What’s a Snow Shovel? 7 Reasons Winter Is a Great Time to Sell in Katy

Posted on November 5, 2026November 3, 2026 by Mickie Cioccia

The answer, for all of us Texans who have never seen snow, much less shoveled it.

Snow shovel leaning against a big live oak tree in the sunny front yard of a Katy, Texas brick home in winter

Every November, the national real estate websites roll out the same winter selling advice. Shovel the walkway. Salt the steps. Keep the fireplace roaring so buyers feel cozy after trudging through the slush. Lovely tips. For Minnesota. Down here, our idea of a winter emergency is deciding whether it’s cold enough to wear the cute boots to H-E-B.

And then there’s the advice that does real damage: “Just wait until spring.” Somebody at Thanksgiving dinner is going to say it to you. Your cousin, your neighbor, the guy at church who sold a house once in 2009. Here’s why, in Katy, that advice is usually wrong.

1. Our Moves Don’t Run on a School Calendar

The “sell in spring” rule comes from places where families time their move around the last day of school. Katy is different. The people moving in and out of this town are mostly moving because an employer said so. Energy companies and the other big players around here transfer people year-round, and a January start date doesn’t care that it’s the holidays. Those buyers are coming whether your azaleas are blooming or not.

2. December Is One of My Busiest Months. I’m Not Kidding.

People are always shocked when I say this, but December is consistently one of the busiest months my team has. While everyone else assumes the market takes a nap between Thanksgiving and New Year’s, we’re writing contracts between Christmas parties. There’s no winter slowdown here, because there’s no winter here. There’s just a slightly cooler version of fall.

3. Your Competition Took the Season Off

Remember that cousin at Thanksgiving? He’s telling everybody else to wait, too. And a lot of them listen. That means fewer homes on the market competing for the buyers who are actually out there looking. In spring, your house is one of a crowd. In December, it might be the only pretty one on the street with a For Sale sign. I like those odds.

4. Winter Buyers Are Serious Buyers

Nobody spends their holiday weekend touring houses for fun. The spring crowd includes plenty of “just looking” folks who want to see how the other half decorates. The winter crowd needs to move. They have a job starting, a lease ending, or a family situation that won’t wait. That means fewer tire kickers and more people who show up ready to write an offer.

5. Your Lawn Is Napping, Not Dead

Okay, here’s the one real winter wrinkle in Katy. Your St. Augustine goes dormant and turns that lovely shade of graham cracker. Don’t panic. Keep it mowed and edged, freshen the beds with dark mulch, and put a couple of pots of pansies or cyclamen by the front door. A tidy brown lawn with pops of color reads as “well cared for.” And honestly, a 65-degree sunny Saturday showing beats an August showing every single time, when it’s 98 degrees and the humidity makes it feel like 105. Nobody is sweating through their shirt touring your kitchen in January.

6. Festive Is Fine. Griswold Is Not.

Yes, you can keep your tree up while your house is on the market. A little holiday sparkle actually helps buyers picture themselves there. But the inflatable reindeer army, the 40,000 twinkle lights, and the singing fish? Pack them up until you’ve moved. One more pro move: get your listing photos taken before the decorations go up, or after they come down. Nothing makes a listing look stale faster than Christmas wreaths in the photos on Valentine’s Day.

7. Respect the One Real Texas Winter Threat: The Freeze

Frost-covered outdoor water faucet on a brick wall during a Texas winter freeze

We don’t get snow often, but we all remember February 2021. If your home is vacant while it’s on the market, a hard freeze is the one winter thing that can actually hurt you. Keep the heat on (no, not off to save a few bucks), know where your water shutoff is, cover the outdoor faucets, and have a plan for dripping faucets when the forecast drops below freezing. A burst pipe in an empty house is how a winter sale turns into a spring insurance claim. And while you’re at it, double-check that your homeowner’s policy still covers the house while it sits empty, because some don’t.

Bonus: Watch the Builders (and Don’t Walk In Alone)

Builders love a year-end push, and their December incentives can get spicy. If you’re selling a resale in one of our master-planned communities where the builder is still building, price with those deals in mind. And if you’re the one tempted to go shopping? Hold your horses before you walk into that model home. The friendly sales rep with the cookies works for the builder, not for you. Those incentives often come tied to the builder’s own lender and title company, and the fine print on upgrades, lot premiums, and the contract itself is written to protect the builder. You want someone on YOUR side of the table. In most cases, having your own agent costs you nothing out of pocket, but many builders require your agent to be there (or registered) on your very first visit, or you lose the option. So call me before you go. I’m a Certified New Home Sales Professional, and I’d love to help you figure out which incentive is actually a deal and which one is just a really nice bow.

So the next time someone tells you to wait until spring, smile, pass the pecan pie, and remember that in Katy, the buyers don’t hibernate. If you’re thinking about making a move this winter, or you just want to know what your home would sell for right now, I’d love to help. My team and I guide folks through buying, selling, and leasing around Katy and the surrounding Houston areas all year long, cute boots season included. Selling in a Katy Winter FAQ

Is winter a bad time to sell a house in Katy, Texas?

No. Katy’s market is driven by employer relocations that happen year-round, and our mild winters mean there’s no real seasonal slowdown. December is typically one of the busier months for local agents.

Should I wait until spring to sell my Katy home?

Usually not. Spring brings more competing listings, while winter brings fewer homes on the market and more motivated buyers. If you’re ready to sell, winter can work in your favor.

Do homes sell in December in Katy?

Yes. Buyers relocating for jobs with January start dates are actively shopping in December, and fewer sellers list during the holidays, which means less competition.

Can I leave my Christmas decorations up while my house is for sale?

Yes, within reason. A tree and simple decor are fine and can feel welcoming. Pack away the big outdoor displays, and take your listing photos without holiday decorations so they don’t look dated after the season ends.

How do I protect a vacant house for sale during a Texas freeze?

Keep the heat on, cover outdoor faucets, know where the main water shutoff is, and plan to drip faucets when temperatures drop below freezing. Also confirm your homeowner’s insurance covers the home while it’s vacant.

Why does my Katy lawn turn brown in winter?

St. Augustine grass, the most common lawn grass in Katy, goes dormant in cooler weather. Keep it mowed and edged, freshen flower beds with mulch, and add potted seasonal color to keep curb appeal strong.

Mickie and her team are phenomenal. Our first experience with Mickie was years ago when she represented the seller of a home we were purchasing. We were so impressed that we made it a point to hire her when we were ready to move. We already had lofty expectations and Mickie far suprassed these. She truly has her clients' best interest at the forefront of everything she does. She helped us navigate some stressful challenges, utilized her vast network to gain max value for our sale, and fought for us a purchasers to get an amazing deal. Not only is she a fantastic realtor but she's also a great person. In an industry where most agents just care about collecting a commission, Mickie truly cares about her clients happiness first and foremost. People like her are rare and I couldn't imagine doing business with anyone else.

Words cannot express how grateful I am to Mickie C. She is the definition of a consummate professional, with the highest standards of ethics and integrity. From the moment you become her client, she takes care of every detail involved in buying or selling a home, making what could be a stressful process feel effortless. I first met Mickie twelve years ago when we purchased our home. She was the buyer’s agent at the time, and I was immediately impressed by her tenacity and determination to secure the very best deal for her clients. She’s a tough negotiator, but always with her client’s best interests at heart. I remember telling myself back then: when the time comes to sell this house, Mickie will be the one to list it. And that’s exactly what I did—and I couldn’t be happier with the results! Not only did Mickie successfully list and sell our home, but she also worked as our buyer’s agent for our new property. She and her team pulled off what I can only describe as a miracle. I was determined to transition directly from my old home into my new one without needing a temporary place in between, and Mickie made it happen. She negotiated the deal so skillfully that we closed on the sale of our home on Monday and, incredibly, closed on our new home just four days later, on Thursday! Throughout the entire process, I never once felt overlooked, uninformed, or uncertain. Mickie’s expertise and proactive communication gave me total peace of mind—I knew she was on top of every detail. Honestly, I cannot imagine how any of this could have been accomplished so smoothly, efficiently, and successfully without her. And beyond her professional excellence, Mickie is also just a joy to work with—approachable, fun, and genuinely caring. She doesn’t just handle transactions; she builds lasting relationships.
