One of the most exciting additions to Katy, TX is the new Jimmy Changa’s Mexican restaurant on West Green Boulevard. Being constructed behind the CVS Pharmacy and Carl’s Jr. restaurant, Jimmy Changa’s is speculated to open sometime in 2014. Known for its heaping portions of reasonably-priced Tex-Mex favorites, Jimmy Changa’s also offers a full menu of specialty drinks as well as options for children’s meals. New Businesses Come to Katy TX!

6 Tips for a Successful Open House in Your Katy TX Home

As a Katy TX Real Estate agent, the spring can tend to be one of my favorite times of the year as new homes are coming on the Katy TX Real Estate market each week.  Interested buyers are out looking at multiple homes and sellers feel the more vibrant market is an ideal time to get their Katy TX home sold.

It can, however, feel a little overwhelming to sellers knowing that there are a number of other homes currently on the Katy TX Real Estate market.  So, what can you do to help your home stand out from the competition?

The first step is helping your Katy TX home show in the best way possible!  First impressions of those visiting your home and creating a great environment can leave the lasting impression that get the sale!  Here are six simple tips for ensuring a great open house for your Katy TX home.

1. Make it Generic– It’s great to make your home personal; however your pictures, children’s art or your “to do” list on the refrigerator can be a large distraction to potential buyers.  They need to be able to envision themselves in your home, so putting away those personal items will help buyers picture their life in your Katy TX home.

2. Clear Counters– Look at your kitchen or bathroom counters from a outsiders viewpoint.  Do you have too many appliances cluttering your kitchen counter?  Clearing this space will make there appear to be more room for cooking or their own storage.  If your bathroom counters are filled with perfumes, toothbrush holders, etc… take time to put them in cabinets or drawers so buyers can see the actual size of the space.

3. Set the Table– This may not seem necessary, but having your dining room table set with nice place settings add a touch of class and can help the Katy TX buyer envision hosting their own dinner parties.

– Believe it or not, a nice doormat or attractive porch can really set the tone for the entire open house.  If there’s an old doormat, chipped paint or nothing special about the entrance to your home, buyers may feel that you don’t really care.  A welcoming setting from the start will instantly let buyers know that your home is well-maintained and that each area of your home is cared for.

5. Get to the Heart– The best way to appeal to the buyers’ heart is through offering something special when they walk in the door.  Whether you bake fresh cookies, have coffee or lemonade for them on your counter, these added touches will set your home apart.  Lighting a mildly scented candle and having your home appropriately heated for the day’s weather can make your home instantly feel comfortable to the buyer.

6. Don’t Stick Around– While it may be tempting to want to hear what the potential buyers have to say, it can be awkward when the seller is present.  They will feel that they can’t openly express their thoughts to the agent and will not feel as comfortable when looking throughout the home.  Even if you take a walk through the neighborhood, being away from the home during an open house can make all the difference.

Create a Beautiful Outdoor Living Space for Your Katy TX Home!

Spring is a perfect time to be outdoors in Katy TX!  The warmer temperatures during the day and moderate evenings beckon homeowners in Katy to spend time enjoying the scenery.

In fact, since the nation is celebrating Earth Day today, you may be thinking of ways to make the outdoors an extension of your living space.

2. Create a focal point– One of the main tips for an outdoor space is having a focal point.  Whether its a water feature, an outdoor fireplace, or an art installation; this can bring the space together and also act as a conversation piece.

3. Offer a variety of seating options– Benches, stools, couches and chairs will offer enough seating for everyone!  Kids will feel included in having their own seating and multiple seating allows you to easily move things around for your needs.

4. Put everything in its’ place– Organize any outdoor tools such as hoses, watering cans, brooms or garden tools in such a way that is visually appealing and keeps your outdoor area from feeling cluttered.  It will also ensure you know exactly where everything is!

5. Create outdoor “rooms”– If you have the space, be sure to have separate seating arrangements to make your outdoor area feel like a true living space!  Break up the dining area from the lounge space and the kids area, and you’ll give off the feeling of a more spacious area!

– On February 16, Owners Martin and Christine Nguyen opened their second The Sweet Boutique store.  The first is located in Sugar Land and opened in June 2011.  Because of its’ great success they decided Katy would be the best site for expanding.  The boutique bakery sells cupcakes, macaroons and custom cakes, and soon will feature other pastries such as eclairs and cream puffs. Spring Clean Your Finances Before Buying a Katy TX Home!

Thanks for taking the time to stop by my Katy TX blog!  I enjoy highlighting things that are taking place in the Katy TX community as well as providing you with real estate tips, advice and updates!

Last time, I pointed out ways to make your Katy TX home stand out on the real estate market this spring if your goal is to sell.  But, what if you’re hoping to buy a Katy TX home in the next few months?  Read on!

Spring is all about getting a fresh start on things and many buyers flock to the Katy TX Real Estate market to view the homes.  People take time to spring clean their homes and get organized.  But, if buying a home is on the horizon; you’ll want to take some time to spring clean your finances before you begin shopping for a home!

Here are six tips for making sure your finances are in order for buying a home in Katy TX!

1. Check your credit report and fix any errors– By law, consumers have the right to a free annual credit report. Take advantage of getting a free credit report, but always be sure to check out its accuracy. Many times, there are errors or may contain outdated information, which could affect your score negatively. If you do find a mistake, make sure you contact the corresponding credit bureau in order to dispute the errors.

2. Review your budget– It’s helpful to make time to sit down and check your monthly budget. If you are saving to buy a house, for example, periodically reviewing your budget will help you get rid of unnecessary expenses allowing you to save more.

3. Review your monthly withholdings – There is no reason for you to give an interest-free loan to Uncle Sam! By reviewing your monthly withholdings you may be able to put more money in your pocket or savings account every month. Of course, consult with your tax advisor before making any changes to your withholdings in order to avoid owing money to the IRS at the end of the year.

4. Review your financial emergency plan – Planning for unexpected events can give you peace of mind. A good rule of thumb is to have six months worth of expenses saved in an emergency fund. Think about your monthly expenses (like rent or mortgage payments, utilities, car payments, insurance, credit card payments, etc.) and figure out how much you would need to have in a savings account in order to pay for these items for six months. Don’t get discouraged if it takes time to build up your emergency fund, any amount is better than no savings at all. Also, make sure that if you become incapacitated, there is someone you trust to handle your finances.

5. Sign up for paperless statements – Signing up for paperless statements and paying your bills online will help keep your mail under control while saving trees at the same time. A lot of banks and credit unions offer online bill pay services for free. Take advantage of this and join the “green” movement.

6. Consolidate accounts– When you’re budgeting, sometimes it’s helpful to separate accounts. For example, if you are trying to save for a special purchase or an emergency fund, you may have your employer deposit a portion of your paycheck directly into your savings account. But having many accounts can make keeping track of them difficult. When that becomes the case, it’s time to consolidate your accounts. Before making this decision, check with your financial institution to make sure there aren’t any penalties or fees for canceling an account.

Tips for Creating A Financial Strategy Before Buying Your Katy TX Home

Katy is a city located in Harris, Fort Bend and Waller Counties in the U.S. state of Texas, within the Houston–Sugar Land–Baytown metropolitan area. The population was 11,775 at the 2000 census.

Katy, suburb of Houston, Texas, is named for the Missouri-Kansas-Texas Railroad (commonly referred to as the "K-T Railroad", now a part of Union Pacific) that ran through Katy in the 19th century. Katy was once known as Cane Island. The name is derived from Cane Island Creek which runs just west of downtown. Cane Creek is a branch of Buffalo Bayou. The origins of the name Cane Island are believed to be from the fact that Katy was once a major sugar cane producer and rice producer. To commermorate the importance of rice to the Katy community, the Chamber of Commerce holds the Rice Harvest Festival every second weekend of October.

Katy was recently the location of one of the ten large red balloons in the DARPA Network Challenge on December 5, 2009. The balloon was stationed in Katy Park.

In 2009 the Gadberry Group named Katy as one of nine "9 from 2009" most notable high growth areas in the United States.
After a low income apartment complex was proposed for development in an adjacent unincorporated area, in 2010 the Katy City Council passed a resolution stating that the development would decrease property values.[5] The plans for the complex were canceled.
