– Don’t miss the annual Katy Rice Harvest Festival this weekend!  This two day festival is filled with fun for the whole family and is a highlight for the Katy community each year.  Throughout the weekend you’ll find carnival rides, live music, games, local food vendors, over 300 craft booths and more!  The highlight of the weekend, however, falls on Saturday with the annual Parade which will begin at 10am.  Admission is $8 per ticket, but free for those ages ten and under!  For more information on the festival, please visit the Katy Rice Harvest Festival website.

Gather your friends and family and take part in this fun Katy TX tradition!

8 Home Selling Tips for Your Katy TX Home You Don’t Want to Miss!

In our most recent blog posts, we talked about various aspects of the home buying process and why many are choosing to relocate to Katy TX.  However, we know that there are those of you who are in the opposite boat and are considering selling your Katy TX home.  Whether you’re experiencing a job transfer, are looking at moving into your dream home or other extenuating circumstances, selling a home can seem a little overwhelming at first.

As an experienced Katy TX Real Estate agent for a number of years, I’ve helped many sellers navigate through putting their home on the market and successfully selling their home!  Many sellers will want to be sure that putting their home on the market will result in a sale before the holiday season hits.  And, while you do want to carefully consider the ins and outs of selling, the entire process can run smoothly and efficiently!

Here are eight great tips for helping your home sell quickly this fall.

1. Time it right- The fall Katy TX Real Estate market is an great time to put your home on the market.  Buyers are interested in finding their new home before the holidays and are amping up their search!  If your home is currently on the market and has been on for some time, you may want to talk with your talk with your Katy TX Real Estate agent about taking it off the market and re-listing with new photos so it looks “fresh!”

2. Price it at exactly what it’s worth- One of the biggest challenges can be determining the correct listing price.  While you have an idea of what you’d like to make on your home, your Katy TX Real Estate agent will provide you with comparable homes on the market and current market stats, and will provide you with guidance for pricing it competitively and with your best interest in mind.  You don’t want to overprice and have your home sit on the market!  Price it right from the beginning to ensure the best response!

7. Spend money on the three key spaces:

• The front of the house
Buyers decide in the first eight seconds of seeing a home if they’re interested in buying it. Get out of your car, walk in their shoes and see what they see within the first eight seconds. Edge your lawn, mulch your flower beds, trim your bushes, steam clean your driveway and paint your door and trim.

• The living room
Get rid of all your clutter, including a third of your furniture. Paint the walls a neutral white and add touches of color. If you can afford to stage one room, this is it.

• The kitchen
Invest in cheap expenses like changing the cabinet fronts, new lights and fixtures, new knobs and drawer pulls, installing a chic new backsplash, resurfacing the floors and getting one new, fancy-looking appliance.

8. Lighten your house- After location, light is the second-most cited reason buyers choose a particular house. Buyers want a lot of natural light and light, neutral colors on the wall when they’re looking at a Katy TX home.  Make sure the views from your Katy home are highlighted by trimming trees or shrubs and keeping things inside simple so that the focus can be the outdoors!

5 Tips for Buying a Katy TX Home in the Summer

Summer is a great time to buy a home in Katy TX.  The surge of homes coming on the Katy TX Real Estate market in the spring, along with the freedom families face for moving when children are out of school, are a few reasons why many who are moving to a new home in Katy pick the summer months to do so!

If you’ve been searching for a new home in Katy TX, or are relocating to the area and are planning to visit for a weekend of house hunting; there are a few tips you’ll want to have in mind.  Take a look!

1. Look past curb appeal– Summer is a great time for sellers as their home is being shown in the best light possible.  Budding flowers, lush trees and green grass set the stage for a home to show well.  Buyers see beautiful curb appeal and can instantly fall in love with the appearance of the home and its charming setting.  Yet, it’s important to look past curb appeal and focus on what’s going on inside the home.  Take note of any major updates or repairs you’ll have to do to make the home move in ready and take those factors into serious consideration.

2. Start your search early– If you have children that will be starting school in the fall, you’ll want to find and be settled into your new Katy home before the school year starts.  Moving early to mid summer will allow your children to meet others in the neighborhood and feel less nervous about starting at a new school in the fall.

3. Act quickly– On average, 30-40% of homes sell in the summer months.  This means that competition is tight.  If there’s a great home that fits your style, budget and your wants; move quickly or someone else will!  Of course you still want to weigh the decision carefully and talk with your Katy TX Real Estate agent, but delays can lead to bidding wars or someone snatching up the home first.

4. Have your financials in order– Because you’ll need to act quickly on a Katy TX home in the summer, you’ll want to be sure to have your financials in order. This means being pre approved and making sure you’re prepared with a down payment.

6 Tips for a Successful Open House in Your Katy TX Home

As a Katy TX Real Estate agent, the spring can tend to be one of my favorite times of the year as new homes are coming on the Katy TX Real Estate market each week.  Interested buyers are out looking at multiple homes and sellers feel the more vibrant market is an ideal time to get their Katy TX home sold.

It can, however, feel a little overwhelming to sellers knowing that there are a number of other homes currently on the Katy TX Real Estate market.  So, what can you do to help your home stand out from the competition?

The first step is helping your Katy TX home show in the best way possible!  First impressions of those visiting your home and creating a great environment can leave the lasting impression that get the sale!  Here are six simple tips for ensuring a great open house for your Katy TX home.

1. Make it Generic– It’s great to make your home personal; however your pictures, children’s art or your “to do” list on the refrigerator can be a large distraction to potential buyers.  They need to be able to envision themselves in your home, so putting away those personal items will help buyers picture their life in your Katy TX home.

2. 6. Don’t Stick Around– While it may be tempting to want to hear what the potential buyers have to say, it can be awkward when the seller is present.  They will feel that they can’t openly express their thoughts to the agent and will not feel as comfortable when looking throughout the home.  Even if you take a walk through the neighborhood, being away from the home during an open house can make all the difference.

Spring is a perfect time to be outdoors in Katy TX!  The warmer temperatures during the day and moderate evenings beckon homeowners in Katy to spend time enjoying the scenery.

7. Negotiation Skills– Negotiating a contract can be tricky and your agent will be able to navigate through this process to ensure you are happy with the deal.

8. Handling Volumes of Paperwork– There’s a lot of paperwork that goes into buying or selling a home. Your real estate agent will be able to take care of this for you and make sure every “i” is dotted and every “t” is crossed!

As a Katy TX Real Estate agent, I can honestly say that I love living and working in the beautiful city of Katy!  Many who visit Katy TX are able to immediately see its’ charm and find that it’s the ideal place to settle.  I always enjoy letting buyers know what makes Katy so unique and about the fantastic lifestyle that’s offered.

– The Great Harvest Bread Company hosted their grand opening on February 8th of this year and have been luring in customers ever since!  Their purpose and passion is to provide you and your family with the freshest and most flavorful baked goods you’ve ever tasted. The Sweet Boutique

– On February 16, Owners Martin and Christine Nguyen opened their second The Sweet Boutique store.  The first is located in Sugar Land and opened in June 2011.  Because of its’ great success they decided Katy would be the best site for expanding.  The boutique bakery sells cupcakes, macaroons and custom cakes, and soon will feature other pastries such as eclairs and cream puffs. Canvas Event Space

– Katy’s latest event space, Canvas, is set to open in mid March. Owned by Evon Hood, the banquet hall will provide an upscale facility for parties, dinners, weddings and other social events. Katy is a city located in Harris, Fort Bend and Waller Counties in the U.S. state of Texas, within the Houston–Sugar Land–Baytown metropolitan area. The population was 11,775 at the 2000 census.

Katy, suburb of Houston, Texas, is named for the Missouri-Kansas-Texas Railroad (commonly referred to as the "K-T Railroad", now a part of Union Pacific) that ran through Katy in the 19th century. Katy was once known as Cane Island. The name is derived from Cane Island Creek which runs just west of downtown. Cane Creek is a branch of Buffalo Bayou. The origins of the name Cane Island are believed to be from the fact that Katy was once a major sugar cane producer and rice producer. To commermorate the importance of rice to the Katy community, the Chamber of Commerce holds the Rice Harvest Festival every second weekend of October.

Katy was recently the location of one of the ten large red balloons in the DARPA Network Challenge on December 5, 2009. The balloon was stationed in Katy Park.

In 2009 the Gadberry Group named Katy as one of nine "9 from 2009" most notable high growth areas in the United States.
After a low income apartment complex was proposed for development in an adjacent unincorporated area, in 2010 the Katy City Council passed a resolution stating that the development would decrease property values.[5] The plans for the complex were canceled.
