Did you know many buyers are unaware of closing costs? Don’t let yourself be surprised at the closing table, learning that you owe more money, but ask your lender how much closing costs may be when you meet with them. You can typically estimate two to seven percent of the home’s purchase price.

How to Help Flood Victims in Katy, TX

Hurricane Harvey blew through Katy, TX and the greater Houston area this week, causing devastating flooding, deaths, injuries and damage to the area. My heart goes out to all affected victims.

Within the City of Katy, water coated parts of Highway 90 and flooded local homes and businesses. There are still several locations along the Katy Freeway that have high water. As your Katy real estate agent, I am here to help fill you in on what you need to know as the rescue stage slowly evolves into the recovery stage.

Mayor Chuck Brawner shared information on debris removal for Katy homeowners. As soon as the water resides, here are the debris removal guidelines for homeowners within the City of Katy:

  • Do not place debris near or on trees, poles or other structures. This makes removal difficult. Keep away from fire hydrants and meters.
  • Separate debris into six categories: Electronics, large appliances, hazardous waste, vegetative debris, construction debris and household garbage.
  • Place debris at curbside but do not block roadway with it. It will not be picked up if these guidelines are not met.

If you need shelter, there are 62 total shelters across Harris County, with an estimated total of 12,700 individuals using these facilities. A list of currently open facilities can be found at www.readyharris.org.

If you’d like to volunteer, call the American Red Cross at 866-526-8300, Volunteer Houston at 281-656-1533, or visit Texas Gulf Coast VOAD at www.txgulfcoastvoad.org. If you have boats or working vehicles, the City of Katy is asking that you help nearby neighbors if you can safely do so.

If you’d like to donate food or belongings to families in need, bring donations to CrossPoint Community Church at 700 Westgreen Boulevard in Katy, or to The Fellowship at 22765 Westheimber Parkway in Katy.

The outpouring of love and support has been amazing for the entire Houston area! Let’s keep it up and help our neighbors as much as we can through this troubling time. Thank you to all of the rescue efforts that we have seen over the past few days, from local police forces to residents with boats, rafts, etc., who gave their part to help in the rescue efforts.

Enjoy These Events Around Katy This June!

Summer Events in Katy, TX

Are you excited for the summer months in Katy? Looking for ways to keep the kids busy? As your Katy real estate agent, I am here to make summer fun one step easier by providing you with a list of events and activities taking place this month around Katy. All you have to do is browse through the list and jot down the ones that you want to attend!

1.  Need a date night? Bring the kids to Open Gym Night this Friday, June 10, at Katy Kips Gymnastics. From 7:30 to 11 p.m., kids can enjoy an evening of fun and games, along with pizza and pop, while you enjoy some time out with adults, or time to yourself to unwind. This takes place again on June 24.

2.  This Friday, June 10, you can enjoy a special screening of “Little Giants.” The movie will begin at 7 p.m. at Harvest Plaza. Everyone is encouraged to dress up in their favorite football gear and participate in football-themed activities. You can even meet Bayou Bowl players! Snacks and refreshments will be served. Then Saturday, June 11, the annual Bayou Bowl high school all-star game will take place at Rhodes Stadium.

3.  Another option for this Friday night is the Summer Concert Series at Central Green Park at LaCenterra! At 7 p.m., begin dancing the night away to one of Houston’s premiere party bands, Identity Crisis. June 17, enjoy the sounds of Heat Advisory, playing your favorite rock and dance hits. June 24, Cooper Wade will perform some great country hits.

4.  Wednesday, June 15, bring the kids to LaCenterra at Cinco Ranch for Gymboree Play & Music Parachute Play Time from 10 a.m. to 12 p.m.! This free program includes parachute play, bubbles and lots of games and activities for kids five and under.

5.  The Ride ‘N Shine Car Show will take place Saturday, June 18, at Heritage Square at LaCenterra at Cinco Ranch! This free event allows you to check out cool, vintage cars from 8 to 10 a.m.

6.  Central Green Park is celebrating its third birthday with a Birthday Bash on Saturday, June 18! Beginning at 6 p.m. at Central Green Park at LaCenterra, enjoy “Island Night” with island dancers, giant slides, face painting, balloon animals, live music and more!

7.  More movie nights take place throughout the month of June. In honor of Father’s Day, “Creed” will be shown Sunday, June 19, at Central Green Park, beginning at dusk. This is PG-13, so leave the little ones at home! Then on June 25, “Shaun the Sheep” will be played at dusk. This move is PG.

Create an Eco Friendly Environment in Your Katy TX Home this Holiday Season!

Katy TX is a great place to live and many love the year round warmer temperatures and beautiful atmosphere that Katy has to offer.  Creating an eco-friendly environment is important to our community and there are many ways we can all take part in our own Katy TX homes!

Those of us who are current residents are feeling the cooler temperatures, especially at night.  We know that with the holiday festivities and continual cooling comes a desire to get cozy up in our Katy TX homes with friends and family.

So, how can we enjoy the cozier season while maintaining an eco-friendly atmosphere for Katy TX?  I’ve listed seven simple ways below!

1. Set the Timer– Set your thermostat to lower temperatures while you’re away from your Katy TX home or while you’re sleeping. This will automatically help reduce energy used as well as costs just by programming your thermostat.

2. Change Your Filter– Clogged filters can be the largest culprit for airflow inefficiency.  Clogged filters also hold onto dust, dander, mold and spores that are magnified when all the windows are closed and the heat is being used in the cooler months.

Generally, the fiberglass filters should be changed monthly, pleated filters every three months and HEPA style filters every 12 months. This depends upon how often you use your air conditioner and other factors such a pets or a smoker in the house. 3. Let the Sunshine In– During the day, be sure to leave blinds and curtains open to let in the sunlight and natural heat. At night, shut them to help “trap” the warmth.

4. Bundle Up– Feeling chilled? Instead of turning up the thermostat, throw on a pair of socks or an extra layer. These small choices to not turn up the heat can really add up in energy savings!

5. Switch our Your Lights– From lamps to the Christmas tree, all of your lights can be changed out for energy efficient LED lights! With the sun setting earlier, you’ll be using your indoor lights more often. Also, the festivity of the season’s decorations can spike energy bill. LED Christmas lights can cut back on costs and energy usage.

6. Stop Leaks– Check all doors and windows for drafts. You can easily seal windows and doors to prevent the warm air from your Katy TX home escaping while making sure the cool air doesn’t leak in!

7. Unplug– Not using an appliance? Unplug it! The Department of Energy notes that, even if appliances are not being used, they are still using energy. 40% of electricity used for your home electronics is used when they’re turned off, but still plugged in. Getting in the habit of unplugging will prove to be a smart habit in the long run!

2. Location– It’s often said that location is key, and that’s very true!  You can always make changes to the interior and exterior of your home, making it look exactly as you would like, but you cannot move your home to a new location. Be sure that the location you choose matches your desires for things such schools, work, daily errands and community.  A home that’s a good price, but is not in the community that fits you best may not be the home for you.

3. Kitchen– For many, the kitchen is the “heart of the home” so you want to know you enjoy the space! Remodeling is always an option, but is a huge undertaking and can become very costly.  Determine what projects you’re willing to undertake and the costs associated with the remodel.

4. Closets and Storage– Not having enough closets and storage can be a huge point of frustration in a home.  Be sure to check closets and storage options in a potential home.  It will make life much easier in the long run.

5. Finishes– Look at those special details that make the home stand out. While this is minor, it is still what makes a home feel pulled together. If you absolutely love the home, but aren’t keen on the finishes; buy it. You can always make additional updates later!

Delicious Developments Coming to Katy TX!

Trader Joe’s
LaCenterra at Cinco Ranch

– Trader Joe’s is a quickly growing national chain that provides some of the best in fresh, domestic and imported foods at a fraction of the cost.  This specialty store will be opening at LaCenterra at Cinco Ranch, although the exact date and number of jobs this will provide hasn’t yet been announced.  One of the reasons Trader Joe’s is able to cut costs is by purchasing many items from manufacturers instead of distributors.

Trader Joe’s also provides their own line of Trader Joe’s products that are often free from preservatives and other artificial ingredients.  You’ll be able to find everything from your basics like milk and bread to unique, imported items that you can’t find anywhere else!  If Trader Joe’s is new to you, you can always check out their locations in Houston and get excited about the Katy store opening!

Katy is a city located in Harris, Fort Bend and Waller Counties in the U.S. state of Texas, within the Houston–Sugar Land–Baytown metropolitan area. The population was 11,775 at the 2000 census.

Katy, suburb of Houston, Texas, is named for the Missouri-Kansas-Texas Railroad (commonly referred to as the "K-T Railroad", now a part of Union Pacific) that ran through Katy in the 19th century. Katy was once known as Cane Island. The name is derived from Cane Island Creek which runs just west of downtown. Cane Creek is a branch of Buffalo Bayou. The origins of the name Cane Island are believed to be from the fact that Katy was once a major sugar cane producer and rice producer. To commermorate the importance of rice to the Katy community, the Chamber of Commerce holds the Rice Harvest Festival every second weekend of October.

Katy was recently the location of one of the ten large red balloons in the DARPA Network Challenge on December 5, 2009. The balloon was stationed in Katy Park.

In 2009 the Gadberry Group named Katy as one of nine "9 from 2009" most notable high growth areas in the United States.
After a low income apartment complex was proposed for development in an adjacent unincorporated area, in 2010 the Katy City Council passed a resolution stating that the development would decrease property values.[5] The plans for the complex were canceled.
