Top Katy TX Home Amenities

If you are selling your Katy home soon, it’s wise to know which home amenities are at the top of homebuyer priority lists! If you are buying soon, this list will give you a few things to think about, so you can create your own nonnegotiable amenity list. If you’re currently a Katy homeowner, think about which amenities you could never live without.

As a Katy real estate agent, I see buyers requesting many of these often. This sometimes depends on what generation they’re from as well. Here’s a breakdown of the most nonnegotiable amenities right now, countrywide. In a house:

  • Central AC and heat top the list at 82 percent. In a hot place like Katy, this percentage would be even higher!
  • Private patio or backyard comes in second at 58.5 percent.
  • Guest bedroom is 41.9 percent. With people relocating all over the country, it’s important to homeowners to have a place for out-of-town guests to stay.
  • Walk-in closets come in at 32.2 percent. People like their stuff!
  • Good orientation (the direction the home faces) is 31.7 percent. This is especially important for those with a green thumb.
  • Hardwood floors come in at 27.9 percent.
  • Good views, 26.5 percent.
  • Storm windows, 21.4 percent.
  • Formal dining room, 16.4 percent.
  • Granite or marble countertops, 15.9 percent.
  • Solar panels, 11.9 percent.
  • Stainless steel appliances, 11.0 percent.
  • Swimming pool, 6.9 percent. (This may be higher in Katy, where it’s warm year-round.)

For apartments, many of these are similar, with central AC or heat coming it at the top. Next is in-unit washer and dryer at 61.6 percent, followed my pets permitted at 45.2 percent. Then balcony, swimming pool, good view, fitness center, stainless steel appliances, and granite or marble countertops.

How much homebuyers are willing to pay for each amenity differs by generation, which is interesting! Central AC or heat is more important to millennials than baby boomers, for example, as millennials are willing to pay double what baby boomers are to have it.

Let’s break it down:

  • Millennials will spend $6,194 for central AC or heat; Gen X will pay $4,972 for it; Baby boomers will pa $3,689 for it.
  • Gen X will pay the most to have a formal dining room, at $3,699, followed by millennials, then baby boomers.
  • Baby boomers will pay the most for a swimming pool, at $5,650, followed by millennials and Gen X.
  • Millennials will pay the most for granite or marble countertops, at $2,412.
  • Gen X will pay the most for a guest bedroom, at $5,534.
  • Baby boomers will pay the most for storm windows, at $2,427.
  • Millennials will pay the most for a private patio or backyard, solar panels, stainless steel appliances, and walk-in closets.

Fall Events Coming Up in Katy

Upcoming Katy TX Fall Events

The fun continues this fall season in Katy, TX! As your Katy real estate agent, allow me to fill you in on fun, upcoming family-friendly festivals and events to mark in your calendar!

  • Kids Night at CAP is coming up this Friday, Sept. 28, from 6:30 to 9:30 p.m. CAP Animal Shelter & Pet Adoption Center hosts a Kids Night every last Friday of the month, to celebrate the bond between kids and animals. Kids can enjoy a dinner, go to a movie, or hang out at CAP and make fun animal-themed crafts or play games. Kids six and up are welcome for a donation of $15 per child. Then you can go enjoy a date night!
  • Head to Brookshire to attend Fall Festival at Dewberry Farm! This begins this Saturday, Sept. 29, and runs until Nov. 11. Enjoy all the things that make the fall season so wonderful, such as a corn maze, a pumpkin patch, wine and beer in the Cantina, seasonal food for the whole family and so much more. Pick out some pumpkins to bring home for decoration or for carving or painting!
  • Support local artists and crafters at the Real Craftwives of Katy Fall Market on Oct. 7! This will take place at No Label Brewing Co. and will feature over 60 local vendors. There will also be live music, food trucks, kids activities and more, so make a day of it! Entry is free.
  • The Katy Rice Festival takes place Oct. 12-14 in Downtown Historic Katy. Enjoy a full weekend of art and craft vendors, live music, food, a beer garden and a carnival. There is, of course, also a rice cooking competition, and a student arts competition. A parade will take place Saturday morning. All proceeds from the event go toward student scholarships and to local charities through the Rotary Club of Katy.
  • Halloween events begin with a “Howl-o-ween” Dog Walk, Costume Contest & Pet Expo at Central Green Park in LaCenterra on Oct. 13. Take a walk with your dogs to benefit thousands of needy pets helped by Citizens for Animal Protection, hunt for treats for people and pooches in the Pet Expo, and show off your pet’s best costume for the Canine Costume contest.
  • Cinema Under the Stars is back on Oct. 20 from 7 to 10 p.m. Enjoy the movie ‘Coco’ outside in the courtyard of LaCenterra, in front of Las Alamedas. There will be food and fun before the movie begins. Bring blankets or lawn chairs for sitting in during the movie!

Signs That It’s Time to Sell Your Katy, TX Home

Is it time to sell your Katy home?

Have you been thinking about selling your Katy home this fall? Perhaps you’ve heard that it’s a seller’s market and that inventory is low and buyer demand is high. Or perhaps you’d just like to live better in your means, or grow into a home that fits your future’s needs. No matter what your reason, as your Katy real estate agent, I am here to help!

If you’re still not sure if now is the time for you to sell, here are some signs that it may be:

1.  You want in on a seller’s market. If you know you want to sell sometime in the near future, now is the time to list in the Katy real estate market and take advantage of the low inventory and high buyer demand. As prices and mortgage rates rise, buyer demand might decrease. As baby boomers age, inventory may increase. New home development is on the rise as well. The conditions are ideal for selling now, so if you want to take advantage, now is the time to do so!

2.  Comparable homes are selling for a lot. When thinking about selling, it’s wise to do some research, or to contact an agent, and find out what homes similar to yours are selling for in the Katy real estate market. If these listings are selling at a price that you’d be more than happy with, this is a good sign that you can expect a similar price for your home, as long as there are no major issues with the inspection or appraisal.

3.  You need a larger home. If your family has grown in size, but your house hasn’t, this is a sure sign that it’s time to move. Whether you need more bedrooms for your little ones, you need a large yard for your pets, or you need an in-law suite for your aging parents, there are plenty of reasons to move up from your starter home to your dream home! Now is the time to do so, before prices and mortgage rates increase any more.

4.  You’re financially stressed. On the other side of the coin, perhaps it’s time for you to downsize. Whether you are retired and your kids have moved out, leaving you with a home larger than you need, or you bought too high the first time and are feeling the financial burden, now is a great time to sell and get a great price for your home. Then, you can buy smaller and save.

5.  You’re tired of the maintenance. As homeowners age, or become parents, or get high-stress jobs, they may find that the maintenance of landscaping, a pool, a large home, etc. may be too much for them. Or perhaps the long drive to work is stressing you out. Whether you need a new home, or a new location, drop the stress and maintenance tasks and find a home with less stress!

Labor Day & Beyond in Katy, TX

Katy TX Labor Day weekend fun

Now that school is back in session in Katy, TX, who’s ready for a holiday weekend?! As your Katy real estate agent, I’m here to fill you in on what you can do with your long Labor Day weekend, and what Katy events you have to look forward to after that.

What are your plans for Labor Day? If you’re traveling this weekend, check out my last blog post about how to keep your Katy home secure while you’re away. If you’re staying home, you could host a pool party or barbecue, or just chill with a good book and glass of wine! This weekend is a great chance to sleep in and relax, or to get home maintenance or landscaping tasks completed that you’ve been putting off.

If you’d like to accomplish real estate goals this fall, spend some time this weekend browsing listings in the Katy real estate market, coming up with your needs vs. wants list, and gathering paperwork together for a mortgage application. If you’d like to sell, spend time decluttering, cleaning and staging your home!

You can find some great shopping deals Labor Day weekend. Head to Katy Mills or LaCenterra at Cinco Ranch for a day of shopping and dining with family and friends, or enjoy some solo shopping time!

Cool off at Typhoon Texas or a community pool and enjoy swimming or sliding down water slides as a way to celebrate the end of summer. Typhoon Texas is open until Sept. 23 for the season, but only on weekends and with shorter hours.

After Labor Day weekend, the fun doesn’t end in Katy. September events to look forward to:

1.  Fifth Street Frenzy will take place Sept. 8 from 5 to 9 p.m. Enjoy an evening out admiring vintage and classic cars, live music, BBQ and great vendors. If you’d like to adopt a pet, local animal rescues will be there as well. This event is free to the public!

2.  Cinema Under the Stars will take place in the courtyard in front of Las Alamedas at Cinco Ranch on Sept. 20. Enjoy food, fun and a showing of ‘Selena,’ beginning at dusk. Bring blankets or lawn chairs!

3.  The Katy Triathlon will take place at Cane Island on Sept. 23 and proceeds will benefit the Katy Rotary Fund. Get singed up and practicing for the big event!

Keep Katy Home Secure During Vacation

Katy home safety and security tips

If you’re planning a Labor Day or fall vacation, make sure you prep your Katy home so that it’s safe and secure while you’re gone! As your Katy real estate agent, I’m here to offer you some steps to take before you take off. Keep these handy:

1.  Get rid of odors. Empty all of your trash cans, wipe them down with a cleanser spray and then let them dry. Run your garbage disposal. Get rid of any food in the fridge that will go bad before you return. Keep your air conditioner running at high 70’s to prevent moisture buildup.

2.  Pause your mail. If your mailbox is exploding with mail, that’s an obvious sign that no one is home. You can temporarily shut off your mail online. Do this with any newspapers you have delivered as well, and UPS boxes if you’re expecting any online purchases to arrive.

3.  Unplug. Save on your electricity bill, and prevent any sort of electrical issue or fire, by unplugging all unused appliances while you’re away. That includes TV, internet, microwave, coffeemakers, clocks, etc.

4.  Secure your home. There are many ways of doing this. On the high end, purchase and install a security system, set up cameras in and around the house for you to check on, invest in smart technology that lets you turn off and on lights and close curtains remotely. You could also just make sure everything is locked and get a timer for your outdoor lights. (Choose one that allows for randomization.)

5.  Watch what you share. If posting on social media about going out of town, make sure you’re only sharing with friends and not with the general public. Let a trusted neighbor know you’re leaving, so they can check up on your house, but don’t let the whole neighborhood know.

6.  Plan ahead with landscaping. Mow the lawn right before you leave, and water plants, so your yard isn’t a giveaway. If you’ll be gone for longer than this is possible, have someone come over to mow or water. If planting new landscaping anytime soon, opt for thorny shrubs below your windows.

7.  Move your spare key! If you leave a spare key under your flowerpot, time to take it away while you’re gone. Even if it’s in a less obvious place, being gone for an extended period of time could give a burglar more time to look. Instead, give it to a trusted friend or neighbor in case of an emergency.

Back to School Events & More This Month in Katy!

Back to school activities in Katy, TX

August has arrived in Katy TX, which means that we get half a month of summer, and half a month of back-to-school activities! As your Katy real estate agent, allow me to fill you in on upcoming events and activities, so you can enjoy what is left of summer and prepare your family for the school season.

1.  Chick-fil-A always hosts family-friendly events for the Katy community! Start the month off by making tent crafts, listening to campfire songs and enjoying a cookie s’more from 5:30 to 7:30 p.m. tonight at the Mason Road location. Then they’ll have a last sleepover of summer later in the month, along with back to school activities.

2.  New Katy High School freshman can get acquainted with the school at Fish Camp on Aug. 3. It includes motivational sessions, campus tours, pep rallies, school song, Class of 2022 shirts, lunch, staff member meet-and-greets and more. A dance will take place that night. At CRHS, sophomores and juniors can get textbooks, course lists, parking permits and more Aug. 6. Seniors and Fish Camp can head to the school on Aug. 8.

3.  Get into the back-to-school spirit by learning how to spin and toss a flag like the Katy High School Color Guard! On Aug. 9, all participants will learn two routines and then perform them with the Color Guard and the Katy Tiger Band at the Tiger Band Showcase performance. Clinics are available for 1st through 4th grade from 10 a.m. to 1 p.m., then 5th to 8th grade 12 to 3 p.m. The Showcase will take place Aug. 9 at 7 p.m. at the Tiger Stadium.

4.  Aug. 8, get decked out in your best 80’s gear and head to No Label Brewing Co. for the 2018 Katy Summer Tailgate! This back-to-school bash will benefit YMCA Operation Backpack and other outreach programs, so it’s the perfect chance to support a great cause while having a blast! Admission is $20, kids 12 and under are free. There will be sno cones, food trucks, live music, and of course, beer for adults.

5.  LaCenterra is hosting Cinema Under the Stars all month long! Coming up Aug. 18 from 7 to 10 p.m., head to the courtyard for a showing of ‘The Greatest Showman.’ Arrive early to enjoy a petting zoo of baby animals from Wild Things Zoofari. Grab food or bring your own, along with chairs or a blanket.

6.  Aug. 20, from 7 to 9 p.m., join others from the Katy community at the Katy High School Town Pep Rally! Head to Rhodes Stadium for the opening of the fall 2018 football season. There will be band and cheer performances, player introductions and more.

7.  On Aug. 27, bring kids anywhere from one month to eight years old to Story Time at Central Green Park at LaCenterra. Award-winning children’s author Maria Ashworth will be there to read to kids and teach them all sorts of skills through music, finger play, art and storytelling. It’s free and all supplies are included.

Most Affordable Housing in U.S. & Where Katy Fits In

Katy TX Real Estate Market Statistics

If you’re wondering where the most affordable housing is in the U.S. right now, HomeArea.com shared recent rankings from the Census Bureau’s American Community Survey on housing affordability. As your Katy real estate agent, allow me to fill you in on the details, and to narrow in on how the Katy real estate market compares.

The most affordable housing is in West Virginia, followed by Arkansas and Mississippi. The median monthly housing cost in West Virginia is $591, which is half of the national median monthly housing cost of $1,022. This national average has risen 1.3 percent from $1,009 last year.

This median monthly housing cost takes into account the major costs paid by homeowners each month, including mortgage payments, real estate taxes, insurance, utilities and condo fees. On average, housing costs make up the largest expense for households at around 33 percent, followed by transportation, food, etc.

Texas came in as the 29th most affordable housing market, so almost right in the middle! The average monthly housing cost in Texas is $980, up from $968 last year, and below the national average of $1,022.

Taking a closer look at Texas, the median home value is $128,900, the median household income is $52,000. In Katy, TX specifically, the median home value is $150,200, the median monthly owner costs are $1,644 with a mortgage, the median monthly rent is $991 and the median household income is $69,000.

When looking at the population of Katy, 26 percent is middle-aged and married, between ages 40 and 64. Children make up 28 percent of the population, under the age of 18. Young adult singles between 18 and 39 make up 13 percent, and seniors above age 65 make up 12 percent.

As you can see, Katy TX is a great place to raise a family, with a high population of kids and a solid average income! Fourth of July Events in Katy TX

Tomorrow is the 4th of July in Katy, TX! Do you know how you’re celebrating? As your Katy real estate agent, allow me to fill you in, especially if you are new to the Katy community! You’ve got a couple different Independence Day celebrations to choose from in Katy this year, with something for every age.

Freedom Celebration in Katy

From 9 a.m. to 1 p.m. on July 4th, you can find fun activities at the Katy Fire Station, Katy Heritage Park and VFW Hall, all part of the Freedom Celebration in Katy this year! At the Katy Fire Station, enjoy a dunking booth (you can dunk a Fire Chief!), extrication demos, lifeflight landing, hose spraying, DJ music, truck tours and more. They’ll have free snow cones, hot dogs and bottled water. At Katy Heritage Park, enjoy a petting zoo, a trackless train, bounce houses and more. At VFW Post 9182, there will be a fundraiser lunch and silent and live auctions.

Then at 9 p.m. tomorrow evening, enjoy a fireworks show over Katy, which takes place from Katy Mills Mall and Typhoon Texas. Find yourself a great place in town to watch them!

July 4th Bash at LaCenterra

LaCenterra at Cinco Ranch hosts a July 4th Bash presented by Texas Children’s Hospital West Campus on July 4th. From 5 to 10 p.m., you can enjoy live music performances by Velvet Touch, Buck Yeager Band and Level One Band. Kids can enjoy an interactive kids’ zone, with all sorts of fun activities for them. Food and drink will be available for purchase. Then find a great place to watch the fireworks show, beginning at 9:15 p.m.

4th of July Jamboree

Smith Ranch is hosting their annual 4th of July Jamboree on July 4th, from 2 to 9 p.m. Admission is $10, which includes food, music, paddle boats, a petting zoo, water slides, moonwalks and more. The night will end with a fireworks show!

After July 4th, the fun doesn’t end in Katy. Here are a few more upcoming events to mark in your calendar:

1.  No Label Brewing is hosting a Cornhole Tournament on July 7. This is open to the public and benefits Pour into Houston. Along with cornhole, there will be food trucks, a special performance and kid-friendly activities.

2.  July 11, from 6 to 8 p.m., head to The Courts at Central Campus to watch a free showing of ‘Toy Story’ for Family Fun Movie Night! Wear your pajamas if you wish, bring a blanket and pillow, and enjoy popcorn, candy and bottled water during the film.

3.  Cane Island will host a Dive-In Movie & Bite Night on July 13. From 6 to 9 p.m., Cane Island residents can relax on a pool float while watching ‘Find Dory’ on a big screen. Papa Murphy’s will serve pizza by the slice for when participants get hungry.

4.  Chick-fil-A always offers great activities for families each month, and this month, that includes an inflatable water slide! Get the scoop and schedule from Katy Magazine.

Five Questions for Your Katy Moving Company

moving boxes2If you are buying or selling in the Katy real estate market this spring or summer, you’ve got a move ahead of you! Reports have shown that moving can be as stressful as or more stressful than planning a wedding or getting a divorce. That’s a lot of stress! You can avoid much of it, though, by planning ahead. As your Katy real estate agent, I am here to help!

First, check out my Moving Checklist, which gives you a guideline to follow eight weeks before, six weeks before, four weeks before, three weeks, two weeks, one week and 2-3 days before. Follow that, and you won’t miss a step or have to backtrack steps!

I’ve also got 14-foot moving trucks available for my clients to use for FREE! The trucks come fully loaded with a ramp, three dollies, and a bin full of furniture pads. Whether you’re buying, selling or both with us, these trucks are offered to our clients based on availability.

If you decide to hire a moving company, here are some questions to ask, according to RISMedia:

1.  Do you have references? This day in age, it’s easy to look a company up on Google and find reviews from past clients. However, if you can’t find any reviews, or even if you can, it’s still a good idea to ask the company for references so you may contact past clients and ask them questions about the quality of service.

2.  What specific services do you offer? This varies greatly from company to company, so determine what your needs are, and then see if each company you contact can provide them. Will they move a grand piano or four-post bed? Will they load a truck you rented yourself? Ask what their minimum and maximum workloads are.

3.  Do you offer in-home estimates? There’s no better way to find out what a moving company will cost than to have them actually come to your house and give you an estimate. Have a few do this and you have a great way to compare. Make sure to get the estimates in writing!

4.  Will you draw up an inventory of my items? When using a moving company, you risk the chance of losing items. It’s helpful if a company is willing to create a detailed and organized list of your items. This can save you a lot of time from having to do this yourself as well.

5.  What happens if something is lost or damaged? Find out what each company’s policy is on this. Most will offer optional coverage for repairs or replacements, which will cost more, so it’s up to you to decide if this is important to you.

Summer Camps for Kids in Katy, TX

kids craftThere’s still time to sign your kids up for summer camps in Katy, TX! There are camps for kids of all ages and interests, so you shouldn’t have a problem finding one that interests your kids. The Katy community is a family-friendly one, always with kids in mind. As your Katy real estate agent, allow me to help you find a summer camp that will thrill your children!

  • If they love acting: Spotlight Acting Academy offers camps, classes and workshops for kids’ ages 3-18. Depending what you choose, your kid could perform in the Disney’s My Son Pinocchio Jr. performance or the Once Upon a Mattress G2K performance!
  • If your kids love art: Katy Art School offers three different classes each week of summer. They can learn how to make art from reusable items, learn about different cultures through art, make paper collages, make under the sea art and so much more. They are weeklong camps for a variety of ages.
  • If your kids love dance: Becky’s Academy of Art offers day camps for kids kindergarten through sixth grade, along with dance and drill camps for junior high and high school students.
  • If your kids love horses: Paloma Trails offers full-day camps for ages 7 to 15, half-day camps for ages 5 to 15, 75-minute camps for ages 18 months to 5 years, and more. These range anywhere from young kids learning how to be safe around horses, to learning how to walk and trot with no assistance.
  • If your kids love martial arts: Black Dragon has camps for kids in grades kindergarten to fifth grade, with martial arts, guest speakers, field trips and more. Vortexic Martial Arts offers camps that focus on different themes each week, helping kids to grow mentally and physically.
  • If your kids love music: The Conservatory of Music offers guitar and piano camps for either ages 8 to 12 or ages 13 to 15. Each camp runs two hours daily. School of Rock offers a variety of camps all summer long for all ages and levels. Each camp runs for one week.
  • If your kids love science: Club SciKidz has 48 weekly camps to choose from in all sorts of fields of science, such as robotics and engineering, video game design, film making and more. These are for ages 4 to 15.

If your kid isn’t sure what they’re into yet, there are also a variety of field trip and day camps available. Kids R Kids camps offer 10-week camp series that explore all types of activities, ranging from cooking to engineering. These are available for kids 5 through 12. When you find a summer camp that interests your kids and fits with your schedule, be sure to call to check availability and to sign up!

Katy is a city located in Harris, Fort Bend and Waller Counties in the U.S. state of Texas, within the Houston–Sugar Land–Baytown metropolitan area. The population was 11,775 at the 2000 census.

Katy, suburb of Houston, Texas, is named for the Missouri-Kansas-Texas Railroad (commonly referred to as the "K-T Railroad", now a part of Union Pacific) that ran through Katy in the 19th century. Katy was once known as Cane Island. The name is derived from Cane Island Creek which runs just west of downtown. Cane Creek is a branch of Buffalo Bayou. The origins of the name Cane Island are believed to be from the fact that Katy was once a major sugar cane producer and rice producer. To commermorate the importance of rice to the Katy community, the Chamber of Commerce holds the Rice Harvest Festival every second weekend of October.

Katy was recently the location of one of the ten large red balloons in the DARPA Network Challenge on December 5, 2009. The balloon was stationed in Katy Park.

In 2009 the Gadberry Group named Katy as one of nine "9 from 2009" most notable high growth areas in the United States.
After a low income apartment complex was proposed for development in an adjacent unincorporated area, in 2010 the Katy City Council passed a resolution stating that the development would decrease property values.[5] The plans for the complex were canceled.
