Katy Home-Selling Tips during the Holidays

holiday homeWith Thanksgiving this week and winter holidays just around the corner, it may not seem like the ideal time to sell your Katy home. However, if you want or need to sell this holiday season, there are still buyers out, who also want or need to buy this time of year! As your Katy real estate agent, allow me to fill you in on some tips that could get your home sold fast this time of year.

1.  Make sure your listing is quality. Buyers are busy with family gatherings, holiday shopping, etc. They tend to spend more time house hunting online before they take the time to see a home in person. Therefore, it’s critical that your online listing has quality photos and description to lure buyer interest!

2.  Use the holidays to your advantage. The holidays allow you add festive features to your home this time of year, making it look extra cozy and bright! Focus on your home’s main focal points, such as a fireplace or grand staircase. Decorate with lights and garland. Set up a tree or a front door wreath. Keep the holiday décor subtle. You don’t want to drown out the home’s features or make it look cluttered.

3.  Be flexible with your time. Chances are, you have a lot going on this holiday season too. However, it’s important to keep your schedule open for last-minute showings, as buyers are busy and will need to squeeze showings into a busy holiday season. Take advantage of times that you have to leave the house by using them to holiday shop or to attend holiday events with the family. Keep your house clean at all times so it’s ready at a moment’s notice!

4.  Make your home move-in ready. Buyers want a quick, easy home sale, and in a perfect world, they’d like to be settled in their new home for the holidays. Having a move-in ready home is key. Consider having it pre-inspected, so no issues cause the home sale to take longer. Make some quick updates that will impress buyers. Offer incentives, such as helping pay for closing costs or including updated appliances.

5.  Focus on curb appeal. As always, the outside of the home is what buyers usually see first, so take the time to spruce this up. Clean the yard and gutters, touch up paint on siding or front door, hang a decorate wreath or add a welcome mat, replace front porch light bulbs, etc.

When ready to sell your Katy home, or when ready to buy in Katy, contact me! As a Katy real estate agent, I am here and ready to help you with your Katy real estate market goals year-round. When you’ve got questions, or you’re ready to get started, I’m ready to assist! Give me a call and have a Happy Thanksgiving!

Signs That It’s Time to Sell Your Katy, TX Home

Katy Home Sellers

Is it time to sell your Katy home?

Have you been thinking about selling your Katy home this fall? Perhaps you’ve heard that it’s a seller’s market and that inventory is low and buyer demand is high. Or perhaps you’d just like to live better in your means, or grow into a home that fits your future’s needs. No matter what your reason, as your Katy real estate agent, I am here to help!

If you’re still not sure if now is the time for you to sell, here are some signs that it may be:

1.  You want in on a seller’s market. If you know you want to sell sometime in the near future, now is the time to list in the Katy real estate market and take advantage of the low inventory and high buyer demand. As prices and mortgage rates rise, buyer demand might decrease. As baby boomers age, inventory may increase. New home development is on the rise as well. The conditions are ideal for selling now, so if you want to take advantage, now is the time to do so!

2.  Comparable homes are selling for a lot. When thinking about selling, it’s wise to do some research, or to contact an agent, and find out what homes similar to yours are selling for in the Katy real estate market. If these listings are selling at a price that you’d be more than happy with, this is a good sign that you can expect a similar price for your home, as long as there are no major issues with the inspection or appraisal.

3.  You need a larger home. If your family has grown in size, but your house hasn’t, this is a sure sign that it’s time to move. Whether you need more bedrooms for your little ones, you need a large yard for your pets, or you need an in-law suite for your aging parents, there are plenty of reasons to move up from your starter home to your dream home! Now is the time to do so, before prices and mortgage rates increase any more.

4.  You’re financially stressed. On the other side of the coin, perhaps it’s time for you to downsize. Whether you are retired and your kids have moved out, leaving you with a home larger than you need, or you bought too high the first time and are feeling the financial burden, now is a great time to sell and get a great price for your home. Then, you can buy smaller and save.

5.  You’re tired of the maintenance. As homeowners age, or become parents, or get high-stress jobs, they may find that the maintenance of landscaping, a pool, a large home, etc. may be too much for them. Or perhaps the long drive to work is stressing you out. Whether you need a new home, or a new location, drop the stress and maintenance tasks and find a home with less stress!

If you relate to any of these reasons to sell, or you’ve just been thinking about selling a lot lately, contact me, your Katy real estate agent. I can answer any questions you may have, and I can guide you through the entire home-selling process in the Katy real estate market. Give me a call!

Most Affordable Housing in U.S. & Where Katy Fits In

Katy TX Real Estate

Katy TX Real Estate Market Statistics

If you’re wondering where the most affordable housing is in the U.S. right now, HomeArea.com shared recent rankings from the Census Bureau’s American Community Survey on housing affordability. As your Katy real estate agent, allow me to fill you in on the details, and to narrow in on how the Katy real estate market compares.

The most affordable housing is in West Virginia, followed by Arkansas and Mississippi. The median monthly housing cost in West Virginia is $591, which is half of the national median monthly housing cost of $1,022. This national average has risen 1.3 percent from $1,009 last year.

This median monthly housing cost takes into account the major costs paid by homeowners each month, including mortgage payments, real estate taxes, insurance, utilities and condo fees. On average, housing costs make up the largest expense for households at around 33 percent, followed by transportation, food, etc.

Texas came in as the 29th most affordable housing market, so almost right in the middle! The average monthly housing cost in Texas is $980, up from $968 last year, and below the national average of $1,022.

Taking a closer look at Texas, the median home value is $128,900, the median household income is $52,000. In Katy, TX specifically, the median home value is $150,200, the median monthly owner costs are $1,644 with a mortgage, the median monthly rent is $991 and the median household income is $69,000.

When looking at the population of Katy, 26 percent is middle-aged and married, between ages 40 and 64. Children make up 28 percent of the population, under the age of 18. Young adult singles between 18 and 39 make up 13 percent, and seniors above age 65 make up 12 percent.

As you can see, Katy TX is a great place to raise a family, with a high population of kids and a solid average income! If you’d like help relocating to Katy, or help with buying a Katy home, contact me. If you’d like help selling your Katy home, contact me. Your home might be worth more than you think, with home values steadily increasing!

If you come in below the state or city average for household income, or the monthly homeowner fees scare you, it’s best to meet with a local Katy real estate agent to discuss the local market. For example, I can share with you what homes recently listed for and sold for, we can discuss your negotiating power as a buyer, and I can show you some starter homes. It’s also a good idea to meet with a local mortgage lender, to see exactly what you qualify for. You might be surprised!

Because mortgage rates are still below historic averages, it is more affordable to buy a home now than it was anytime between 1985 and 2000! Find out more about that in this KCM Crew article.

If you’ve got questions, or you’d like to buy or sell in the Katy real estate market this summer, I am here to help! Give me a call!

Katy is a city located in Harris, Fort Bend and Waller Counties in the U.S. state of Texas, within the Houston–Sugar Land–Baytown metropolitan area. The population was 11,775 at the 2000 census.

Katy, suburb of Houston, Texas, is named for the Missouri-Kansas-Texas Railroad (commonly referred to as the "K-T Railroad", now a part of Union Pacific) that ran through Katy in the 19th century. Katy was once known as Cane Island. The name is derived from Cane Island Creek which runs just west of downtown. Cane Creek is a branch of Buffalo Bayou. The origins of the name Cane Island are believed to be from the fact that Katy was once a major sugar cane producer and rice producer. To commermorate the importance of rice to the Katy community, the Chamber of Commerce holds the Rice Harvest Festival every second weekend of October.

Katy was recently the location of one of the ten large red balloons in the DARPA Network Challenge on December 5, 2009. The balloon was stationed in Katy Park.

In 2009 the Gadberry Group named Katy as one of nine "9 from 2009" most notable high growth areas in the United States.
After a low income apartment complex was proposed for development in an adjacent unincorporated area, in 2010 the Katy City Council passed a resolution stating that the development would decrease property values.[5] The plans for the complex were canceled.
