8 Home Selling Tips for Your Katy TX Home You Don’t Want to Miss!

In our most recent blog posts, we talked about various aspects of the home buying process and why many are choosing to relocate to Katy TX.  However, we know that there are those of you who are in the opposite boat and are considering selling your Katy TX home.  Whether you’re experiencing a job transfer, are looking at moving into your dream home or other extenuating circumstances, selling a home can seem a little overwhelming at first.

As an experienced Katy TX Real Estate agent for a number of years, I’ve helped many sellers navigate through putting their home on the market and successfully selling their home!  Many sellers will want to be sure that putting their home on the market will result in a sale before the holiday season hits.  And, while you do want to carefully consider the ins and outs of selling, the entire process can run smoothly and efficiently!

Here are eight great tips for helping your home sell quickly this fall.

1. Time it right- The fall Katy TX Real Estate market is an great time to put your home on the market.  Buyers are interested in finding their new home before the holidays and are amping up their search!  If your home is currently on the market and has been on for some time, you may want to talk with your talk with your Katy TX Real Estate agent about taking it off the market and re-listing with new photos so it looks “fresh!”

2. Price it at exactly what it’s worth- One of the biggest challenges can be determining the correct listing price.  While you have an idea of what you’d like to make on your home, your Katy TX Real Estate agent will provide you with comparable homes on the market and current market stats, and will provide you with guidance for pricing it competitively and with your best interest in mind.  You don’t want to overprice and have your home sit on the market!  Price it right from the beginning to ensure the best response!

7. Spend money on the three key spaces:

• The front of the house
Buyers decide in the first eight seconds of seeing a home if they’re interested in buying it. Get out of your car, walk in their shoes and see what they see within the first eight seconds. Edge your lawn, mulch your flower beds, trim your bushes, steam clean your driveway and paint your door and trim.

• The living room
Get rid of all your clutter, including a third of your furniture. Paint the walls a neutral white and add touches of color. If you can afford to stage one room, this is it.

• The kitchen
Invest in cheap expenses like changing the cabinet fronts, new lights and fixtures, new knobs and drawer pulls, installing a chic new backsplash, resurfacing the floors and getting one new, fancy-looking appliance.

8. Lighten your house- After location, light is the second-most cited reason buyers choose a particular house. Buyers want a lot of natural light and light, neutral colors on the wall when they’re looking at a Katy TX home.  Make sure the views from your Katy home are highlighted by trimming trees or shrubs and keeping things inside simple so that the focus can be the outdoors!

New Businesses Come to Katy TX!

6 Tips for a Successful Open House in Your Katy TX Home

As a Katy TX Real Estate agent, the spring can tend to be one of my favorite times of the year as new homes are coming on the Katy TX Real Estate market each week.  Interested buyers are out looking at multiple homes and sellers feel the more vibrant market is an ideal time to get their Katy TX home sold.

It can, however, feel a little overwhelming to sellers knowing that there are a number of other homes currently on the Katy TX Real Estate market.  So, what can you do to help your home stand out from the competition?

The first step is helping your Katy TX home show in the best way possible!  First impressions of those visiting your home and creating a great environment can leave the lasting impression that get the sale!  Here are six simple tips for ensuring a great open house for your Katy TX home.

1. Make it Generic– It’s great to make your home personal; however your pictures, children’s art or your “to do” list on the refrigerator can be a large distraction to potential buyers.  They need to be able to envision themselves in your home, so putting away those personal items will help buyers picture their life in your Katy TX home.

2. Clear Counters– Look at your kitchen or bathroom counters from a outsiders viewpoint.  Do you have too many appliances cluttering your kitchen counter?  Clearing this space will make there appear to be more room for cooking or their own storage.  If your bathroom counters are filled with perfumes, toothbrush holders, etc… take time to put them in cabinets or drawers so buyers can see the actual size of the space.

3. Set the Table– This may not seem necessary, but having your dining room table set with nice place settings add a touch of class and can help the Katy TX buyer envision hosting their own dinner parties.

4. First Impressions
– Believe it or not, a nice doormat or attractive porch can really set the tone for the entire open house.  If there’s an old doormat, chipped paint or nothing special about the entrance to your home, buyers may feel that you don’t really care.  A welcoming setting from the start will instantly let buyers know that your home is well-maintained and that each area of your home is cared for.

5. Get to the Heart– The best way to appeal to the buyers’ heart is through offering something special when they walk in the door.  Whether you bake fresh cookies, have coffee or lemonade for them on your counter, these added touches will set your home apart.  Lighting a mildly scented candle and having your home appropriately heated for the day’s weather can make your home instantly feel comfortable to the buyer.

6. Don’t Stick Around– While it may be tempting to want to hear what the potential buyers have to say, it can be awkward when the seller is present.  They will feel that they can’t openly express their thoughts to the agent and will not feel as comfortable when looking throughout the home.  Even if you take a walk through the neighborhood, being away from the home during an open house can make all the difference.

Help Sell Your Katy TX Home with These 7 Tips

Katy Texas is a great place to call “home” as it boasts a vibrant community, mild winters,  year round events, great schools, and plenty of wonderful restaurants, shops and area attractions.  As a Katy TX Real Estate agent, I thrive on introducing those relocating to the area, all that Katy TX has to offer.

As we approach spring, we’ll begin to see the Katy TX Real Estate market become more lively, and interested buyers will find their way to open houses and showings of their favorite homes on the market.  And, while there are a large number of buyers, there are also those that find themselves looking to sell their Katy TX home.  Whether due to a job transfer, other extenuating circumstances, or the opportunity to move into their dream home in Katy TX; sellers find the spring to be a great time to jump into the real estate market.

If you are planning on taking the next step in putting your home on the Katy TX Real Estate market, I wanted to point out some of the things you’ll want to do to get your home ready to sell.  Take a look!

1. Examine your Front Door:  Wear and tear from use, can leave front doors looking dingy and weak. Replacing doors with a more energy efficient door looks great and saves money on heating and air. Don’t want to spend a lot? A simple paint job will give your old door an updated and refreshed look.

2. Check the Foundation: Inspect the foundation of your Katy TX home for large cracks and shifts in the blocks. Seal large cracks and gaps between the foundation and concrete/earth and directly on the concrete.

3. De-Clutter: It’s easy to collect things in your home during the winter months, but spring is all about having a fresh start!  Take time to evaluate the things you really need to keep and those things that you can part with.  Then, establish an organization system.  Hardware stores offer a range of affordable shelving solutions.

4. Clean the Deck: Katy TX residents like to spend time outdoors in the milder seasons so having an outdoor space, whether it’s a patio or deck, acts as an extension of your home! You want this area of your home to really shine and reflect how you care for your home’s interior.  Remove grime, pollen, fungus and mildew by scrubbing the surface with a deck or patio cleanser.  Of course you’ll also want to brush off your outdoor furniture and create the living space that is attractive to buyers!

5. Get Rid of Mold: Examine your ceilings, attic, walls and bathrooms. If you do notice mold, you must identify the source of the mold before repainting. Ask a local contractor for help. When you are ready to repaint, use mold growth inhibitor paint made for high moisture areas.

6. Exterior Paint: Carefully scrape, prime and paint peeling spots on trim or woodwork. You’ll protect wood against summer’s heat and moisture and prevent a more difficult paint job come fall.

7. Add some green: The first thing guests notice when approaching your Katy TX home is color, light and symmetry. When adding new shrubbery, keep it symmetrical. Change outdoor light bulbs to energy efficient bulbs. It is amazing what some flowers, light and fresh paint can accomplish for the first impression of your Katy TX home!

Kick Up the Curb Appeal of Your Katy, TX Home This Summer!

Summer is drawing to a close in the next month, and that means that now would be the ideal time to do those exterior repairs and quick fixes. The fall market is quickly approaching, and soon many home buyers will be beginning their search for the perfect property and other sellers in the Katy, TX area will be putting their home on the market. Curb appeal is one way to truly make your property stand out from the competition.

Part of what I do as a Katy, TX real estate agent is guide my seller clients throughout the entire process of preparing and listing their home. Making your property’s exterior perfect is just as important, if not even more important, than making its interior perfect. A buyer’s initial impression of your home will be based solely on how it looks from the curb. Right now is the perfect time to start those tweaks to your home’s exterior. Here are a few ways that you can take your curb appeal to the next level:

Make your windows sparkle and shine. Not only will clean windows make your home look well taken care-of, but it will also allow more natural light to shine through. Summer means sunshine and clear skies. Use that to your advantage when you list your home and let the natural lighting make your home’s inner beauty shine through.

Prep your front door to perfection. Think of your front door as the first sign of communication to a potential home buyer. It will either say “Hi, nice to meet you!” or “Turn around and don’t come back.” You want your front door to look welcoming and inviting to people who are about to enter your home. If it looks dreary, then a buyer won’t be as excited to take a look around. Whether you need a new screen door, a fresh coat of paint, a different Welcome mat, or all three, make sure your front door gives a friendly message.

Repair your rooftop ahead of time. Home buyers will balk at roof issues, so make sure your rooftop is in tip-top shape and the gutters are clear before showings begin.

Perfect your paint job. Nothing is more unattractive to passerby than peeling paint. Make sure that bare spots are covered and that you repair any rotted wood in your home. The better the paint job looks, the more well-maintained and brand-new your home looks. Believe it or not, this does make a large difference to home buyers when they first lay eyes on your property.

Clean up your landscaping. Nothing makes a home look more neglected than an overgrown lawn or a garden overrun with weeds. Take some time to make your lawn, garden and yard look as pristine as possible. A well-maintained entryway will give the impression that you’ve taken good care of your property as a whole.

These are just a few quick tricks of the trade to make your Katy, TX home look as perfect as it possibly can come showing time! Remember: you never have a second chance to make a first impression. A buyer’s thoughts of your home upon first glance will stay with them as they walk through its interior.

Out and About in Katy!

Can you believe it’s already July?! It seems like just yesterday we were decorating the Christmas tree and celebrating the winter holidays. Six months into the New Year, we now have plenty to look forward to in Katy, TX! With the Fourth of July just days away (Wednesday, don’t forget!) many of us are cleaning our grills, decorating our backyards and stocking up on food and party favors. Barbecues aside, there is plenty to do in and around Katy this week, and as your Katy, TX real estate agent and community resource, it is my job to make sure you have all the details.

Freedom Celebration Fireworks: You won’t want to miss this! The 23rd Annual Katy Freedom Celebration Fireworks display will take place Wednesday, July 4th. Come on out to Katy Mills Mall and watch the skies light up ablaze with color. As always, the display will begin at dark, or around 9:00pm. For the best views, save your seats early! A blanket, chairs and snacks are recommended.

July 4th Jamboree: Celebrate Fourth of July with the entire family this year at the July 4th Jamboree. Complete with live entertainment (including local Texas bands), a firework display and moonwalks. There will also be water activities including paddleboats, inflatables and waterslides. Six Ways to Spruce Up Your Katy, TX Home Using Staging!

Numerous studies have shown that staging techniques make a home sell faster, and in my experience as a Katy, TX real estate agent, I’ve seen similar results. I encourage my seller clients to utilize staging in their Katy, TX real estate transaction in order to showcase their home in the best possible light as a buyer walks through it. If you use this tactic the right way, the home buyer should be able to insert themselves and their possessions into your home during the initial showing. If you can achieve this, you will have more offers coming in the door early-on in the process.

Throughout my many years of experience in selling homes in the Katy, TX real estate market, I’ve noticed that there are a few staging secrets that will make your property stand out from the competition. Here are the six most effective:

1.    Neutral paint. Some rooms in your home might be in dire need of a paint job, and re-painting is a relatively inexpensive upgrade. You will, however, want to stick with neutral colors in order to draw attention to other distinguishing features of the room, such as how spacious it is, the various things that it can be used for, the gorgeous fireplace or stainless steel appliances, and other amenities. This is what will reel the buyer in, not the paint color of the room. If you go with a color that is too bright, it can actually be distracting and draw attention away from these distinguishing qualities, so you’d be wise to stay more neutral if you repaint.

2.    Have every room be furnished, but don’t over-do it. Leaving a room empty is unwise because it’s difficult for a buyer to imagine what they can do with a large, empty space. Having too much furniture won’t work either because it will take the buyer’s imagination away, and all they’ll be able to see is what you’ve done with it. The solution is to have neutral, nice-looking furniture in each room that doesn’t overcrowd the space.

3.    Utilize your TV for something other than your favorite shows. If you have a mounted, flat-screen television, use it! Play slideshows of photos of nature or your home to add something a little extra to the buyer’s showing experience. Many others in the area may not think to do this, so it’d be a great way to truly stand out from your competition.

4.    Fill in the walls a bit. You don’t want over-the-top artwork or large family portraits hanging on the walls, because that can over-personalize the home and keep the buyer from visualizing themselves as your property’s new owner. You should, however, utilize soothing artwork, mirrors and small family photos to fill up the wall space. This will make your property look more inviting as a whole. Once again, you don’t want to over-do it, but some small touches here and there will make your home look nice.

5.    Fresh cut flowers will make the place feel more inviting. Not only will they make your home smell delicious, but they will also make a room look complete and comforting. Strategically place these floral arrangements throughout the home for a more tied-together look. They would make great centerpieces for prominent tables and countertops throughout your home.

6.    Keep the bedrooms gender-neutral. Some buyers may not have children, or may have kids of different genders than yours. The more gender-neutral each bedroom, the easier it is for a buyer to envision it being used for their family’s needs. Décor that is too gender-specific can be distracting and will actually turn a lot of buyers off.

2.    If the wind is blowing strongly, refrain from painting. Wind makes latex paint dry too quickly. Dust and other contaminates can also become imbedded in the paint as you work, making the surface ripe for mildew. In order to keep your exterior as pristine as possible, paint on a day where wind isn’t a huge factor.

3.    Avoid rain at all costs! Try not to paint during your home’s rainy season. If it does rain, try and wait at least 24 hours before you resume painting. It’s important to make sure that weather doesn’t set you back during all of your hard work, so look at the forecast ahead of time.

4.    Always prime the surface. For the best, most finished look, it’s important to prime the surface of your home before re-painting it. If you notice spots where existing paint has worn away, always spot-prime those areas, as well.

5.    Don’t be stingy with the paint. For the best results, you will want to use top quality 100% acrylic latex paint. It’s long-lasting and easy to work with. You should apply a coat of primer and a coat of paint, or even two coats of house paint for the best results. You want to go for quality during a home improvement project such as this one, so make sure you’re using top-notch items to their fullest potential.

6.    We know it’s time-consuming, but don’t postpone the job. Procrastinating on a paint job that is long overdue can actually cause damage to the home. Exposed wood can begin to rot and you can face other damages to your siding.  Just bite the bullet and get the job done. You’ll avoid a lot of aggravation.

Katy is a city located in Harris, Fort Bend and Waller Counties in the U.S. state of Texas, within the Houston–Sugar Land–Baytown metropolitan area. The population was 11,775 at the 2000 census.

Katy, suburb of Houston, Texas, is named for the Missouri-Kansas-Texas Railroad (commonly referred to as the "K-T Railroad", now a part of Union Pacific) that ran through Katy in the 19th century. Katy was once known as Cane Island. The name is derived from Cane Island Creek which runs just west of downtown. Cane Creek is a branch of Buffalo Bayou. The origins of the name Cane Island are believed to be from the fact that Katy was once a major sugar cane producer and rice producer. To commermorate the importance of rice to the Katy community, the Chamber of Commerce holds the Rice Harvest Festival every second weekend of October.

Katy was recently the location of one of the ten large red balloons in the DARPA Network Challenge on December 5, 2009. The balloon was stationed in Katy Park.

In 2009 the Gadberry Group named Katy as one of nine "9 from 2009" most notable high growth areas in the United States.
After a low income apartment complex was proposed for development in an adjacent unincorporated area, in 2010 the Katy City Council passed a resolution stating that the development would decrease property values.[5] The plans for the complex were canceled.
