How to Add Home Value as Katy Home Seller

Home Value Tips for Katy TX Home Sellers

If you’d like to sell your Katy home this late summer or fall, there are many simple ways for you to add value to your home before listing. As your Katy real estate agent, I am here to share a few of these with you, so you can attract more buyers and possibly increase your listing price.

1.  Declutter, clean, organize. This is free and essential to improving the look and value of your home. Remove anything you no longer use or need, and donate/sell/recycle/etc. Then give your house a deep cleaning, and organize what is left, because buyers look in every nook and cranny.

2.  Repaint your home. Whether it’s the exterior that needs some improvement, or the walls inside your home, fresh coats of paint can do wonders for home value. Choose neutral colors. It’s up to you whether you want to take on the task yourself, or hire professional painters.

3.  Neutralize your décor. Have an honest friend, real estate agent or professional decorator over to help you decide what can stay and what should go. It’s hard to judge your own décor, but anything too personal, bold, political, religious, etc. could turn a buyer off. Neutralize as much as possible.

4.  Update your appliances. If your appliances are old and outdated, this is an upgrade that will yield ROI. Stainless steel is still popular, along with energy-efficient models. Upgrades in the kitchen (and bathrooms) are always great value raisers!

5.  Utilize your space. Make sure you’re making the most of every inch of your home, so buyers can see the potential. If you’ve got a large bedroom, add a sitting area or office space. If you have an attic or basement, consider finishing them and converting them to more living space. If you’ve got space under stairs, turn it into a storage closet. Just don’t overfill rooms with furniture.

6.  Spruce up your curb appeal. The outside of your house is the first thing potential buyers will see. Spend time making it look perfect. Repaint or update siding, front door, mailbox, address numbers, garage door, etc. Clean and sweep driveway and walkways. Trim bushes and trees. Mow and water lawn. Pull weeds from gardens. Display a couple pots of colorful flowers.

7.  Turn your backyard into an entertainment space. This year especially, buyers are looking for backyards where they can spend time as a family, and where they can entertain guests. Show off your backyard features, such as a pool, fire pit, outdoor kitchen, etc. Power wash your deck or patio, make any necessary repairs, and stage it with furniture, lights, anything that makes it look inviting.

Trendy Design Options for Your Katy, TX Home

If you like to keep up with home decorating trends, allow me to offer you some suggestions for this year. As a Katy real estate agent, I think it’s important to note that trends come and go, so if you’re going to upgrade your Katy home with some of these, make sure they are ones that you will really enjoy!

Here are a few that are trending right now, via RISMedia:

  • Marble – Marble can make any home look more stunning and luxurious. You can use it for countertops in the kitchen or bathroom, or use it as accent pieces in the living room, such as a side table or marble clock. You can even use marble wallpaper or fabric to really make a statement!
  • Jewel Tones – Homeowners tend to appreciate neutral colors with a subtle amount of color added as an accent. Jewel tones are appealing to owners right now, from pastel shades to emerald greens and violets. The colors make a statement while still blending with natural outdoor hues.
  • Metallic – The contemporary home style shows a lot of metallic details with minimal accessories. These also add shimmer and can dress up a space. Examples include brass hardware on kitchen cabinets, a silver chandelier in the dining or family room, or outdoors, copper rain gutters or address numbers.
  • Subway Tiles – This sleek and urban look can be incorporated best in the kitchen and bathrooms, and is versatile enough to fit into numerous design styles. Go with dark grout to hide the dirt that may become visible. For a twist, install matte glass subway tiles!
  • Nailhead Details – This isn’t for everyone, but this style is making a comeback with furniture. If you love shopping at antique or thrift stores, you might find a great older piece that suits the modern appeal! Look for headboards or sofas with a nailhead design.

Only add what most appeals to you, or what will increase your home value if selling in the near future.

Katy is a city located in Harris, Fort Bend and Waller Counties in the U.S. state of Texas, within the Houston–Sugar Land–Baytown metropolitan area. The population was 11,775 at the 2000 census.

Katy, suburb of Houston, Texas, is named for the Missouri-Kansas-Texas Railroad (commonly referred to as the "K-T Railroad", now a part of Union Pacific) that ran through Katy in the 19th century. Katy was once known as Cane Island. The name is derived from Cane Island Creek which runs just west of downtown. Cane Creek is a branch of Buffalo Bayou. The origins of the name Cane Island are believed to be from the fact that Katy was once a major sugar cane producer and rice producer. To commermorate the importance of rice to the Katy community, the Chamber of Commerce holds the Rice Harvest Festival every second weekend of October.

Katy was recently the location of one of the ten large red balloons in the DARPA Network Challenge on December 5, 2009. The balloon was stationed in Katy Park.

In 2009 the Gadberry Group named Katy as one of nine "9 from 2009" most notable high growth areas in the United States.
After a low income apartment complex was proposed for development in an adjacent unincorporated area, in 2010 the Katy City Council passed a resolution stating that the development would decrease property values.[5] The plans for the complex were canceled.
