If you are reading this, divorce is probably not a theory for you. Maybe it is yours. Maybe it belongs to your parent, your sibling, or a friend who keeps calling at nine at night. Either way, somewhere in the middle of all of it sits a house, and that house has a way of becoming the loudest thing in the room.
Here is the part nobody warns you about. For most couples, the home is two things at the same time. It is the biggest shared asset they own, and it is the most emotional one. You cannot fully separate the money from the memories, and the legal process does not slow down so you can catch your breath.
So the questions stack up fast. Who keeps the house. Who sells it. What is it actually worth today, not what you paid for it, not what the neighbor swears it is worth. How does the timing line up with the decree so nobody ends up rushed or trapped. And what happens when the two people who have to decide all of this can barely agree on where to order dinner.
This is exactly where things tend to fall apart. It is also exactly where the right help changes everything.
Most agents are not built for this
A typical real estate sale has one happy seller, one clear goal, and one set of instructions. A divorce sale has two people in conflict, often two attorneys, and a court timeline sitting on top of it all. Drop a regular agent into that and a normal transaction turns into a minefield in a hurry.

You do not have to carry that part alone, and you certainly do not have to figure out the strategy by yourself.
