Create an Eco Friendly Environment in Your Katy TX Home this Holiday Season!

Katy TX is a great place to live and many love the year round warmer temperatures and beautiful atmosphere that Katy has to offer.  Creating an eco-friendly environment is important to our community and there are many ways we can all take part in our own Katy TX homes!

Those of us who are current residents are feeling the cooler temperatures, especially at night.  We know that with the holiday festivities and continual cooling comes a desire to get cozy up in our Katy TX homes with friends and family.

So, how can we enjoy the cozier season while maintaining an eco-friendly atmosphere for Katy TX?  I’ve listed seven simple ways below!

1. Set the Timer– Set your thermostat to lower temperatures while you’re away from your Katy TX home or while you’re sleeping. This will automatically help reduce energy used as well as costs just by programming your thermostat.

2. Change Your Filter– Clogged filters can be the largest culprit for airflow inefficiency.  Clogged filters also hold onto dust, dander, mold and spores that are magnified when all the windows are closed and the heat is being used in the cooler months.

Generally, the fiberglass filters should be changed monthly, pleated filters every three months and HEPA style filters every 12 months. This depends upon how often you use your air conditioner and other factors such a pets or a smoker in the house. 3. Let the Sunshine In– During the day, be sure to leave blinds and curtains open to let in the sunlight and natural heat. At night, shut them to help “trap” the warmth.

4. Bundle Up– Feeling chilled? Instead of turning up the thermostat, throw on a pair of socks or an extra layer. These small choices to not turn up the heat can really add up in energy savings!

5. Switch our Your Lights– From lamps to the Christmas tree, all of your lights can be changed out for energy efficient LED lights! With the sun setting earlier, you’ll be using your indoor lights more often. Also, the festivity of the season’s decorations can spike energy bill. LED Christmas lights can cut back on costs and energy usage.

6. Stop Leaks– Check all doors and windows for drafts. You can easily seal windows and doors to prevent the warm air from your Katy TX home escaping while making sure the cool air doesn’t leak in!

7. Unplug– Not using an appliance? Unplug it! The Department of Energy notes that, even if appliances are not being used, they are still using energy. 40% of electricity used for your home electronics is used when they’re turned off, but still plugged in. Getting in the habit of unplugging will prove to be a smart habit in the long run!

5 Key Aspects to Consider When Buying a Katy TX Home!

Take a look at these five key aspects you’ll want to look at in your Katy home search!

1. Layout and Space–  Know your goals for the home, whether it’s a long term home or a home that you’ll use for hosting family and friends. Floor plan, along with the number of bedrooms and bathrooms, play a role in how comfortable and efficient your home is for you.  Although you want the most space for your money, buying a home that’s too large may not be in your best interest.

2. Location– It’s often said that location is key, and that’s very true!  You can always make changes to the interior and exterior of your home, making it look exactly as you would like, but you cannot move your home to a new location. Be sure that the location you choose matches your desires for things such schools, work, daily errands and community.  A home that’s a good price, but is not in the community that fits you best may not be the home for you.

3. Kitchen– For many, the kitchen is the “heart of the home” so you want to know you enjoy the space! Remodeling is always an option, but is a huge undertaking and can become very costly.  Determine what projects you’re willing to undertake and the costs associated with the remodel.

4. Closets and Storage– Not having enough closets and storage can be a huge point of frustration in a home.  Be sure to check closets and storage options in a potential home.  It will make life much easier in the long run.

5. Finishes– Look at those special details that make the home stand out. While this is minor, it is still what makes a home feel pulled together. If you absolutely love the home, but aren’t keen on the finishes; buy it. You can always make additional updates later!

New Developments Continue Across Katy TX!

Katy TX is constantly on the move and expanding with businesses and new homes all the time!  If you’re searching for a place to live that has it all, Katy TX is a great choice.  In working as a Katy TX Real Estate agent, I’ve had the privilege of seeing Katy blossom into a vibrant city and one that buyers are anxious to call “home.”

Speaking of which, have you been wondering what’s being built on Cinco Ranch Boulevard?  It’s been announced that in December of this year, they’ll be opening a Fuddrucker’s-Luby’s restaurant!

Now, you may be wondering why these two are being combined into one restaurant space, but this growing trend is taking off and customers are loving this combination!  The idea is that family’s will no longer have to choose between the two dining destinations.  It’s a win-win!  Parents can enjoy their finer dining dishes from Luby’s and kids can feast on delicious Fuddruckers’ burgers all on the same patio!  Or, some are opting to dine at Luby’s and head over to Fuddrucker’s for their mouth-watering shakes for dessert!

Luby’s owns and operates 93 cafeterias, mostly in Texas, with 33 in the Houston area. The company has 58 company-operated Fuddruckers restaurants and 125 franchised units nationally, including 15 in the local area.  If you’re looking to support local businesses and enjoy dining at either of these restaurants, you’ll enjoy this new development!

5 Tips for Buying a Katy TX Home in the Summer

Summer is a great time to buy a home in Katy TX.  The surge of homes coming on the Katy TX Real Estate market in the spring, along with the freedom families face for moving when children are out of school, are a few reasons why many who are moving to a new home in Katy pick the summer months to do so!

If you’ve been searching for a new home in Katy TX, or are relocating to the area and are planning to visit for a weekend of house hunting; there are a few tips you’ll want to have in mind.  Take a look!

1. Look past curb appeal– Summer is a great time for sellers as their home is being shown in the best light possible.  Budding flowers, lush trees and green grass set the stage for a home to show well.  Buyers see beautiful curb appeal and can instantly fall in love with the appearance of the home and its charming setting.  Yet, it’s important to look past curb appeal and focus on what’s going on inside the home.  Take note of any major updates or repairs you’ll have to do to make the home move in ready and take those factors into serious consideration.

2. Start your search early– If you have children that will be starting school in the fall, you’ll want to find and be settled into your new Katy home before the school year starts.  Moving early to mid summer will allow your children to meet others in the neighborhood and feel less nervous about starting at a new school in the fall.

3. Act quickly– On average, 30-40% of homes sell in the summer months.  This means that competition is tight.  If there’s a great home that fits your style, budget and your wants; move quickly or someone else will!  Of course you still want to weigh the decision carefully and talk with your Katy TX Real Estate agent, but delays can lead to bidding wars or someone snatching up the home first.

4. Have your financials in order– Because you’ll need to act quickly on a Katy TX home in the summer, you’ll want to be sure to have your financials in order. This means being pre approved and making sure you’re prepared with a down payment.

5. Don’t be fooled by nice weather– A dry summer can hide a moisture problem in a home.  Look for clues of excessive moisture by checking the ceiling and walls for water marks.  Mildew is also another sign of moisture issues and will need to be dealt with immediately. 6 Tips for a Successful Open House in Your Katy TX Home

As a Katy TX Real Estate agent, the spring can tend to be one of my favorite times of the year as new homes are coming on the Katy TX Real Estate market each week.  Interested buyers are out looking at multiple homes and sellers feel the more vibrant market is an ideal time to get their Katy TX home sold.

It can, however, feel a little overwhelming to sellers knowing that there are a number of other homes currently on the Katy TX Real Estate market.  So, what can you do to help your home stand out from the competition?

The first step is helping your Katy TX home show in the best way possible!  First impressions of those visiting your home and creating a great environment can leave the lasting impression that get the sale!  Here are six simple tips for ensuring a great open house for your Katy TX home.

1. Make it Generic– It’s great to make your home personal; however your pictures, children’s art or your “to do” list on the refrigerator can be a large distraction to potential buyers.  They need to be able to envision themselves in your home, so putting away those personal items will help buyers picture their life in your Katy TX home.

2. Clear Counters– Look at your kitchen or bathroom counters from a outsiders viewpoint.  Do you have too many appliances cluttering your kitchen counter?  Clearing this space will make there appear to be more room for cooking or their own storage.  If your bathroom counters are filled with perfumes, toothbrush holders, etc… take time to put them in cabinets or drawers so buyers can see the actual size of the space.

5. Get to the Heart– The best way to appeal to the buyers’ heart is through offering something special when they walk in the door.  Whether you bake fresh cookies, have coffee or lemonade for them on your counter, these added touches will set your home apart.  Lighting a mildly scented candle and having your home appropriately heated for the day’s weather can make your home instantly feel comfortable to the buyer.

6. Don’t Stick Around– While it may be tempting to want to hear what the potential buyers have to say, it can be awkward when the seller is present.  They will feel that they can’t openly express their thoughts to the agent and will not feel as comfortable when looking throughout the home.  Even if you take a walk through the neighborhood, being away from the home during an open house can make all the difference.

3. Offer a variety of seating options– Benches, stools, couches and chairs will offer enough seating for everyone!  Kids will feel included in having their own seating and multiple seating allows you to easily move things around for your needs.

4. Put everything in its’ place– Organize any outdoor tools such as hoses, watering cans, brooms or garden tools in such a way that is visually appealing and keeps your outdoor area from feeling cluttered.  It will also ensure you know exactly where everything is!

5. Create outdoor “rooms”– If you have the space, be sure to have separate seating arrangements to make your outdoor area feel like a true living space!  Break up the dining area from the lounge space and the kids area, and you’ll give off the feeling of a more spacious area!

Fort Bend County Expanding Due to Growth!

Fort Bend County is on the move with continuing growth in its’ communities.  As Katy TX and the surrounding cities experience an ever growing population, new businesses and an increasingly attractive quality of life; Fort Bend County is seeking to keep up!

While this is great news, it also means that expansion is necessary in many areas, which includes our roads and highways.  The county is finding that in order to handle the increased traffic and keep our roads safe, construction is vital.

In fact, an expansion of the Westpark Tollway has been in the works for a few years with  behind the scenes with surveys, engineering, mapping reports and other TXDot requirements.  Widening this road from two to four lanes where the tollway becomes FM 1093 will help with the congestion and the possibility of stopping the growth of the county.

In 2004, when the tollway opened, it did its job in taking some of the traffic off of I-10.  Yet, the Westpark Tollway was quickly at capacity and has been needing an expansion for some time now.  Fulshear Mayor Tommy Kuykendall noted that, “Between growth in the subdivisions and communities west of Fulshear, expasion of FM 1093 has become a priority for the city.”

The project is expected to cost around $60 million with the county contributing $10 million and the Fort Bend County Toll Road Authority taking car of $40-50 million.  The Fort Bend County Commissioner Any Meyers said that “the county will eventually recoup their share of the costs through property taxes from development that occurs from more territory being opened up with the expanded road.”  To learn more about the project, construction estimates and more; please visit the Fort Bend County Toll Road Authority website.

Katy is a city located in Harris, Fort Bend and Waller Counties in the U.S. state of Texas, within the Houston–Sugar Land–Baytown metropolitan area. The population was 11,775 at the 2000 census.

Katy, suburb of Houston, Texas, is named for the Missouri-Kansas-Texas Railroad (commonly referred to as the "K-T Railroad", now a part of Union Pacific) that ran through Katy in the 19th century. Katy was once known as Cane Island. The name is derived from Cane Island Creek which runs just west of downtown. Cane Creek is a branch of Buffalo Bayou. The origins of the name Cane Island are believed to be from the fact that Katy was once a major sugar cane producer and rice producer. To commermorate the importance of rice to the Katy community, the Chamber of Commerce holds the Rice Harvest Festival every second weekend of October.

Katy was recently the location of one of the ten large red balloons in the DARPA Network Challenge on December 5, 2009. The balloon was stationed in Katy Park.

In 2009 the Gadberry Group named Katy as one of nine "9 from 2009" most notable high growth areas in the United States.
After a low income apartment complex was proposed for development in an adjacent unincorporated area, in 2010 the Katy City Council passed a resolution stating that the development would decrease property values.[5] The plans for the complex were canceled.
