If you’ve ever gotten an email from me, you’ve seen the parade of letters under my name. To most people it looks like somebody spilled a can of alphabet soup on the keyboard. Fair.
Here’s the thing: every one of those letters is a course I took, a test I passed, and usually real closed deals I had to prove before anybody let me put it on a business card. You’re probably wondering what’s in it for you. So here’s what each one means for you, in plain English. No Realtor-speak, I promise.
The Big Ds: When Life Gets Complicated
CDRE · Certified Divorce Real Estate Expert
Selling a house in a divorce is not a regular sale with extra paperwork. You’ve got two owners who may not be speaking, two attorneys, and sometimes a court order calling the shots. I’m trained to stay neutral, keep both sides in the loop, and guide the sale forward without becoming anybody’s referee.
REDS · Real Estate Divorce Specialist
My first divorce real estate training, from back when hardly anyone was working this niche. The program has since retired. The lessons didn’t.
CPRES · Certified Probate Real Estate Specialist
When a loved one passes and the house goes through probate, there are rules about who can sign, when you can list, and what the court needs to see first. I know that road, so the family can focus on the family instead of the paperwork.
SRES · Seniors Real Estate Specialist
For clients 50 and up who are downsizing, rightsizing, or deciding whether to stay put. It’s less “just sell the house” and more “what’s the right next chapter, and how does the move fit with everything else going on in your life.”
Buying and Selling
ABR · Accredited Buyer’s Representative
Training focused entirely on representing buyers. To earn it, I had to prove closed deals where I represented the buyer and only the buyer. Translation: when I’m on your side, I know how to stay there.
SRS · Seller Representative Specialist
Same idea, other side of the table. Pricing, marketing, and negotiating for sellers, so your house gets sold, not just listed.
CRS · Certified Residential Specialist
One of the hardest residential designations to earn. It takes advanced training AND a serious track record of closed sales, so only a small slice of agents ever hold it. This is the one that says “been there, sold that.”
GRI · Graduate, REALTOR® Institute
The deep dive into contracts, real estate law, finance, and ethics. Think of it as the master’s program after the license. Handy when a deal gets weird, and deals love to get weird.
CLHMS · Certified Luxury Home Marketing Specialist
Luxury buyers and sellers expect a different level of marketing, presentation, and discretion. This one takes a proven track record in the upper end of the market, not just a weekend class.
CSP · Certified New Home Sales Professional
Katy is new construction country, and buying from a builder is its own game. That friendly person in the model home works for the builder, the contract is written by the builder’s lawyers, and every upgrade, lot premium, and “limited time incentive” has a price tag hiding somewhere. This training means I know how that side of the table thinks, so you walk in with someone in your corner.
GREEN · NAR’s Green Designation
Energy-efficient homes: which features actually save you money, which ones are just shiny, and how to value and market them. In a Texas summer, that electric bill is not a small detail.
Behind the Scenes (Why It Still Matters to You)
CRB · Certified Real Estate Brokerage Manager
Training in running a real estate business the right way: compliance, systems, and keeping a team accountable. You may never see these systems, but you’ll feel them when nothing falls through the cracks.
ABRM · Accredited Buyer’s Representative Manager
The manager’s version of the ABR: training in leading and coaching buyer’s agents, so the people around me do it right too.
e-PRO · NAR’s Technology Certification
Online marketing, digital tools, and protecting your personal information in a world full of wire fraud scams. Your data deserves better than a sticky note.
RECS · Real Estate CyberSpace Specialist
Proof I was getting techy back when most agents thought a fax machine was cutting edge. The program has since retired. The habit stuck.
The Bottom Line
Letters don’t sell houses. People do. But they do tell you I never stopped learning, and in a market that changes every week, that matters. Got a question one of these didn’t answer? TEXT or call 281-717-4412.
