Staging Tips for Katy Home Sellers

One of the easiest ways to attract potential buyers to your Katy home is to stage your home to sell. How much you stage is up to you, but there are some really simple steps you could take to improve the look of your home in photos and in person. These tried-and-true techniques help potential buyers imagine themselves living there.

1.  Make the first impression count. Most buyers see a photo of the front of the house first, and that is obviously what they will see first when visiting in person. Take some time to spruce up the front exterior and front entryway. Paint the front door, power wash the siding, and flank the entry with flowers pots.

2.  Swap out decorations. If you’ve got family photos or children’s artwork hanging on your walls, remove these personal items and swap them out for some neutral artwork. Ask your agent how much she recommends you hang on your wall. Landscaping prints are always a safe bet!

3.  Improve the furniture. If your rooms are overcrowded with furniture, remove some so your rooms are portrayed in the best light. Rearrange furniture so that they face each other and create social settings. If your furniture is really worn out, trade it in for newer items, or consider new pillows or slipcovers.

4.  Neutralize. If you’ve got any bold, out-of-the-ordinary design styles going on in your Katy home, consider neutralizing them, in order to appeal to the largest number of buyers. This may mean repainting some of your rooms a more neutral color, and removing any bold home accessories.

5.  Spend time on the kitchen. Buyers love their kitchens, so spend time making this room look spotless and attractive. Remove all clutter from counters and cabinets. Deep clean everything, from floors to grout lines. Display a few key items, such as a bowl of fruit or a vase of fresh flowers.

6.  Clean the bathrooms. Buyers also pay close attention to bathrooms. This is another area where you’ll want to remove as much clutter as possible, and really give it a deep cleaning. Once that is done, display a few items, such as clean white towels in a basket on your sink.

7.  Improve the backyard. Buyers love their outdoor space, so be sure to make your backyard look as inviting as possible. Wash your deck or patio, and stain or paint if necessary. Arrange patio furniture in an inviting way. Mow and water your lawn so it’s nice and lush. Store away lawn toys or tools.

The inventory of single-family homes is still lower than average, which means you’ll most likely experience a high volume of interested buyers. However, inventory is expected to increase, as 69 percent of people said they thought now was a good time to sell in a recent report. The sooner you sell, the less competition you might have to deal with from other sellers!

3.  You can get a head start. Even if seller competition does increase later this spring or summer, you can get a head start on other sellers by preparing your home for a sale now. This means cleaning, decluttering, neutralizing décor, making upgrades or repairs, and staging to sell. However, if you want or need to sell this holiday season, there are still buyers out, who also want or need to buy this time of year! 1.  Make sure your listing is quality. Buyers are busy with family gatherings, holiday shopping, etc. They tend to spend more time house hunting online before they take the time to see a home in person. Therefore, it’s critical that your online listing has quality photos and description to lure buyer interest!

2.  Use the holidays to your advantage. The holidays allow you add festive features to your home this time of year, making it look extra cozy and bright! Focus on your home’s main focal points, such as a fireplace or grand staircase. Decorate with lights and garland. Set up a tree or a front door wreath. Keep the holiday décor subtle. You don’t want to drown out the home’s features or make it look cluttered.

3.  Be flexible with your time. Chances are, you have a lot going on this holiday season too. However, it’s important to keep your schedule open for last-minute showings, as buyers are busy and will need to squeeze showings into a busy holiday season. Take advantage of times that you have to leave the house by using them to holiday shop or to attend holiday events with the family. Keep your house clean at all times so it’s ready at a moment’s notice!

4.  Make your home move-in ready. Buyers want a quick, easy home sale, and in a perfect world, they’d like to be settled in their new home for the holidays. Having a move-in ready home is key. 3.  You need a larger home. If your family has grown in size, but your house hasn’t, this is a sure sign that it’s time to move. Whether you need more bedrooms for your little ones, you need a large yard for your pets, or you need an in-law suite for your aging parents, there are plenty of reasons to move up from your starter home to your dream home! Now is the time to do so, before prices and mortgage rates increase any more.

4.  You’re financially stressed. On the other side of the coin, perhaps it’s time for you to downsize. Whether you are retired and your kids have moved out, leaving you with a home larger than you need, or you bought too high the first time and are feeling the financial burden, now is a great time to sell and get a great price for your home. Then, you can buy smaller and save.

5.  You’re tired of the maintenance. As homeowners age, or become parents, or get high-stress jobs, they may find that the maintenance of landscaping, a pool, a large home, etc. may be too much for them. Or perhaps the long drive to work is stressing you out. Whether you need a new home, or a new location, drop the stress and maintenance tasks and find a home with less stress!

There are plenty of reasons to sell now! If you are relocating for a job, a growing family, an aging parent or anything else, you don’t really have the option to wait. If you want to move while the kids are on holiday break, now is a great time to sell. If you’d like to sell and buy up, you most likely want to score a low mortgage rate, while they’re low, and take advantage of year-end tax benefits.

Here are some reasons why selling during the holidays is smart:

  • Serious buyers are out. Casual buyers are too busy during the holidays. When you get a showing set up, you know it’s because the buyer is serious.
  • The competition is light. Inventory is lower than usual as it is, but during the holidays, it drops even more. There’s a really good chance that serious buyers will check out your house!
  • The process goes faster. Everyone is a little less busy this time of year. That includes agents, mortgage lenders, inspectors, appraisers, etc. Therefore, the process of selling tends to go quicker.
  • Now is the time to buy up. Like I mentioned, if you want to buy a bigger home after you sell, mortgage rates are low right now, but rates and prices are expected to increase. Buy now and save!
  • Holiday décor lights up the night. With shorter days, it’s a dark time of year, but you can use casual, neutral holiday décor to your advantage during the holidays. It makes your home cozier and brighter!

When it comes to holiday décor, you want to dial it back a bit if you normally go all out. You don’t want your home to look smaller because it’s cramped with décor, and you don’t want buyers to miss any great features because they’re hidden with décor.

Consider using a smaller Christmas tree than usual if it takes up a lot of space in a room, and decorate it with neutral décor rather than homemade ornaments. Stick to a tree, a wreath on the front door, and some lights on your roof or in your trees. Light up the walkway outside. Inside, only use battery-operated candles, and incorporate seasonal aromas.

She’s also shared some home-staging tips she’s come up with over the years while working in home improvement.

Here are the four tips to keep in mind when selling your Katy home:

  • Don’t include too much furniture. Often, homeowners will add furniture to a room, to show how much can fit and how many people can hang out there. However, too much furniture can make a room look smaller and cluttered. Joanna recommends no more than three large pieces in each room, to make a room feel more open.
  • Clean up. This one is a given, but some home sellers still don’t do it! If you want Katy homebuyers to fall in love with your home, it has to be clean. A buyer won’t be able to look past the dirt to see the potential! Plus, they’ll see that you love and care for your house, and that could make them want it more.
  • Don’t stuff clutter into closets. While cleaning, it’s tempting to throw all of your clutter into closets. After all, that’s what many of us do before a holiday gathering at our house! However, unlike holiday guests, buyers will definitely look in the closets to check for storage space. Declutter ahead of time, and get rid of anything you no longer need or use. In a pinch, opt for under the bed rather than in a closet.
  • Remember your home’s exterior. As Katy homeowners, we spend most of our time inside the house, so sellers can sometimes forget to stage their exterior. But this is the first part of the house a buyer will see, and first impressions stick! Power-wash the driveway and siding, display a few potted plants by the front door, and consider updating the address numbers, mailbox, front door or any other outdated items.

As your Katy real estate agent, I’d like to clear up some of these myths for you! Understanding the appraisal process will bring you one step closer to understanding the home-selling process as a whole, so you can go into it with confidence and knowledge.

Inman News shared four common appraisal myths, and then busted them. Here they are:

Myth #1: I don’t need an appraisal because I had a home inspection.

Truth: There are many differences between the two. An inspection is not required. An appraisal often is required if there is financing involved. Plus, they investigate different subjects. Investors determine the condition of the property. An appraiser determines the value of the property.

Myth #2: All appraisers are the same.

Truth: Just like with all people involved in real estate transactions, no two people are the same. One Katy real estate agent may be very different and differently qualified than other. One appraiser might have better experience, expertise and certifications than another. As an agent, I can recommend appraisers in the area who have valued properties similar to yours and have excellent experience.

Myth #3: Every home improvement adds value to my home.

Truth: Home improvement projects rarely provide a dollar-for-dollar return when you go to sell your Katy home. Renovations are not all created equal, either. Some are known for having higher return on investment values than others. Some even lower your value and are seen as excessive, especially if they aren’t in line with what’s expected in the community that the home resides in.

Myth #4: There isn’t anything you can do about a low appraisal.

Truth: While appraisers are expected to provide credible and reliable opinions, mistakes can happen. You should review the appraisal report to ensure that all the information about your property is accurate. If you find any errors, you should tell your lender immediately and request a new appraisal.

An appraisal is considered a credible and reliable opinion of value, which is derived from experienced professionals who look at the current market and a detailed analysis of the property. The more you know about the process beforehand, the fewer surprises you’ll experience during the process.

Katy is a city located in Harris, Fort Bend and Waller Counties in the U.S. state of Texas, within the Houston–Sugar Land–Baytown metropolitan area. The population was 11,775 at the 2000 census.

Katy, suburb of Houston, Texas, is named for the Missouri-Kansas-Texas Railroad (commonly referred to as the "K-T Railroad", now a part of Union Pacific) that ran through Katy in the 19th century. Katy was once known as Cane Island. The name is derived from Cane Island Creek which runs just west of downtown. Cane Creek is a branch of Buffalo Bayou. The origins of the name Cane Island are believed to be from the fact that Katy was once a major sugar cane producer and rice producer. To commermorate the importance of rice to the Katy community, the Chamber of Commerce holds the Rice Harvest Festival every second weekend of October.

Katy was recently the location of one of the ten large red balloons in the DARPA Network Challenge on December 5, 2009. The balloon was stationed in Katy Park.

In 2009 the Gadberry Group named Katy as one of nine "9 from 2009" most notable high growth areas in the United States.
After a low income apartment complex was proposed for development in an adjacent unincorporated area, in 2010 the Katy City Council passed a resolution stating that the development would decrease property values.[5] The plans for the complex were canceled.
