Create an Eco Friendly Environment in Your Katy TX Home this Holiday Season!

Screen Shot 2013-11-18 at 1.52.41 PM

Katy TX is a great place to live and many love the year round warmer temperatures and beautiful atmosphere that Katy has to offer.  Creating an eco-friendly environment is important to our community and there are many ways we can all take part in our own Katy TX homes!

Those of us who are current residents are feeling the cooler temperatures, especially at night.  We know that with the holiday festivities and continual cooling comes a desire to get cozy up in our Katy TX homes with friends and family.

So, how can we enjoy the cozier season while maintaining an eco-friendly atmosphere for Katy TX?  I’ve listed seven simple ways below!

1. Set the Timer– Set your thermostat to lower temperatures while you’re away from your Katy TX home or while you’re sleeping. This will automatically help reduce energy used as well as costs just by programming your thermostat.

2. Change Your Filter– Clogged filters can be the largest culprit for airflow inefficiency.  Clogged filters also hold onto dust, dander, mold and spores that are magnified when all the windows are closed and the heat is being used in the cooler months.

Generally, the fiberglass filters should be changed monthly, pleated filters every three months and HEPA style filters every 12 months. This depends upon how often you use your air conditioner and other factors such a pets or a smoker in the house. Learn more about filters and what type you need to get as a replacement on Filters.USA.com.

3. Let the Sunshine In– During the day, be sure to leave blinds and curtains open to let in the sunlight and natural heat. At night, shut them to help “trap” the warmth.

4. Bundle Up– Feeling chilled? Instead of turning up the thermostat, throw on a pair of socks or an extra layer. These small choices to not turn up the heat can really add up in energy savings!

5. Switch our Your Lights– From lamps to the Christmas tree, all of your lights can be changed out for energy efficient LED lights! With the sun setting earlier, you’ll be using your indoor lights more often. Also, the festivity of the season’s decorations can spike energy bill. LED Christmas lights can cut back on costs and energy usage.

6. Stop Leaks– Check all doors and windows for drafts. You can easily seal windows and doors to prevent the warm air from your Katy TX home escaping while making sure the cool air doesn’t leak in!

7. Unplug– Not using an appliance? Unplug it! The Department of Energy notes that, even if appliances are not being used, they are still using energy. 40% of electricity used for your home electronics is used when they’re turned off, but still plugged in. Getting in the habit of unplugging will prove to be a smart habit in the long run!

Following these tips will give you a great start in choosing to go eco-friendly in your Katy TX home this holiday and winter season!  You may even be inspired to come up with even more ways to go green in your home!

If you don’t currently live in Katy TX, but have been thinking about moving to the area, please don’t hesitate to contact me!  As a Katy TX Real Estate agent, I would be happy to sit and talk with you about your real estate needs.

I look forward to hearing from you!

New Developments Continue Across Katy TX!

Screen Shot 2013-09-23 at 2.31.44 PM

Katy TX is constantly on the move and expanding with businesses and new homes all the time!  If you’re searching for a place to live that has it all, Katy TX is a great choice.  In working as a Katy TX Real Estate agent, I’ve had the privilege of seeing Katy blossom into a vibrant city and one that buyers are anxious to call “home.”

Residents of Katy are also enthusiastic about the continual growth of their city and the new restaurants, shops, expanding roads and ways to get involved in their community.

Speaking of which, have you been wondering what’s being built on Cinco Ranch Boulevard?  It’s been announced that in December of this year, they’ll be opening a Fuddrucker’s-Luby’s restaurant!

Now, you may be wondering why these two are being combined into one restaurant space, but this growing trend is taking off and customers are loving this combination!  The idea is that family’s will no longer have to choose between the two dining destinations.  It’s a win-win!  Parents can enjoy their finer dining dishes from Luby’s and kids can feast on delicious Fuddruckers’ burgers all on the same patio!  Or, some are opting to dine at Luby’s and head over to Fuddrucker’s for their mouth-watering shakes for dessert!

Luby’s owns and operates 93 cafeterias, mostly in Texas, with 33 in the Houston area. The company has 58 company-operated Fuddruckers restaurants and 125 franchised units nationally, including 15 in the local area.  If you’re looking to support local businesses and enjoy dining at either of these restaurants, you’ll enjoy this new development!

Of course, there are a number of other exciting changes and additions taking place throughout Katy, and my goal is to give you an idea of what’s happening throughout our great city.

If you don’t currently live in Katy TX, but have been considering moving to the area, I would love the opportunity to talk with you more!  I’ve enjoyed helping buyers navigate the Katy TX Real Estate market and have helped many find the home of their dreams in Katy.

8 Home Selling Tips for Your Katy TX Home You Don’t Want to Miss!

Screen Shot 2013-08-26 at 3.28.07 PM

In our most recent blog posts, we talked about various aspects of the home buying process and why many are choosing to relocate to Katy TX.  However, we know that there are those of you who are in the opposite boat and are considering selling your Katy TX home.  Whether you’re experiencing a job transfer, are looking at moving into your dream home or other extenuating circumstances, selling a home can seem a little overwhelming at first.

As an experienced Katy TX Real Estate agent for a number of years, I’ve helped many sellers navigate through putting their home on the market and successfully selling their home!  Many sellers will want to be sure that putting their home on the market will result in a sale before the holiday season hits.  And, while you do want to carefully consider the ins and outs of selling, the entire process can run smoothly and efficiently!

Here are eight great tips for helping your home sell quickly this fall.

1. Time it right- The fall Katy TX Real Estate market is an great time to put your home on the market.  Buyers are interested in finding their new home before the holidays and are amping up their search!  If your home is currently on the market and has been on for some time, you may want to talk with your talk with your Katy TX Real Estate agent about taking it off the market and re-listing with new photos so it looks “fresh!”

2. Price it at exactly what it’s worth- One of the biggest challenges can be determining the correct listing price.  While you have an idea of what you’d like to make on your home, your Katy TX Real Estate agent will provide you with comparable homes on the market and current market stats, and will provide you with guidance for pricing it competitively and with your best interest in mind.  You don’t want to overprice and have your home sit on the market!  Price it right from the beginning to ensure the best response!

3. Get your home inspected before you list- In today’s market, buyers expect move in ready homes.  Be sure to have your home professionally inspected and make any updates necessary.  The buyer will more likely buy a Katy TX home that they can move into right away!

4. Offer incentives up front- To help your home stand out from others on the Katy TX Real Estate market, try to offer a few incentives right off the bat.  Whether it’s offering to pay closing costs or including a free home cleaning; these incentives will give your home that extra boost of appeal!

5. Wage war online- Did you know that 89% of buyers start their home search online?  Your Katy TX Real Estate agent should be able to show you exactly where your house is being marketed online.  Want to learn more about my home selling plan? We’d love to talk with you!

6. Use the best agent- Your real estate agent will play a huge role in the home selling process.  Find an agent with experience in the Katy TX Real Estate market and who has a solid record of home sales.  Taking time to do research will pay off in the long run!

7. Spend money on the three key spaces:

• The front of the house
Buyers decide in the first eight seconds of seeing a home if they’re interested in buying it. Get out of your car, walk in their shoes and see what they see within the first eight seconds. Edge your lawn, mulch your flower beds, trim your bushes, steam clean your driveway and paint your door and trim.

• The living room
Get rid of all your clutter, including a third of your furniture. Paint the walls a neutral white and add touches of color. If you can afford to stage one room, this is it.

• The kitchen
Invest in cheap expenses like changing the cabinet fronts, new lights and fixtures, new knobs and drawer pulls, installing a chic new backsplash, resurfacing the floors and getting one new, fancy-looking appliance.

8. Lighten your house- After location, light is the second-most cited reason buyers choose a particular house. Buyers want a lot of natural light and light, neutral colors on the wall when they’re looking at a Katy TX home.  Make sure the views from your Katy home are highlighted by trimming trees or shrubs and keeping things inside simple so that the focus can be the outdoors!

Armed with these tips, and an experienced Katy TX Real Estate agent by your side, you should have no problem selling your home this fall.

The Cost of Waiting- Why You Don’t Want to Delay in Buying Your Katy TX Home

Screen Shot 2013-08-12 at 1.44.29 PM

Over the past few years, the nation has been wishing for the recovery of the housing market, and 2013 has been an exciting year for this much anticipated comeback.  Here in Katy TX, we’ve seen continued growth in businesses, schools and people relocating to this vibrant area.

As a Katy TX Real Estate agent, it’s an exciting time to be a part of the Katy TX Real Estate market and, if you’re reading this blog, chances are you’re considering jumping into the market yourself!

You really can’t enter the Katy TX Real Estate market at a better time.  There are a number of beautiful homes on the market from which to choose and listing prices are still relatively low.  The only mistake in buying a Katy TX home would be to wait.

While we’re all celebrating the continuing upswing of the housing market, the strong market translates into rising mortgage rates.  Which means, waiting can be costly!

A recent report from a Freddie Mac Primary Mortgage Market Survey noted interest rates on 30 year fixed rate loans were at record lows at 3.5 percent at this time last year and even went as low as 3.31 percent last November.

These historic lows, however, have recently started to climb and have jumped up to more than 4.5 percent, which hasn’t been seen in over two years!  The survey went on to point out that at the end of June of this year, rates jumped almost .5 percent which posed the largest week-over-week increase in more than a quarter century.

As a Katy TX Real Estate agent, I put together a few charts to show this trend over the past year.  Hopefully these will give you even more insight into the upward trend of mortgage rates and how they can impact your costs.

Screen Shot 2013-08-12 at 1.43.56 PM

Screen Shot 2013-08-12 at 1.44.14 PM

So, what does this mean for you as a buyer?  Don’t delay!

While you want to ensure buying a home in Katy is the right decision for you, the rising mortgage rates show that there is a cost for waiting.

If you know you’d like to move forward with searching for your new Katy TX home, or you have further questions about buying a home in Katy TX, please feel free to contact me today!

I would be happy to talk with you about your needs for your Katy home and your financing options!

5 Tips for Buying a Katy TX Home in the Summer

CurbAppeal5

Summer is a great time to buy a home in Katy TX.  The surge of homes coming on the Katy TX Real Estate market in the spring, along with the freedom families face for moving when children are out of school, are a few reasons why many who are moving to a new home in Katy pick the summer months to do so!

If you’ve been searching for a new home in Katy TX, or are relocating to the area and are planning to visit for a weekend of house hunting; there are a few tips you’ll want to have in mind.  Take a look!

1. Look past curb appeal– Summer is a great time for sellers as their home is being shown in the best light possible.  Budding flowers, lush trees and green grass set the stage for a home to show well.  Buyers see beautiful curb appeal and can instantly fall in love with the appearance of the home and its charming setting.  Yet, it’s important to look past curb appeal and focus on what’s going on inside the home.  Take note of any major updates or repairs you’ll have to do to make the home move in ready and take those factors into serious consideration.

2. Start your search early– If you have children that will be starting school in the fall, you’ll want to find and be settled into your new Katy home before the school year starts.  Moving early to mid summer will allow your children to meet others in the neighborhood and feel less nervous about starting at a new school in the fall.

3. Act quickly– On average, 30-40% of homes sell in the summer months.  This means that competition is tight.  If there’s a great home that fits your style, budget and your wants; move quickly or someone else will!  Of course you still want to weigh the decision carefully and talk with your Katy TX Real Estate agent, but delays can lead to bidding wars or someone snatching up the home first.

4. Have your financials in order– Because you’ll need to act quickly on a Katy TX home in the summer, you’ll want to be sure to have your financials in order. This means being pre approved and making sure you’re prepared with a down payment.

5. Don’t be fooled by nice weather– A dry summer can hide a moisture problem in a home.  Look for clues of excessive moisture by checking the ceiling and walls for water marks.  Mildew is also another sign of moisture issues and will need to be dealt with immediately. You’ll naturally want a home inspection before purchasing the home, but these are a few clues to look for when viewing the home for the first time as they can tip you off to potential issues.

I hope these tips are helpful as you continue or begin your Katy TX home search!

As a Katy TX Real Estate agent, I would be happy to sit down and talk with you about what you’re looking for in a Katy TX home.  The market can sometimes feel overwhelming when there are a number of homes to choose from, but I can help hone in on your needs, wants, budget and lifestyle to ensure you’re only seeing the homes that truly fit what you’re looking for in a Katy TX home.

Help Sell Your Katy TX Home with These Projects!

Screen Shot 2013-06-17 at 1.49.49 PM

It’s been fun highlighting new businesses that are coming to Katy TX and the local events that are taking place throughout the year.  Katy TX is a growing city and it’s a dynamic time to be living in its vibrant communities!

Yet, there are those of you who are finding yourself needing to sell your home whether due to a job transfer, extenuating circumstances, or you’re finally able to move into your dream home in Katy TX!  Whatever the reason you need to sell your Katy TX home, as a real estate agent in Katy for a number of years, I understand the thought can seem rather daunting.

Oftentimes sellers will ask me what they can do to help their Katy TX home sell and boost its’ appeal on the Katy TX Real Estate market.  I’ve gathered together some of the top projects that you can take on to help improve the appeal of your home to buyers.  Take a look!

Top Energy Efficient Project: Add Insulation

– Adding proper insulation will not only add value to your home, but will save you money. This energy efficient project will reduce up to 30% of heating and cooling costs. Those looking to buy a Katy TX home will be searching for homes that are more eco-friendly and adding insulation or even replacing old windows with new energy efficient ones will appeal to buyers.

Top Budget Friendly Project: Clean and Conquer Clutter

– The best way to update your home is to remove any excess furniture or knickknacks that don’t serve a purpose. Not only will this make your Katy TX home appear larger, but it will give your home a more updated feel. If you’re planning on selling your home, buyers will appreciate this clean and updated look as they’ll be able to better envision their belonging in your home.

Top Kitchen Project: Upgrade Appliances

– Kitchen’s are one of the top places that people will want to see upgrades and where you will get the most return on investment. The top kitchen project is to upgrade your appliances. Of course stainless steel appliances are today’s standard, so if you haven’t upgraded yet, now would be a great time to do so. Another upgrade that’s possible for those who already have stainless steel appliances are energy efficient options. Switching to these “green” appliances will cut down on your energy bill and will be better for the environment as well.

Top Bathroom Project: Refresh Fixtures

– Bathrooms are another space where many will want to see upgrades. An easy way to refresh bathrooms is to change out the fixtures. From lighting to the vanity or even just the cabinetry hardware; there are many cost effective updates that can be made in a bathroom.

The Top Storage and Organization Project: Maximize Storage Space

– Give yourself more space instantly by organizing your closets and cabinets. Clean out things you no longer use and consider investing in a closet or pantry organizer. This will immediately give the appearance of extra room as well as being easier to maintain.

Top Landscaping Project: Tidy Your Lawn

– Curb appeal speaks volumes for how you care for your Katy TX home overall. A lawn that is well manicured and aesthetically pleasing will appeal to most no matter what the size. Buyers will want to know they can simply maintain the lawn you’ve cared for rather than having to put in a lot of time and money for updates.

Top Outdoor Living Project: Add Outdoor Living

– Adding outdoor living space is like adding square footage onto your home. Imagine lounging in a new outdoor living space and hosting outdoor dinner parties this summer. This update will add value and character to your home!

I hope this inspires you to take on one, or more, of these projects to help your Katy TX home sell!  Ensuring your home is in top condition will appeal to buyers who are looking for a move in ready home.

If you have more questions about selling your Katy TX home, or you haven’t yet found a Katy TX Real Estate agent to walk with you through the home selling process; please contact me!  I would be happy to talk with you about your selling needs and create a customized home selling plan for you!

6 Tips for a Successful Open House in Your Katy TX Home

Screen Shot 2013-05-20 at 1.26.00 PM

As a Katy TX Real Estate agent, the spring can tend to be one of my favorite times of the year as new homes are coming on the Katy TX Real Estate market each week.  Interested buyers are out looking at multiple homes and sellers feel the more vibrant market is an ideal time to get their Katy TX home sold.

It can, however, feel a little overwhelming to sellers knowing that there are a number of other homes currently on the Katy TX Real Estate market.  So, what can you do to help your home stand out from the competition?

The first step is helping your Katy TX home show in the best way possible!  First impressions of those visiting your home and creating a great environment can leave the lasting impression that get the sale!  Here are six simple tips for ensuring a great open house for your Katy TX home.

1. Make it Generic– It’s great to make your home personal; however your pictures, children’s art or your “to do” list on the refrigerator can be a large distraction to potential buyers.  They need to be able to envision themselves in your home, so putting away those personal items will help buyers picture their life in your Katy TX home.

2. Clear Counters– Look at your kitchen or bathroom counters from a outsiders viewpoint.  Do you have too many appliances cluttering your kitchen counter?  Clearing this space will make there appear to be more room for cooking or their own storage.  If your bathroom counters are filled with perfumes, toothbrush holders, etc… take time to put them in cabinets or drawers so buyers can see the actual size of the space.

3. Set the Table– This may not seem necessary, but having your dining room table set with nice place settings add a touch of class and can help the Katy TX buyer envision hosting their own dinner parties.

4. First Impressions
– Believe it or not, a nice doormat or attractive porch can really set the tone for the entire open house.  If there’s an old doormat, chipped paint or nothing special about the entrance to your home, buyers may feel that you don’t really care.  A welcoming setting from the start will instantly let buyers know that your home is well-maintained and that each area of your home is cared for.

5. Get to the Heart– The best way to appeal to the buyers’ heart is through offering something special when they walk in the door.  Whether you bake fresh cookies, have coffee or lemonade for them on your counter, these added touches will set your home apart.  Lighting a mildly scented candle and having your home appropriately heated for the day’s weather can make your home instantly feel comfortable to the buyer.

6. Don’t Stick Around– While it may be tempting to want to hear what the potential buyers have to say, it can be awkward when the seller is present.  They will feel that they can’t openly express their thoughts to the agent and will not feel as comfortable when looking throughout the home.  Even if you take a walk through the neighborhood, being away from the home during an open house can make all the difference.

I hope these tips are helpful as you prepare for your next open house!  If you’ve been considering selling your Katy TX home, but haven’t yet found a Katy TX Real Estate agent; I would love the opportunity to talk with you!

Katy is a city located in Harris, Fort Bend and Waller Counties in the U.S. state of Texas, within the Houston–Sugar Land–Baytown metropolitan area. The population was 11,775 at the 2000 census.

Katy, suburb of Houston, Texas, is named for the Missouri-Kansas-Texas Railroad (commonly referred to as the "K-T Railroad", now a part of Union Pacific) that ran through Katy in the 19th century. Katy was once known as Cane Island. The name is derived from Cane Island Creek which runs just west of downtown. Cane Creek is a branch of Buffalo Bayou. The origins of the name Cane Island are believed to be from the fact that Katy was once a major sugar cane producer and rice producer. To commermorate the importance of rice to the Katy community, the Chamber of Commerce holds the Rice Harvest Festival every second weekend of October.

Katy was recently the location of one of the ten large red balloons in the DARPA Network Challenge on December 5, 2009. The balloon was stationed in Katy Park.

In 2009 the Gadberry Group named Katy as one of nine "9 from 2009" most notable high growth areas in the United States.
After a low income apartment complex was proposed for development in an adjacent unincorporated area, in 2010 the Katy City Council passed a resolution stating that the development would decrease property values.[5] The plans for the complex were canceled.
