Festival will take place in historic downtown Katy on Dec. 2 from 10 a.m. to 5 p.m.! Adults can enjoy a beer garden, kids can enjoy a snow park with 50,000 pounds of snow, and the whole family can enjoy food trucks, tons of vendors, live entertainment and Santa!

5.  If you love The Nutcracker, catch a performance at Central Green Park in Katy on Dec. 2! From 2 to 4 p.m., students from Intempo Dance will offer this free performance for the community. Then head to Morton Ranch High School on Dec. 3 for The Nutcracker Ballet performed by Connolly Dance Arts.

6.  Dec. 9, head to Cinco Ranch for a day of holiday fun! First, the Cinco Ranch Family Fest will take place at the Cinco Ranch Lakehouse from 11 a.m. to 2 p.m. Then at dusk, head to Central Green Park at LaCenterra for ‘A Christmas Carol,’ beginning at dusk. Bring chairs or a blanket!

7.  Dec. 16, head to No Label Brewing Co. for a holiday fundraiser! Christmas in Katy will run from 4 to 8 p.m. and is free with donation. From food to clothes and blankets, numerous items are needed. Then enjoy live Christmas music, food trucks, market vendors, free gift wrapping and more. 100 percent of all fees will go to support Hope Impacts and Katy Christian Ministries.

Katy home-buying myths vs. facts

Are you thinking about buying a Katy home this fall season? Will this be your first home purchase? As first-time buyers begin to consider homeownership, it can seem like a daunting task, or worse, impossible. Perhaps you think you don’t have enough of a down payment saved, or you won’t qualify for a mortgage, or it’s too long of a process to bother with right now.

As your Katy real estate agent, allow me to clear up some home-buying myths! While the home-buying process is a long one, with many steps, it’s doable for more people than you imagine. This might include you! Let’s look at some of the stats:

  • If you think you need a 20 percent down payment, 40 percent of millennial first-time buyers put down less than 10 percent. There are options that allow you to put as low as 1 to 2 percent down!
  • If you think your credit score isn’t high enough, it turns out that the majority of potential buyers think that they need a score of 780 or higher. The average credit score on approved loans is actually 724, and FHA loans will take credit scores in the 600s.
  • If you think getting approved for a mortgage is too hard, and you won’t qualify, you might be surprised! Just last month, 76.4 percent of loan applications were approved. Your best bet is to meet with a local lender and find out what is available to you.
  • If you currently own and want to move up to a better home, but don’t think you have enough equity if your home to move, 81.1 percent of homeowners in the U.S. have significant equity, meaning more than 20 percent equity.
  • If you think it’s cheaper to rent than to buy, not true. Buying a home is 36 percent less expensive than renting in the U.S. True, you have to pay for repairs as a homeowner, but landlords build that cost into your rent. Mortgage payments are often lower than monthly rent.

On that last point, it’s important to remember than unless you’re living with friends or family rent-free, you’re already paying a mortgage! If you rent, you are paying your landlord’s mortgage, and your landlord is reaping the rewards with equity and savings. Once you buy, you are investing in your own future! You are still paying a monthly payment, but you’ll see that money again when you go to sell, unlike with renting.

Plus, as long as you have a fixed-rate mortgage, your monthly payment will never increase. With rent, rates are continually increasing and are expected to continue rising over the next three decades.

Post-Harvey Information for Katy Homeowners

If you are wondering how Hurricane Harvey will impact the local Katy real estate market, or you’re looking for information about FEMA, you’ve come to the right place! As your Katy real estate agent, I’d like to share some helpful information with you, and provide you with links where you can learn more.

Harvey is not the first hurricane to reach the shores of Texas, and history shows that home sales will likely decline in the months following a hurricane, but then will rise a year from now. (The same is true for jobs in the area.) If your home was under contract before the hurricane, it will likely need another inspection prior to closing.

Because inventory will decline for a time, it may put pressure on existing listings and rentals, and rents and prices may rise. However, inventory could also soon increase from homeowners who wouldn’t have sold otherwise, but who are now ready to move away from hurricane territory. Homeowners may also buy second homes they wouldn’t have normally bought, in order to have somewhere to live while their current homes are repaired.

Local economist Ted Jones shared an informative summary on how hurricanes affect housing markets, with graphs from past hurricanes to back him up. You can check out these white pages here.

If you are interested in learning about the FEMA Home Buyout Program, you can learn more in this informative article from Harris County Flood Control District. They explain why the process takes so long, and they state that they will most likely begin making offers on properties they would like to buy within the next four months. If interested, you can register to request to be bought out if you were flooded from Harvey. Someone will call you within 24 hours to discuss.

In order to be considered, your home needs to be located deep within a mapped floodplain and subject to repetitive flooding. HCFCD purchases complete swaths or tracks of homes in floodplains and turns them into a drainage facility or pond, or a natural preserve, to prevent homes in these areas from being flooded again in the future.

Other helpful websites to know about include the Harris County Flood Warning System, where you can view rainfall amounts from rain gauges throughout Harris County and see how much rain typically falls in your area, and how close the nearest watershed is to you. This can help you plan for your future.

This Harris County Flood Education Mapping Tool allows you to view floodways from a map and to see if your property is currently in a 100-year or 500-year floodplain. This is great if you are planning to relocate in the Katy area, but would first like to see where watersheds are located near potential properties, and where the nearest floodways are located, which are the main corridors that water will travel down and will be most heavily impacted by flooding.

  • Home prices are projected to continue increasing. While this is great news for Katy home sellers, if you want to sell so that you can move up to a more expensive home, you don’t want to wait! The longer you wait to trade up, the more you’ll be paying for your next Katy home. Experts predict that home prices will increase by another 5 percent over the next year. This means that yes, your current home value will increase, but not as much as a house valued higher than yours.
  • Mortgage rates have remained historically low this year, with rates hovering below 4 percent. We just don’t know when rates will increase, but many housing experts are predicting an increase over the next year. The higher your interest rate, the more you’ll be paying per month on your next home. So again, the sooner you buy, the more likely it is that you’ll lock in a low rate and save yourself lots of money!

Fall Events Coming Up in Katy, TX

The kids are back in school and fall is officially beginning, but the fun never ends in Katy, TX! As your Katy real estate agent, I love keeping you updated with the latest community events on my blog. Check back often! These events are a great way to spend quality time with your family or friends, or to get out and meet others in the community, especially if you’re new.

Mark your calendar for these upcoming events in Katy:

  • Sign up and participate in the 2017 Walk to End Alzheimer’s on Saturday, Sept. 16. Register the day of, starting at 7 a.m., watch the ceremony at 7:30 and begin walking at 8 a.m. The route length is a 5K at LaCenterra and all age groups are welcome to participate.
  • Head to Chick-fil-A at Cinco Ranch on Sept. 19 or Mason Road on Sept. 20 for Preschool Playhouse: Run into Fall! Kids will create a filter fall leaf to spray and watch the colors run. Plus, as always, they will enjoy singing, dancing, story time and sparkle dough with other kids their age.
  • Head to the Omni Hotel in Houston for Breakfast for a Blessing on Sept. 22, hosted by the Rotary Club of Katy. From 7:30 to 9 a.m., enjoy a delicious breakfast for a great cause. All proceeds will benefit thousands who are uninsured in Katy.
  • Head to Multiplicity on Sept. 23 for the Fall 2017 Food Truck Revolution! From 11 a.m. to 3 p.m., enjoy a fun-filled day to honor local law enforcement. Admission is free, with yard games, face painting, a craft table, finger print ID kits and more. Purchase food from several food trucks on site.
  • Head to LaCenterra at Cinco Ranch on Sept. 23 for Movie Night! From 8 to 10 p.m., enjoy a free movie under the stars. The movie this night will be ‘The Lego Batman Movie.’ Bring lawn chairs and snacks/beverages if you desire.
  • Head to Chick-fil-A on Sept. 25 at Cinco Ranch or Sept. 26 at Mason Road for Family Night: Core Essentials – Friendship. Kids will be taught how to make smart decisions and treat others right while they decorate a friendship rock. Free face painting and balloon animal included.
  • The Katy ISD Education Foundation hosts Fireflies & Foodtrucks on Sept. 28 at No Label Brewery as an end-of-summer celebration. From 5:30 to 8 p.m., enjoy food, live music and more. Cost is $50 per person and all proceeds benefit teacher grant programs.

Enjoy these Katy, TX attractions this summer!

Don’t let summer sneak by without visiting the best summertime attractions in Katy, TX! You’ve got many to choose from! As your Katy real estate agent, allow me to fill you in on some of the top attractions in the area. If I leave one out that is top on your list, leave a comment and share!

Here are a few not to be missed this summer:

  • Typhoon Texas is a huge water park right in Katy, TX. You could spend days enjoying all of the water attractions here, so it may be wise for locals to purchase season passes. They’ve got a wave pool, two-rider tube slides, slide boarding that is like a waterslide and a video game rolled into one, mini slides and splash pads for little kids, racing slides, large raft slides, body slides, lazy river and so much more.
  • Mary Jo Peckham Park is a great place to visit for family-friendly fun this summer! With 32 acres, you’re sure to find something to enjoy here. Stop by to play mini golf, walk on the trail along the lake, let the kids play at the playground, enjoy a picnic at the picnic tables, go swimming in the pool, go fishing off one of the piers, play disc golf and much more. There are lots of shade trees for hot days!
  • Central Green at LeCenterra at Cinco Ranch has summer events taking place all summer long! Upcoming events include live music on July 21, tai chi on July 22 and every Saturday, ‘Lilo & Stitch’ movie night on July 22, ‘The Good Dinosaur’ movie on July 28, ‘Monsters Inc.’ on July 29, and so on. Check the calendar often for added events and activities for families or adults to enjoy!
  • Cool off with a local brew from No Labels Brewing Co. in Katy, TX! This would make a great date night, or a great place for friends to go and catch up. Every Thursday, they have Yoga & Hops, and every Tuesday, they have a special Steak Night. The taproom is open most other days, so stop by to try their different beers or to take a tour!
  • The SplashPad at Directors Park in Katy is another great summertime attraction! Kids and adults enjoy cooling off in the various spray features available at this attraction. This is a great way to stay cool for free, and to meet others in the Katy community with children around your children’s age! There is also a large playground, swings, picnic tables, park benches and walking paths.

Properly Stage Your Katy, TX Kitchen to Sell

Staging tips for your Katy, TX home’s kitchen

If you are in the process of preparing your Katy, TX home for a sale this summer, you’ve most likely heard the term staging, and you’ve learned what a huge difference it can make in catching the attention of potential buyers! Staging is the process of prepping your home for buyers in a way that makes them want to buy it. As a Katy real estate agent, I am here to offer you my professional advice!

Let’s talk about the kitchen, as this is one of the most popular rooms in the house, and one that buyers pay close attention to. Even if your Katy home doesn’t have a gourmet, glamorous kitchen, you could still make it look appealing to buyers with the right staging.

Here are a few tips to get you started:

  • Clear clutter. This is true for all of the rooms in your house, and it’s definitely true for the kitchen! The typical homeowner stores numerous items on the counter, such as a coffee maker, blender, knife block, bowl of fruit, toaster oven, etc. Remove everything from your counters, the top of your refrigerator and cabinets, and on your refrigerator and table, and only leave one or two appliances and a pop of color, such as an aesthetic bowl of bright green apples or lemons.
  • Deep clean. This is true for every room of your house too, but kitchens tend to need extra attention! Don’t just wipe down the counters, scrub every last inch of your kitchen! Clean the grout, faucet, drain, inside the cabinets, inside the oven, everything, until the kitchen looks as spotless as possible. Grease can be tricky to remove, so invest in some heavy-duty cleaners if need be, or research some natural DIY cleaners that are known to work.
  • Update lighting. Lighting your kitchen properly can make all the difference on how it appears to buyers! Let as much natural light in as you can, which not only puts your kitchen in a great light, but also shows off your windows, sliding doors and views. If you don’t have under-cabinet lighting, you can add some battery-powered lights for very little money. Update the fixtures over your table or cooking area for a modern look.
  • Organize inside. When selling your Katy home, buyers look everywhere. This means that you should even consider staging inside your cabinets, pantry, refrigerator and freezer. As crazy as that may sound, buyers are trying to imagine their own lives there. If they see clutter inside these areas, they might determine that there isn’t enough storage space in your kitchen. Show off your space!
  • Set the scene. Once your kitchen is looking spotless, clean and organized, you can set the scene with that bowl of apples or lemons we mentioned earlier. You could also set the table with colorful plates and napkins, or set a visually appealing vase of flowers on the table. Add plants to a windowsill. If you’re really feeling festive, fill the room with the aroma of baked cookies or citrus.

What Katy Homebuyers Should Know About Closing

As a Katy homebuyer, you might consider house hunting as the most stressful part of a home-buying process, and some buyers would agree! Other buyers would say that the most stressful period was after they put an offer on a home and had to wait for closing day. Every home-buying process is different, depending on the buyers and sellers, the Katy real estate agent involved, compromises and negotiations, timelines, the house itself, the home inspection and appraisal, and so on.

Here are four things that Zillow recommends buyers know while they wait for closing day to arrive in the Katy real estate market:

1.  Your mortgage rate could expire. Your mortgage lender will typically lock in the interest rate they quoted you, for 45 or 60 days, but closing on a Katy home could take longer than that. This is especially true if any issues arise, such as open permits or illegal renovations. Keep an eye on rates.

2.  The mortgage process isn’t over. You’re not in the clear until closing day papers are signed and the keys are in your hand! Some lenders will continue to verify income, credit and so on until the very last minute. Don’t go moving around funds, spending a bunch of money or changing jobs without running it by your mortgage professional.

3.  The house isn’t yours yet. Until all of the papers are signed, you can still back out. Request a walk-through 24 hours before the closing to see that things are as they should be. If the seller hasn’t made repairs that you agreed on, or hasn’t moved out yet, or systems aren’t working, you can postpone the closing if need be.

4.  You might need to do homework. Find out if the seller was required to disclose issues with the home, or if it’s “caveat emptor,” or buyer beware. Either way, it’s not a bad idea to do some research on the home to see if there’s any outstanding permits, or any issues with the local building department or health department.

What does this all mean for you? Zillow recommends that for the smoothest closing, Katy homebuyers must have a reliable, experienced Katy real estate agent on their side! Your agent can refer you to quality mortgage professionals in the area, along with attorneys, inspectors and more, which saves you time and stress. Agents also negotiate on your behalf, to ensure that you are satisfied and comfortable with the closing agreements, timelines and compromises made with the home seller.

Finish Your April with a Bang in Katy

Library and bookstore events coming up in Katy

April is almost over, but you’d be amazed how many events and activities have yet to occur in Katy, TX this month! There are still numerous fun opportunities to be had in Katy before the month is up, and as your Katy real estate agent, I am here to fill you in on them. It’s a beautiful time of year in Katy, so get out and enjoy the community, and take this opportunity to meet some neighbors!

1.  The 6th Annual Seven Lakes High School Band Program Golf Tournament takes place this Friday, April 28, at Cinco Ranch Golf Club. If you love golf, you’ll love this fundraiser! Aside from a great day of golf, you can participate in the putting contest, hole-in-one-contest and team prizes.

2.  Katy Budget Books is hosting their 2nd Annual Spring Market on April 29, which happens to be Independent Bookstore Day! Local crafters and distributors will set up booths in the parking lot and inside for you to browse and shop from. There will be some indie bookstore surprises, too!

3.  On April 29, from 10 a.m. to 5 p.m., head to Bridgeland’s Oak Meadow Park for Bridgeland’s Nature Fest! Jeff Corwin of Animal Planet’s “The Jeff Corwin Experience” will host this family event with the Great American Duck Race, armadillo races, crocodile encounters, food trucks and so much more.

4.  The Literary and Fine Arts Festival and Parade will take place at the Cinco Ranch Branch Library from 10 a.m. to 2 p.m. on April 29. The parade of book characters will make its way to LaCenterra. Also enjoy musical entertainment from student groups, and student art and writing displays.

5.  Crawfish are back! Head to Katy Elks Lodge for their Crawfish Boil this Saturday from 1 to 6 p.m. All proceeds will benefit children with special needs. Crawfish will be $5 per pound or $25 for all-you-can-eat. They will also have hot dogs, a bounce house, face painting, snow cones and more.

Once you choose a Katy home and it’s time to make an offer, you may think you’re sending a large sum of money to one person, but it ends up in entirely different hands. This is an example of cybercrime, and real estate exchanges are just one of the ways this happens.

Avoid it: Only respond to verbal requests for a wire transfer, either directly from your trusted Katy real estate agent, or directly from the seller or seller’s agent whom you’ve met in person or done research on. Don’t ever send money via an email request.

Scam #2: You’re renting a home that doesn’t exist.

You think you scored a great deal on a beautiful house that you saw online, but really, the scammer borrows the address and photos from another listing and creates a bogus home-for-rent ad online. You are then asked to send a deposit and rental payment via email or even a phone call, typically to a P.O box that may even be overseas.

Avoid it: Start with a simple Google search of the property address, or go to the county website, to see if it’s a real listing that is listed elsewhere as well. Visit the county clerk’s office to make sure it’s not a foreclosed home that you will be kicked out of. Feel free to stop by the house and ask neighbors about it as well. Above all, never send money overseas without doing ample homework!

Scam #3: The moving company holds your items hostage.

If you choose the cheapest moving company that catches your eye, without doing research, you might lose all of your belongings period, or they may be held hostage until you pay the scammers way more than what was originally quoted.

Avoid it: This is a common one, so do some research to make sure your mover is registered and insured, and that you have a written estimate. Have a representative from the company come meet you in person ahead of time and draw up an estimate. If moving locally, you can use our Katy moving truck! Or, hire hourly moving laborers to load and unload, so you’re always in control of your stuff.

Scam #4: “I’ll sell your home or buy it myself.”

Sounds great, but typically, this is a tactic for less-than-scrupulous agents to win appointments. These programs come wrapped in a bundle of stipulations that most homeowners would never agree to.

Avoid it: If it sounds too good to be true, it is. You know the saying! Choose a trusted Katy real estate agent to help you sell and buy in the Katy real estate market. Don’t go with someone that has the catchiest offerings. And if the terms don’t meet your approval, don’t sign the agreement!

Katy is a city located in Harris, Fort Bend and Waller Counties in the U.S. state of Texas, within the Houston–Sugar Land–Baytown metropolitan area. The population was 11,775 at the 2000 census.

Katy, suburb of Houston, Texas, is named for the Missouri-Kansas-Texas Railroad (commonly referred to as the "K-T Railroad", now a part of Union Pacific) that ran through Katy in the 19th century. Katy was once known as Cane Island. The name is derived from Cane Island Creek which runs just west of downtown. Cane Creek is a branch of Buffalo Bayou. The origins of the name Cane Island are believed to be from the fact that Katy was once a major sugar cane producer and rice producer. To commermorate the importance of rice to the Katy community, the Chamber of Commerce holds the Rice Harvest Festival every second weekend of October.

Katy was recently the location of one of the ten large red balloons in the DARPA Network Challenge on December 5, 2009. The balloon was stationed in Katy Park.

In 2009 the Gadberry Group named Katy as one of nine "9 from 2009" most notable high growth areas in the United States.
After a low income apartment complex was proposed for development in an adjacent unincorporated area, in 2010 the Katy City Council passed a resolution stating that the development would decrease property values.[5] The plans for the complex were canceled.
